Well, pardon me if I'm wrong. If I remember correctly the previous thread was edited by the thread starter and not the admin. The thread starter somehow removed all the details therefore creating error within the board itself and I believe that's out of admin control unless the webmaster to dig into the database.

We should let go of the grudge and con't on how it's now. Cheers smile.gif

very bad new to me_i received a email from my frd showing that SERIN got 30% discount!!!
I bought it during launching, but not such discount

Serin Residency launch price < RM 350 psf?

If 30% discount < RM 250 psf, let us know the good deal, many of us here will sapu.

Since you have presented no much info, the impression that I get is that you are put off by the word "20% discount".

You need to go dig further into the history of the pricing before we are convinced that it is a genuine 20% discount.

The quality was not good while vacant possession, but after that they did repair the defect problems,and i just went there last week visit my friend in atmosphera. so far so good.

MALAYSIA'S intelligent city is expected to have its own Chinese school by 2016.

Oriental Daily reported yesterday that this follows the decision to relocate SJK © Union Taiping in Larut Matang, Perak, to Cyberjaya.

The daily said the school was facing enrolment problems. It presently only has four students and seven teachers, including the headmaster.

In June, the government approved the school's relocation plan. Once completed, the school will also cater to the needs of those living in Putrajaya, Serdang and Puchong.

The school's building committee chairman, Tan Sri Barry Goh Ming Ghoon, said a six-acre piece of land for the school had been donated by developer Setia Haruman Sdn Bhd.

Goh said the decision was timely as 40 per cent of Cyberjaya's population is Chinese.

"The committee agreed that the school be developed according to the smart school concept and the project will cost RM14.5 million," said Goh.

"There will be 36 classrooms, a multipurpose hall, sporting facilities, science labs and language centres."

He said the committee had so far raised RM1.3 million and a fund raising event would be held on Oct 28.

The committee will submit the school's building plan to the Sepang Municipal Council by month-end.

"If we can begin construction by next year, then we will be able to open our doors in 2016," he said.

Chinese groups urged to unite

THE time has come for two Chinese education groups to set their differences aside and work together in the interest of the community.

China Press in a commentary yesterday urged the United Chinese School Teachers Association (Jiao Zong) and United Chinese School Committees Association (Dong Zong) to reach a mutual understanding following their recent spat over the Education
Blueprint plan.

Although both groups have a common goal — to preserve the identity of vernacular schools — they had called for separate discussions with stakeholders to gather views on the blueprint.

The decision for two separate meetings had disappointed several groups which had earlier said they planned to boycott the
discussion sessions.

The daily added that there had been many obstacles in the development of Chinese schools in the past five years and it was time the two groups reached a mutual understanding to benefit the development of these schools.

Cool. Since this is a Serin thread, I would be more interested in the Serin pricing history and discounts. Zefer pricing also can post lar, since it's the same developer and it will reveal how they do pricing/discount. But personally I am not interested in jalan pipit. Kekeke.

30% discount probably is the "gain" over the initial launching price. Maybe they just offer the same price as initial launching price.

Haven't considered the view/floor aspects yet, at a gross level, 30% off appear to be a good buy - for own stay.

im a serin buyer and was in the serin group in FB..until recently i found myself not in the group anymore i have to request to join in again. So far it's still not approved from admin.

How do i get myself into the group as i need to see the progress of serin. Thx

Hard to sell, mostly investors out there. Unless you keep your price low enough but this will erode your investment return, you wouldnt want to do this unless you are desperate to cash out.

This morning one owner trapped in the lift, and bomba has visited Serin to rescue him.

Maintenance office claimed that 2nd & 3rd is not ready to use yet, as such, they can't provide alternative way. They are depending ONE lift for each block to function, and the only lift down, you can't do anything.

After bomba left, the ONLY lift from morning till 4pm now still can't open for use, I suspect the whole lifts of the building is not really "FIT" for operation.

Yes, i would also like to know what is the criteria for a building to get CF and without lift facility, Villamas is charging us maintenance.

In accordance to our S&P, developer shall reliable to provide necessary water and electricity supply, and for common area, including lift facility.

From the date of receiving the vacant unit (keys) from Villamas (5 April 14) until today, we have no electricity and water supply. And since yesterday, our block has no lift supply (according to Villamas, they cannot confirm when the lift can be used, but "until further notice". I went today, still no electricity, water and lift.

They refuse to compensate us back the paid maintenance and rental (even if our unit rented in May 2014). Feel cheated by Villamas.

Anyone face this problem? And anyone interested to get authority to step in and investigate this developer?

The workmanship is average and at acceptable level. But no electricity, water and lift supply, esp for condominium will cause inconvenient. We are not "walk up" apartment.

