why is there no buzz on this property? given the location, it is more strategic than kajang 2. very close to commuter station n the upcoming mrt kajang.

given the already up the roof price for kajang property, i think this one is worth investing

But the price is same or almost similar to Tiara ParkHome.... and location wise, it ease accees to SILK and Kajang MRT... Worry that the rental at Kajang????? Can As highand similar at Damansara (Min RM 1.700 ++)?? sad.gif

^

i went to the office earlier this week, apparently they can arrange for rentals on ur behalf for a fee. according to them, min rental is rm 1600.

i looked at the site already. construction has started. completion date approx end of 2014.

aisde from the location, what i like is the multi tier security system. ur card will only enable to u access ur floor, ur parking, common facility area n roof top.

and it's freehold some more!

The developer is fine. I'm stay at Kajang Utama. Alway at their shop lot had the dinner... No problem... But i feel it too expoensive... for investment...

Graet to heard that!! But do you get balck and white from developer... on rental agreement...? Better getting black and white rather than just a Verbal agreement... Hope will help you... But for own stay is very good.... smile.gif

Dunno how to judge this. Per sqft about RM350 is quite Kajang's price lah. Nothing insane like those in Serdang, Sri Kembangan or "Puchong South". LOL.

But there's still concern about renting it out at RM1,600/mo untuk balik modal. The unfortunate connundrum facing us today is that rental prices do not grow as fast as property pricing from developers. Make no mistake - 368k absolute pricing is affordable given the circumstances.

And I feel that the MRT project still comes with some caveats. Unlikely to be cancelled lah but delays and management problems can still happen sad.gif

Went to their sales office on saturday. Still got units left but majority of the smaller units all sapu already. Quite interested in this property actually, but forgot to ask the SA where is the nearest school and wet market nearby.

If you are interested, you may give them a call and go visit their sales office. The cheaper units all sold out, i think left 383K on wards before discount.

This is an excellent buy, too bad i cant buy because i have already committed to something else..

Reasons:

1) Ease of access to KL/Putrajaya/Cyberjaya due to direct access from SILK highway. The U-turn is a small issue, and its way better than entering the inner roads which have high amount of traffic lights/cars.

2) The shopping mall under construction in IOI city which will be located along SILK (on the way to Putrajaya) will be bigger than midvalley! This is roughly 10KM from here.

3) Close to KTM/MRT station, you do not need to enter SILK for this and you can use the back road through the taman (takes 5 mins to reach).

4) Close to schools (within 1-2KM).

5) Close to Kajang Town (within 3-4KM).

6) Ease of access to Kajang 2 (now this is something to take note as there will be a huge commercial center here soon), not to mention an international school.

School? Everywhere also got school. Either is under your preference for your kids or not. I might says, u will always provide the best. And the best is quite limited there.

I had been living in kajang for almost 7 years since past. Bangi is much perform compare to Kajang. Well, hope the next best thing like MRT will slightly boost the image of kajang.

My personal opinion for you, the new ivory still the best choice currently, next to niche development of TTDI, Twin Palm, paramount and other new G&G landed, and also huge future development for Kajang Perdana with new shop lots and landed houses.

Why choose this? Maybe u can share.

Hi Peri gor, thx for the detail information sharing. Actually I don't really know much about kajang. But me and my wife got to know this from our friend and we visit the site. Actually we both more interested in the shoplot but don think we can commit to that at the moment.
The main reason i think is the MRT and also KTM. Since i never explore into other projects like the Ivory u mentioned so can't comment much.
And also it's low density and we love the concept ... So hopefully this can cater for the family that have the same appetite like us. Actually, I am not planning to stay there (although i don't mind staying there) but we will prefer landed towards condo. So this is just for long term investment either to sell it to another family that looking for such house or rent it to another family members that do not want to commit to a house yet. I knew some of investors who do not want to commit to house and they prefer to rent it instead. I donno what's their theory but that's what they told me.

The shoplot is quite ok. Just that the shoplot is a bit old. Fully occupied though (based on my 1st visit). Even the new ones already have some new tenant moving in and etc, and the rental for the new shoplot (Ground Floor) is RM 3000 per month.

u can take a look on the ivory, its also near to MRT station and the route to KTM station also quite near, by pass sg jelok, turn in to syabas office, then u can see the KTM station redi. Both also need driving.

