Hello everyone, I'm a new member here. I was reading this forum over a year already since I bought one unit in 2012. Only now that I have the courage to participate in this forum as we're gonna be neighbors. Ive been calling the sales agent and she said they're not gonna sell the 2nd phase. Probably just renting it out as they see it as high potential to sell it later maybe. So excited for this condo but getting annoyed with the delays !

QUOTE(jootat @ Apr 16 2014, 07:09 AM) I don't think there are any delays. usually it's expected to wait 3 years from the SPA date. Cheers! Good to know if this is true.

QUOTE(umiasma @ May 5 2014, 03:33 AM) i think no delay even they handover end of this year. we signed the agreement in 2012. the project should be completed within 3 yrs. so, the time is still ample for the developer. just my opinion tho. Ive been passing the site often seeing the progress of this condo, but today I sneaked in and got into my unit The workmanship is good from my experience of working in the construction field. The 2x2 feet floor tiles, the wall plastering and timber door all looks good But it's far to be completed as promised by mid this year. I have pictures but dont know how to upload here. Which means I still have to stay on rented place till end of the year by the looks of it.

QUOTE(umiasma @ May 14 2014, 03:25 AM) Thanks for the photos. You upgraded the kitchen cabinet? Congratulations. Your unit looks great. This is built in kitchen cabinet, i didn't upgrade it yet. And this unit is a floor below mine on the 7th which is similar layout to mine at 8th. I dont even remember my kitchen cabinet is this option or the other. As I was sneaking -in illegally I was a bit afraid to go to my floor. QUOTE(jootat) Thanks for the photos!!!!!! Feels like moving in there for my own already .. the toilet is more modern than my existing one. hahaha! I'm happy with the bathroom but yeah the basin can be changed to more up-market brand The only thing that I dont like is the room layout. There's 3 rooms on the typical unit and only master bedroom is facing out, the other 2 facing the void and the corridor bridge. Most condo layout has 2 rooms facing out or not facing unsightly view. I guess the developer wanted to fit as many units per floor plate hence the layout narrowed and stretched outward. I told them during S&P signing last time. QUOTE(Chun36 @ May 14 2014, 05:48 AM) Good photos, the vp will be 3-4 months behind Tiara Home, and looks like the mewah 9 residence also ready to move.
The tunnel job that connect to kajang Utama has commenced.
It will be a tough challenge to rent out the 3r2b configuration.
What will be your guess?( assume all are semi furnish) Sentral. 1600rm/m Tiara.   1450rm/m Mewah 9: 1150rm/m QUOTE(jootat) I wanted to know your feedback or opinion on rental options from investors here. Usually will it be difficult to collect the rental based on ur exp? I know this can be very subjective as it all depends on ur luck right? But overall, what do u guys feel? I don't have much experience on rental yet. But talking to Alison(SA) awhile ago she said Sentral residence for furnished 3bedroom 2b can fit in a 6 - 8 students of 250 per person. That can maxed up to RM1500 - RM2000. SR definitely has better advantages than the rest, the colleges are surrounds And yeap the tunnel work has commenced. But is this a tunnel or a silk flyover to kajang utama / Kajang 2. ? This post has been edited by herman7: May 14 2014, 01:51 PM

QUOTE(jootat @ May 14 2014, 09:48 AM) I see... so meaning if we are interested to rent to the students there, we need to go to KL University website to register ourselves or actually alison and her team can help to facilitate that?
You can leave to Sentral Residence to arrange it for you, last time they told me.

QUOTE(Chun36 @ May 19 2014, 02:46 AM) Wear like Pua Chu Kang. Must be 101% confident. Holding a measuring tape. Haha Exactly ! haha Walk with confident as if you're one of he worker or someone the developer hires to check on something. It would be easy for a guy to get in, just have a friendly chat with the bangla worker.

QUOTE(kel yap @ May 19 2014, 12:59 PM) Hi guys! If I remember correctly, during My last visit to the showroom, I saw some skirting like wood finishing instead of tile skirting. Hope am not wrong I hope this is what they going to put. Looks unfinished without skirting. While i was there in the weekend, the indon workers were cleaning the dust and washing the floors (more like first rough wash). Does this means its the finishing stage? Would they fit timber skirting after the cleaning? I can't call Sentral residece coz they will know I was tresspasing