If Villamas is not ready to deliver vacant possession, they should not ask us to collect key in order to avoid LAD. Under clause 22 & 26 in S&P, .... Villamas should ensure water and electricity supply are ready for connection to the said Parcel." But in actual fact, NIL. How many units have water and electricity supply?

And now Lift for our block is "until further notice".

Maintenance fees should be charged once all connections/facilities are in placed. We can't even move in May in this condition.

I spoke to KPKD (Perbandaran Perumahan), we can lodge a complaint against the developer.

Yes, many owners like us are not aware of this, we signed and accepted the handover of keys, then paid maintenance till July 14. When rounding for inspection, most owners will concentrate on defects, but will not check the water and electricity. It has been two weeks, we got our keys, but no such supply.

In the vacant possession letter sent by developer dd 21/3/14, "upon the expiry of fourteen (14) days from the date of this letter, whether or not you have actually entered into possession or occupation of the above said property, you shall be deemed to have taken delivery of vacant possession". In other words, they are forcing you to take the keys within the stipulated period.

Those have yet collected keys should check your S&P,

- have they pay you LAD (clause 25), if eligible
- manner of delivery of vacant possession (clause 22, 23, 26). This include the said water & electricity supply. They are not compliance with this clause, but sent us the vacant possession letter.

In fact, complaints to Villamas = to wait "until further notice". And our option is to engage authority to step in, if Villamas can't settle this in short period.

We have taken few photos when doing inspection in early April (as per attached), but you might feel hard to view/check on the workmanship thru these photos, as no zone in photos have been taken.

Maintenance office will provide you a form to record / report all defects.

I think it is merely developer's issue, tried to avoid LAD. Can seek tribunal help to file claims.

My friend own a service apartment and office in Shaftsbury, developer assisted electric and water application. All utilities including solar hot water supply ready upon VP. Smooth VP with superb workmanship and defects rectified within a few days.

i dont think its a commercial title. its a residential title unit. commercial parcel of land is just opposite the main road in the domain area

Mayb Serin owner can inform setia haruman about all the issue above, they are the master developer of cyberjaya, mayb they will do something on this....or at least they know how to advise Serin owner...

erm...i believe the role of master developer not only sell the land to developer...

Cyberjaya is a new township....as a master developer they have to make sure more ppl move in to cyber to increase the population...

and villamas still have 1 more Cristal project on going in cyber...

If i am Setia haruman, I will find way to assist or or at least advise serin owner in this issue...if they only bias to their own project or SEG JV project, this will not only affect the development in Cyber...and also affect their repo and sales in SEG. I think they are smart enough to look at the bigger picture... wink.gif

this will take 2-3 years to check if this decision is right or wrong la...

who knows cyber really have such high demand in soho ? nobody look good at soho concept since it launched in KL/SEL, but there are few soho in subang are doing well..

Someone from the developer side told us, "no obligation for them to do it, they are helping owners to connect the electricity and water". That mean, this responsibility push back to owners and they have no obligation to do it.

Since they are so irresponsible, we have submitted online compliant to Kementerian Perumahan (kpkt) against the developer.

All owners should raise up to the authority as well.

In the phrase "tested and commissioned by the appropriate authority" - the word "authority" maybe it refers to the technicians or chargemen belonging to the developer, nothing to do with TNB or Syabas.

In any case, yes I agree with you, most developers have electricity and water ready when VP.

But 'most' does not mean 'all'. There are exceptions. And it seems the developers are not legally bound to guarantee that !

The developer is hard pressed to meet the VP dateline. Likely 21 March 2014 is the end of 3 year construction period ?

They have probably channeled all resources to make sure they don't have to pay LAD instead of fixing your water and electricity problems.

Not at all. It's appears normal to me.

But applying is one thing. Physically connected is another thing.

I think the Serin case is about physical connection. They could have applied for accounts long time ago too.

Agree with you and I was unaware as well there's no electricity and water.
When someone called and I asked about it, she said due to Selangor water rationing.

I just checked again on Sunday still none. This bothers me since I plan to start renovation anytime soon, cabinet is ready for fitting and yet no power to start work.

Weird thing is, I saw a few unit already occupied, meaning they applied electricity and water themselves?

I seen the invoice from Villamas stated they deducted some fees for TNB and Syabas, what's that for then?

I'm at Block A, anyone around?

Terrible that until today the problem not yet solved.

Suggest walk to those occupied unit and knocking their door for help.

What is villamas position in this issue anyway?
They seems never stand out and give the solution?

There is water in Block A but not sure of electricity because there is no lamp.

Villamas charges non-refundable RM50 for renovation, and also another non-refundable RM50 for moving in furniture. It is under Administrative Fees.

Is this common? I mean, I bought a unit but I cannot move in without paying RM50? What is the maintenance fees for then? And every time a new tenant moves in, also must pay RM50!! That is ridiculous. I hope other condos are not charging this fee

Is this RM50 going to Villamas or to the maintenance account?