I think this is like apartment for than condo. Ivory is modern and condo alike.

Shops occupied but busy moving customer there? mainly access issue which had detour most of the customer toward bangi.

Target tenant for such area i suppose will be quite weak, still got a lot old landed and medium highrise there with cheap cheap rent.

If u want healthy rental yield, must look at surrounding, Location Location Location. Once the building is up, u will see a lot eye soaring building.

700m from the current sales office but should be still less than 1km from the actual site bro. Should be walking along the future shoplots too if they want to walk. No doubt, walking definitely will exposed to some risk but i think they can opt to drive too if they want. Just park around the shoplot near by the stations.

Yes there are doing quite well. 100% taken up (facing highway) at the back its about 85% tenanted.

Alamanda is really doing well, whats wrong with the mall? Have you seen how crowded it gets especially in the weekends? I dont understand what you mean, but what i'm referring to the new mall in IOI city, Putrajaya. Its 2million sft and bigger than midvalley. Being near a huge mall is a plus point for me (personally and for investment)

Alamanda is really doing well, whats wrong with the mall? Have you seen how crowded it gets especially in the weekends? i'm an investor in this property too.

actually, between this and the ivory, i choose sentral residence purely for logistic reason. very2 close to my current family house.

i used to walk from my taman to ktm back during my student days. that's why i think it's very doable. can easily walk from sentral residence to komuter station. u will hardly encounter any dogs as u will walking down the main road of jalan bukit.

and again about the u turn, definitely before the toll, so u don't have to pay a cent.

got about 4 schools near sentral residence. 2 is along jalan bukit. primary & secondary school. also got convent kajang nearby. cater for primary and secondary as well. opposite the building, at taman kajang utama, got another school as well.

very close to kajang town, like i said from sentral residence, go into taman bukit and exit at jalan bukit. a lot of banks, restaurants there.

bangi is definitely a well planned area. but as a whole, i think kajang offers more amenities if compared side by side with bangi. bangi section 1,2,3,4,5 are amongst the older areas. if go into seksyen 7 and 8, then maybe have a better advantage.

and having said of all these, i honestly think ivory residence is a good buy as well but since i'm running out of bullet, i'll stick to this one.

I donno much about the developer but it was recommended by a trusted source. And i heard the same developer develop the landed houses there also and also the shop houses there.

There is also a plot of land which they have reserved for a fast food restaurant. Not sure yet which one will take it up. McDs might be interested :-)

Yes, the shoplot majority of it kept by the developer himself and that's the reason why their sales office now is doing the subsales as well.

It will be great if McD is interested. Coz i am staying at Sg Long, till now they are not doing delivery to our house! Although hussien onn there got a branch and we have to drive-thru there if we want to eat McD.

Those rich people, can you please open a McD in Sg Long?!!!?? LOL!

A side point, Peri-peri views lots and lots of properties and appears in many other project forums, including outside Bangi, Kajang as Peri-peri is a full time property person and works in property development firm. Hence peri-peri's judgement for property should carry some weight, not simply giving negative feedback.

I do agree that peri gor have his point of view and should carry some weight. But other sifu here also have their own point of view which i think is also quite valid.

I asking on behalf for my close close friend brows.gif . I dont want other forumer got conned too. I still stick with my next prop @ SILK Residence. As a agent, she should be much diligent to promote, and the way she promote alert me to follow up even before raya. I hopes others forumer who booked there can seek for clarification from her.

Regarding the eye soaring thing, im not saying the finish product of this, i means those existing old building surround which might gives some impact too. I also hoping all new development can raise the quality bar very high so that become a landmark for an area.

Coz those facing swimming pool all fully booked. But in the end i choose to face the landed property. Actually, I just don get the eyesore point from Talbac. Coz she claimed that the building will become an eyesore to that area once completed. hmm.gif

I heard the sales is already over 75%..i think most people are just worried because the developer is not that popular.

If this was SP Setia/IOI sure all units would have sold out in 1-2 days :-)

Hi, don expect to get 100% profits as compared to what we enjoyed last time if we buy the property before 2007/8. But in long run, i still believe this property have the potential based on all the feedback mentioned by a lot of sifu here. The good selling point here would be it's very near to KTM and also future MRT. And the surrounding is also developing and etc. But you might need to have some holding power. Actually i am not looking to flip this property but instead i plan to rent it out in future. I think it's all depending on your own preference and you play the game.

Our loan approved and we are going with MBB for this property. It's 90% loan, BFR - 2.3 with MRTT (~3K) financed in the loan. But Bank Legal fees we have to pay ourselves. Still donno how much. Heard the agent said around 6K. shocking.gif

Our loan approved and we are going with MBB for this property. It's 90% loan, BFR - 2.3 with MRTT (~3K) financed in the loan.  But Bank Legal fees we have to pay ourselves. Still donno how much. Heard the agent said around 6K.  shocking.gif

Somemore the soil is not very stable due to this and near river.

Just be prepared. This year alone twice flooded alrdy this area.

There will be a fast food restaurant at kajang sentral..either McDs or KFC..maybe you guys can plan for that :-)

its a special built building and will be managed by developer..

Btw. the shop lots at kajang sentral are starting to come more "alive"..good for owners of sentral residence :-)

I've heard the initial price was rm220k but increased up to rm370k when the mrt project was confirmed. crazy!, anyway, the progress quite fast. saw it last months and the piling and first floor almost done.

heard from a banker in kajang, said the price was about 220k when it first introduced around jan/feb2012. i bought the prop in April, at that time the price rocketed to 370k. anyway if thats not true then am relieved.

It is 10% downpayment.

The developer has previously called and told that early bird discount of 5% would end on 30th September 2012. It has been almost half a year since. If they still have early bird discount of 5%, then the developer will have an issue with credibility.

Hi all, just sharing my feel, I love its location as it is walking distance to ktm (tho a bit far to reach the ktm entrance), and just right at the highway. I can save 30mins-1hr a day coz no need to go through the kajang town to get home..

Family bought one unit, can't wait to move in, haha!! Passing by almost everyday and see the construction floors "growing" higher and higher, happy happy.gif

Just a note of caution to all owners out there, the developer is quite inexperienced in building and running a condo..so need to visit the site often and highlight immediately if you find anything not right.

for the maintenance, I strongly suggest in appointing a professional body such as Henry Butcher or others as the management company. Don't rely on the developer no matter what they say. They are not SP Setia/Mah Sing etc..

Kajang Sentral seems like a good place and I hope for it to be maintained like that..

Not staying in Chiang Mai lah, Chiang Rai is North East of Chiang Mai, the weather is cooler and cost of living is cheaper than Chiang Mai.

Turkey is too far for me as I still need to be back to MY for family commitment and etc.

I am fine with PM if you prefer to.

Hi, I am new here. I have been look into this condo since last year, but still not decided to buy or not. Can brothers here give some comments/opinion? As i can see, most of u are buyer of this project, comments most properbly positive.
I want to buy for own stay, we are a couple planning to have children. I don't drive, so what sentral residences attracts me is the mrt/ktm station only with walking distance. I been to the site twice, I found it is actually too far for walking through. It has no proper pedestrian but the main road or pass by the housing estate next to SR. It is safe to walk everyday? I work at KL. everyday journey from Kajang to KL by ktm could be killing. What do u think? why I chose Kajang, because I have no budget to buy a condo in KL. my target is more than 1k sqft. The only thing I worry is that I have to walk to station from house everyday. Cross the road, cross the old old bridge/pedestrian...
Shall I buy it? I just call te SA, she said got a unit left of phase 1, 409k.

I wouldn't recommend walking no matter how near or far is the destination. Crime rate is devastating lately.

If possible, get a motorbike and ride to the station or if wife is not working, she can dropped you off at the station and back.

If u are the group of no budget to buy kl condo...i think u should not said...everyday ktm from kajang to kl is killing......

Ktm services is not bad..and very cheap...and many are using it....i often used it if need to go to mid valley..kl central..kepong central...bandar

I think if budget is ur concern, then you just have to work your ways to tackle the safety issues. I am sure no matter how near your house from the LRT/KTM, crime will just happen anywhere and anytime. Remember a TAR student got killed at the LRT station at Wangsa Maju? That's just like less than 3 mins walking from my rented house there last time. I think riding a motorbike there could be an alternative as suggested by some tai gor here.