Cheap skate to charge admin fee...rightfully should only deduct from deposit paid if there is any damage from the renovation...after all the maintenance fee that you are paying is already paying for the salary of the staff working at the management office

Going to Villamas. Maintenance fee is another RM288.00

And now must pay Sepang Majlis Council RM110 for permit to do the slightest thing inside. Even putting up the kitchen cabinet needs a permit. Sepang is weird.

My sentiments, exactly. Villamas is turning out to be a very mercenary developer. Btw, the refundable deposit for renovation is RM2K which will be returned in one month after the renovations. My other condo only asked for RM500 and no non-refundable RM50.

Serin owners are having issues with 3-parties at the moment. Not to sound dramatic, it is still under control.

1) Villamas, the developer - Workmanship quality are pretty bad for Cyberjaya standards. Cristal owners do take note and warn Villamas beforehand.
2) Burgess Rawson, the management - The RM50 non refundable admin fees are quite ridiculous. You'll need RM50 for bulk move in/out and RM50 for renovations. Probably RM50 for any similar activities in the future. On top of deposits - varies from RM300 to RM2000.
3) Majlis Perbandaran Sepang, the DBKL wannabes - They're charging us highrise/lowrise RM110 for the changes made within premises (renovation etc). Very unfair since its within our bought properties area, which is non of MPS concern. Even the tax are higher than most council which we ahve protested.

For more details, do check Serin FB and Cristal FB. Sorry, its strictly for owners.

Serin is actually the same as Atmosfera but due to its location in CBJ, ppl expecting it to be "higher end" abit.

Cristal is high end. No doubt. If the quality is the same, then they will die a slow death.

Regarding renovation n obtaining mp sepang approval is Norma l procedure. U renovate my condo in cyber 7 years back n still require mp sepang consent letter as I'm hacking my store wall n some minimal renovation. Its even harder last time coz MPs is in sepang area. Now easier coz its in cyberjaya behind MMU.

Mgmt company...if u guys not satisfy can hold meeting with majority owner n stop their service. Create own joint management body by owner.

With so many units getting their keys at the same time, there were will many units for rent and sale. I have one unit there too but I am waiting for the price to stabilize. Selling it below RM500K psf is ridiculous. When there are less sellers, the price will rebound above RM500K

Not sure about the bukit jalil developments, but Serin was about 280psf if not mistaken.

Though I really wish to move in CBJ, it is getting more expensive. If the price continues to rise, I think I would cont to stay where I'm staying. sweat.gif

OK. I think the ZR (and KR1 ? ) both already selling about 320-350 psf initially.

So the Serin ( in cyberjaya ) % appreciation in value is comparable with those in bukit jalil.

have yard
have balcony to hang underwear
those studio cannot
malaysians not use to use dryer and probably makan electric
also many want to save money so they prefer to cook
studio cannot really cook much like kari kepala ikan goreng sotong or else the house will be oily

i think the diff is that studio is small hence one eye sees all and less time to detect defects
sure minor defects will have but how the developer respond to it?
setiawalk took long
have to chase them to rectify it after weeks
so i want to hear how the vilamas handle this?
for me whether i stay or for tenants i always check carefully because at the end is still my investment
i value tenant like owner

so i am prepared to go to cyber and view those VP units soon.

yes. that is why not many understand it. it is not normal noise. just imagine your neighbour blast their music every SINGLE night 365 days a year. singing. DJ shouting. vibration from sound.
close window is of no use because the music is way too loud. vibration can be felt on the floor
they operate open concept not inside a premises like clubs
really wonder why MPSJ allows them licence to operate this way and until 3am every night
that is why rubbish developer built and sell with no responsibility for the eventual conditions of the development

I think Serin will be great place IF the management start to do their work as we paid the maintenance. I am one of the owner. Bought for own stay.

The quality I can say is average for overall. My unit don't have any major defects.

But now the renovation period and maybe only can see the cleaner and nice Serin after majority owner renovation work is done.

But luckily we have form a strong RA body to raise any issue to developer and management. One more thing we stressed out for minimal PH or ME as tenant as well.

Is it? Well their launch price developer sell rm300-330 psf a while back. Nice gain...cheaper for subsale buyer as well...

I always tell the older unit can get the price pretty cheap in subsale or auction but of course general mass prefer new thing even if its 50% mire expensive if comparing price per sqf...