My husband driving, but always out station. I cannot drive because of sickness. When he at home he will send me to work. If he can send me to lrt or Ktm everyday, actually we will have many choices other than sentral residences, with budget around 400k.

I know many are using it. I take it to work for more than a year when I first work in sungai buloh, 5 years back. Their service is really suck. But maybe now has improvement.
The good thing is mrt station is building up over there. But is it confirmed? Or just proposed?

Hmm, actually not so good in mandarin but if the google translate is accurate, then you mean the land there is slanting. Yup, I do feel that too. But it's not a concern to me. Will that be a concern to you?

Regarding your question on MRT, I think it's confirmed that the station will be there. But i not sure what sickness you having though. Probably i would suggest you to drive there if you have concern on the safety issue. Hope u will get well soon.

I went klcc property expo. Then I decided to buy sentral Kajang. This is the cheapest condo i can find. Today paid 5k to book the so called final unit of phase 1.

I just realize they not cover loan agreement legal fees and stamp duty right?
May I know how much u have paid for it? Which bank offer zero moving cost?

I gonna withdraw epf to pay the 10%. Will the agent help us to do something, or all by ourselves?

I bought type 1112sf unit no.10, any disadvantage? I didn't go for second time the show unit but bank in the booking fees... As they said this is last unit, and someone is waiting to pay if I don't want...

Are you sure this is really their last unit? I think it is a sales gimmic to force you make a quick decision. Anyway, I don't like the way they push people to make decision.

Epf will take around 14 days to process, but you will need the s&p for application. Better make sure you have the 10% first.

Which floor did you buy?

I will go again this Saturday. I went to see show unit once, second time I go to the site. Worst case scenario if we don't like to stay there, we can at least rent out for the student of New Era.

They sent me a confirmation mentioning the booking fee will forfeit if I don't sign s&p within 14 day. Dated 8th July. I havent start to apply loan. 14 days is it standard term?

i took MBB. BLR -2.4% but not zero entry cost. So may be u need to explore some other bank if u plan to go for zero entry cost

S&P you can sign anytime, but usually you secure a loan first. My loan is with MBB, but I can't remember the detail, my wife takes care of those thing.

Today I went to the sales office and see again the sales unit. I really like the wooden door of the house. ^^
There are 2 units left, 450k and 466k if not wrong. Lower floor of 1.3k sqft.
The construction of block two will be finished end of this year and we have to start paying instalment. Around march can get house key.
But block one now stop at 4th floor, only will be continued after block two is finished.
Even though ms fong said we can already move in while block one is building, but I think better when everything is done then only move in. With that I can take time to renovate and buy furniture little by little..
Feel happy now because I have a feeling of "settle down"..

I think the rate of electricity is about 0.25sen - 0.30sen per KWh for Commercial .... compared to residential/domestic 0.21sen per KWh smile.gif

I bought a unit of phase 1 (block 2). 409k for 1112 sqft, upper floor. (so called the last 3 unit when I booked it)
Construction of phase one finishing end of this year.

I heard from the agent (Nikko Properties), Construction of phase 2 (Block 1) will be started next year. Price 400k++ onwards.
(If not mistaken 420k is minimum). But I dont know will they offer any rebate or dicsount during launching.

Further more, this is not condo but "serviced apartment", because the land title is "commercial". This is the thing I realize after I booked.

OMG, I thought I have to pay only the legal fess for LA..

Before I sign the SPA, Nikko Properties told me I need to pay RM500 for SPA disbursement fees. Plus 15.00 for "2 owners name".

Today when I sign Loan Agreement, the legal told me I will have to pay RM7000 for stamp duty when the Strata title is out.

End up I need to pay RM12k on top of the house price.. now I wish to get the stamped SPA back quickly, as I need it to apply withdrawal EPF acc 2...

Sifu here please let me know how soon you get the stamped SPA back from the lawyer?

Quite dissappointed by MBB mortgage agent. His attitude before & after we sign the LO really big different. After the loan is confirmed and all docs signed, they dont give a shit to your question/problem anymore.
My friend even ask me to raise a complain to his superior.. I feel it's waste of time coz I also dont need his service anymore (at this moment)..
So, dont influenced by the advertisement that mortgage agent will entertain you anytime anything anywhere.

I have receipt invoice from TKS for the second 10% payment, but Maybank has not yet release fund! The loan agreement still in processing, not yet sent to stamp.
The invoice due tomorrow! Will I get penalty?? In the invoice said late payment will imposed 10% interest oh, is it they strictly excute this?

Developer is TKS Development S/B. I also noticed the Christian Cemetery nearby there and it do concern me as I am a Public Transport user and I may pass by there every day and night. Anyway, Sentral Residence Kajang might become my choice if I can't find others better as it really have future development esp located nearby existing KTM and future MRT. smile.gif

I have a question, u guys pay interest since the bank pay out first 10% right? From there u have to pay the interest every month right? until another 25% is paid by the bank, u pay interest of the total 35% right?
If construction delayed, u have to pay the 35% every month until another stage finish? Is it mean that the earlier u buy, the more interest u have to pay?
If the construction delay, we will have to more interest to the bank right?

I just went to Sentral office last week checking in regards to interest.

One of the admin staff told, Phase 1 will handover to buyers within April or May 2014. Entire Phase 1 will completed by end of this year.

I'm surprise, i also thought same stuff as you.

I told the SA I want to upgrade my kitchen cabinet. They said their kitchen specialist will call me for details. But till now no news from them.

Joo tat, my monthly installment will be 1800++, if rental is rm1500, means I am making no cent..
But I bought it for own stay.

Even though mid next year we might get the key, I will not move in so soon. Wait until phase 2 also finished, no more construction noise, then I will move in.

Out of curiosity, did anyone of you here survey the rental surrounding this property? I can see quite a few who wish to rent at more than RM 1.5k, but there are a lot of surrounding houses just right behind this development. And from what I understand, their rental is nowhere close.

those tamans behind Sentral Residence (SR) were developed >20yrs back. not sure the how high the rental being fetched at the moment.

'bout the u-turn, there have been numerous outcries to force SILK to build a bypass tunnel across the highway (directly to Kajang Utama). now, ppl need to go to Kajang Utama had to make the long u-turn (before the toll). then suddenly the plan got scraped/KIVed (??)

and yes, if heading to cyberjaya/puchong via sg ramal, need to pay the other RM1 toll. in fact, this toll is worth it. prior to SILK, most southern Kajang ppl need to go thru Bangi to exit the kajang town. now, pay RM1 toll, immediately exit to PLUS highway or to cyberjaya/putrajaya -> puchong/subang or SKVE.

'bout distance to future MRT/KTM, about <1KM is correct. however, you'll be walking under the sun, using side road of Jalan Bukit heading Kajang town. not sure how is the parking system for future MRT, but for KTM, it's not huge. most ppl parked roadside outside of the KTM fence. ermrmm mind you, i got a neighbor who got his myvi stolen just being parked outside and go to colleage at KL.

rental market will also depend on the residents there..if you can control the tenants and avoid too many students/foreign nationals from "certain countries", the rental should be of a better value..

its important that everyone cooperates and control the tenants for long term value instead of short term view..

i was been told, when i redeem the door key, we need to paid certain amount told by SA. Any idea what is that?

Do you guys know any contractor to install stainless steel gate door. SA told when we redeem the key only Wooden door provided, we need to source our self for front gate.

bro , this is an apartment .... all gates are indoor. normal steel with painting will do .
Stainless steel for outdoor and for bungalow . it cost 5 times than normal steel .

plenty of contactors can do .... you can search at jln chan sow lin ... whole area with steel or stainless steel contractors and fabricators .

Yes, there is few unit drop out due
to loan rejection. Different size different
price.

They will delayed the 2nd block
launch before these few units is taken.

The progress of the project is running
well. Buyers will be happy to
move in May or June.

Overall not a bad choice , when you
are the first phase purchaser.

Initial launch price was RM 380k I think..so this is nearly RM 100k more..

Again..congrats to all the initial buyers...

Btw, there are some road works happening near Kajang Sentral and Kajang 2..is this related to the underpass tunnel that the government said it will construct?

If yes, it is really good news for Sentral residence/ kajang sentral folks...no need to spend additional 4 km everyday to make U-turn..plus with the tunnel can easily access to Kajang 2/ Tropicana (international/private/government schools), malls, new commercial centres..etc..

This month the interest is even higher. Seems 90% payment already disbursed. Wondering when I can expect the key? Will it be in time? Really looking forward to it.

what u mean by stop? ofcz they not going to stop building it. they only will stop the sales. bcz this developer's very rich, can build the whole block itself without support from the purchaser..this is good sign bro.

may be only open for sale once it completed build.

I receive quite many time the sms & letter from the bank said payment released.. I thought 90%, nearly finish d.

From the beginning, SA told me we will got the key on March. End of last year they changed to May. Now extend further to July.. Don's you think it is something wrong?

I paying interest to the bank every month for nothing... this month is more than RM800
Can I stall to pay installment already?

cannot . u have to pay until the developer transfer the vacant possession to you, that is 3 years from ur snp date I think. check ur snp bro. u should know that interest during construction is mandatory when u bought this project. it is norm

Hello everyone, I'm a new member here. I was reading this forum over a year already since I bought one unit in 2012. Only now that I have the courage to participate in this forum as we're gonna be neighbors. Ive been calling the sales agent and she said they're not gonna sell the 2nd phase. Probably just renting it out as they see it as high potential to sell it later maybe. So excited for this condo but getting annoyed with the delays !

yeah, originally targeted to get the key by May, now she said in June or July. But looking at it, its most likely completed next month. then to get CF for another 3 months. Looks like by by August buyers getting their keys !

i think no delay even they handover end of this year. we signed the agreement in 2012. the project should be completed within 3 yrs. so, the time is still ample for the developer.

just my opinion tho.

Ive been passing the site often seeing the progress of this condo, but today I sneaked in and got into my unit brows.gif The workmanship is good from my experience of working in the construction field. The 2x2 feet floor tiles, the wall plastering and timber door all looks good thumbup.gif
But it's far to be completed as promised by mid this year. I have pictures but dont know how to upload here.
Which means I still have to stay on rented place till end of the year by the looks of it.

How come like this? As far as I know, the utility tariff conversion from commercial to residential can only be done by JMB applications to the TNB, etc.

This is built in kitchen cabinet, i didn't upgrade it yet. And this unit is a floor below mine on the 7th which is similar layout to mine at 8th. I dont even remember my kitchen cabinet is this option or the other. As I was sneaking -in illegally I was a bit afraid to go to my floor.

Most condo layout has 2 rooms facing out or not facing unsightly view. I guess the developer wanted to fit as many units per floor plate hence the layout narrowed and stretched outward. I told them during S&P signing last time.

I wanted to know your feedback or opinion on rental options from investors here. Usually will it be difficult to collect the rental based on ur exp? I know this can be very subjective as it all depends on ur luck right? But overall, what do u guys feel?

I don't have much experience on rental yet. But talking to Alison(SA) awhile ago she said Sentral residence for furnished 3bedroom 2b can fit in a 6 - 8 students of 250 per person. That can maxed up to RM1500 - RM2000. SR definitely has better advantages than the rest, the colleges are surrounds thumbup.gif

And yeap the tunnel work has commenced. But is this a tunnel or a silk flyover to kajang utama / Kajang 2. ?

I hope this is what they going to put. Looks unfinished without skirting. While i was there in the weekend, the indon workers were cleaning the dust and washing the floors (more like first rough wash). Does this means its the finishing stage? Would they fit timber skirting after the cleaning? rclxub.gif

rent to students is not a good idea, take a long term view..people would not purchase for own stay in an area full of students..there will be very little capital and rental appreciation..

Just look at other condos which are rented to students, most of them are not doing well..

try to target working class like lecturers of the uni instead..or young families, if rally must rent to students, go for those phd or masters students, they are more matured and decent..

I totally agree with Optimus28 & Umiasma. However, I think it's not easy to get quality tenant.
Hope those owners who buy the units for investment/renting out put more regulations in the rental contract to ensure tenant maintain good quality of the environment during their stay.

yea, paid the deposit to TNB as well. They said hopefully by end of this year will get the key but they can't promised.

they said probably will be March 2015 but they cannot promise, they in the midst of applying CCC and they may expect the late because everyone are going for on leave during year end december and CNY

Interest is based on daily rest. Since February only have 28 days, so for sure the interest will be less than those 30 or 31 days in a month provided same principle.

Why not u guys check your spa. If developer vped late then u can get LAD. It should be more than enough to cover your losses...

I am at oversea now but that day my mother in law said she received a call from the sales person informing her that we can go collect the key. i will need to call the sales person when i go back to msia coz i never gave them my mother in law's phone number. that's weird ...

All sifu out there,

Am today get to know from the developer office that there are a sum of interest late payment that I need to pay in oder to collect the key. The amount is 4.7k due to bank delay in release fund. Anyone here facing the same issue.....what should I do? They never inform me before this and suddenly want me to settle this within 14days from the letter date, failing which 10% late charges apply..........all together sum to 6k! Should this sum beared by bank?

how to check and how to make sure we do not have to bear this late payment interest? Is our bank fault right? I haven't received any call nor any letter from developer regarding this.

I check with bank, mbb, they claim they no delay...now ask me to check with lawyer for chronology event.

I bought this place too, I kept calling them once I heard it was ready. they are to give us the key on Monday (supposedly), that also must call 100 times they will say will call back but days later still never call. just keep calling them.

Make sure you guys call them, they don't give you notice then you kena interest for no reason.

The maintenance fees are due 14 of june, after that will kena interest. make sure to call them, they just keep quiet and never call cause they earn money, pretty terrible

I recieved the vp letter. Also got interest. Need to consult my bank before pay. I called the bank before, no late disbursement. wierd.

I have to pay interest RM123 due to late payment (from MBB). Will appeal to waive the interest because the delay is due to the legal firm delayed the process.

Have to pay 4x months maintenance fees, sinking fund, water meter deposit (240), etc around RM1k before they release the key to me.

Can anyone let me know what is "quit rent' & "assessment Jan-Jun 2015"? why we have to pay for these?

The SA told me phase II is for rent only, price is RM1800. TKS will help us to look for tenant first before release phase II.

Well I got my keys today and I have to say the quality is super disappointing, cracks on the floor tiles, windows metals have bends in them that the window doesn't close properly, several doors are chipped and cracked (lots of hammer dent marks), front door not even vanished and a huge chip at the bottom side. I have pictures of defects will post later. quality of this place is terrible for the price I paid I expect at least not recycled wood for the doors. Even door keys didn't work.

I think is quite reasonable the quality commensurate with the price. The defect repair work performed by the Management is quite efficient.

Wow, rental price of RM1800 is consider very high for local kajang folks. They have a lot more better selection in Kajang for this price.
It might be workable for foreigner. Let's see as it goes on~

I gotten the key and went in to check my house last week.
Disappointed.... Lousy workmanship... Defects of sinks, kitchen cabinet, uneven walls, plaster ceiling also lousy... One door lock broken... Fainted...

Worst thing is, when I met the boss of the SA, Ms. A, coincidentally in the building, she said: "is like that lah, house with price 300 over thousand..."

Plaster ceiling of living room. Only part of it. I think the plaster ceiling of whole house should be re-done!

May I know which part is this? Why there is skirting? In my house, only yard has skirting.
the tiles also looks different.

My house main problem is uneven wall. It's too obvious that I cant just ignore it. Cannot cover with repainting.

Gotten our keys also. Ya, same comment like yours. Rusted kitchen sink, uneven finishing on the wall and ceiling. Some windows quite difficult to close. But the building manager is a very kind man. He even helped us to spot some of the defects and asked us to make a complain so that they can fix it. will upload some photos later.

I not sure. Last week water disruption and i went there for shower. then i saw they haven't fix my defects yet. probably i will go again this weekend and make complain if they did not fix.

Btw, did you get covered parking? Mine is not covered so i also put in the complain form asking them to build cover parking for all.

Yes I got both covered parking. I think maybe because I was the first few that booked the unit... I think everyone should complain together give them pressure.. It's been a month and the lady can tell "there we started already ur cabinet defect fixed" sleep.gif I got about 15 other defects I listed...