As I try to know some of my neighbor, many local there working with Shell, IBM, MMU and Dell and I notice at the weekend that more SG car at the car park. So assume SG people uses as holiday house. Last time got lambo and ferarri also so can say rich people really keep mistress in cyber meh? smile.gif

Can understand why workers not staying there last time but now with more choices and nicer concept condo available with entertainment, surely things will change. How fast, no one know. Heard fr agent many owner rent their unit to PH or ME. Hard to rent out coz too many competition in Cyber with plenty unit available on vp soon. If start infested with PH, hard to appreciate.

i believe majority of cyberjaya buyers are investors especially high rise residential buildings
so most likely no. 1 and 3.
and minority as holiday home

it really depends
do you work in cyber? if you work there and wants to stay there then you have within cyber to survey
but what if you want to stay nearby cyber? then you have widen your options
what if you don't work in cyber but wants to live there then you have within cyber to survey
so depends what you want? stay? for rent?
everywhere is pricey nowadays
even medium cost apartments have seen its pricing slowly increasing as a result of nearby development and in general the property market but this serin it looks not bad

It was only VP this April. The occupancy rate is definitely more than 30% and I think it's in the low 40 range. Better than what I expected as it has only been less than 5 months.

Serin 965sqft selling 465k is consider pricey? It is actually among the cheapest newly completed development in Cyberjaya. Eclipse is selling for 400k (high floors) but the size is only 450 sqft and need to wait 3 more years.

As I said, those who feel fearful seeing PH or ME can stay away from this place or Cyber once and for all as majority of residence in Cyberjaya will have them staying in it anyway.

I don't feel fearful at all being in the same lift with them. People of ANY colour can rob you, not just PH.

I have no problem with them if they follow the house rules but if they are misbehaving then a lot of the owners (me included) will chase them out for sure. But that applies for human being of ANY COLOUR.

However, I do understand where you coming from. Once the JMB is formed I believe they will have more control over this issue as some of the owners do share your concern.

No doubt in many accidents reported, PH seems like the worst choice of tenants but PH issue is everywhere. PH students and PH non students...if u need to pick one for the chance of lower risk, the choice is clear. It is not easy to control investors as money is bigger than everything to most of them. However, one to realise that the post tenancy agreement may give them a lot headache if they loosen the screening of tenants. Back to the point, generalisation is very common and also a very dangerous thinking in our society nowadays.

Having said that, yes it is a valid concern. But the fact has to be right and accurate (or near to it lol) so that it will not mislead the readers.

mostly ph quite ok 1. only few bad eggs.

i knew some condos oledi boycott local pipu. coz local tenant created sibeh banyak jialat headache problems.

Hi Serin owners,

How is the condo & surroundings after staying there a while? In the early stages of post-VP, there are complaints on lifts breaking down, utilities not connected and management policies. Are these still happening? How about the condition and maintenance of the common area?

Looks like we have more than 70% occupancy rate in Serin now. After JMB took over security and cleanliness has improved a lot ! Now i do see many korean family around as well.

Pretty much standard rate around cyber bro.

Dpulze studio oso 0.35cents psf now...

Unless u prefer lower standard cyberia beside mmu thr still a bit less than rm300 per mth maint+sinking fund...

But later ppl complain stay among bangla, nikka, arabs, student oso.

These ppl spending power even higher than local woh. Rm1800 per mth condo local xmampu bangla/nepal a lot wanna rent n stay. Im not sure their employer oay ke or they pool money among themselves...

Dmelor 0.36 boh bien because low density... Started off with 0 sinking fund and now got liao to see money Liao after it has been increased from 0.25

Early buyer mostly flippers and not intended for own stay.

My personal pov basedon a few condo in cyber i have look.

Serin is still one of the best looking with superior facility and landscaping. I kinda fall in love when i strolling around there 😁

Cristal and especially MBTL and Verdi are supposed to be 'higher class' given their more premium price tag. But look at MBTL now, it wasn't well received at all has turned into an African village. Domain is not a condo, it is a service apartment and the standard is very much different from Serin. Domain has basically turned into a Middle Eastern village too.

If you want to pay only mid end price but to get absolute premium properties, please also let me know where could we get it. That comparison is absolutely uncalled for as they are in a different price range and a different product altogether.

Just make sure you have the bullets to hold if you are buying for investment. Not sure whether there are a lot of units available for sale but I was there last month and the occupancy rate is absolutely excellent.

I think you need to understand your fellow Malaysians when it comes to buying properties. People don't mind Korean or Japanese or Caucasian so Korean, Japanese, Ang Mo villages don't matter to them as they are not one of the factors that will affect the property value. And if in any case they do, it would be more towards the positive side as some people would think that is a more affluent area (which I don't necessarily agree with). However, the same can't be said about African and Middle Eastern villages.

MBTL is no longer a premium property in my opinion and given its reception right now it will definitely not be in my list of purchasing.

Any friends staying there? Go visit them and experience it. Or another way is to rent to get a feel before you purchase. Maybe try airbnb if available for short term stay.

5 years down the road, can actually get a unit at below RM300 per sqft from the lelong market today of course.
High possible no taker yet at this price, and people waiting for below 400k pricing.

Long term health problem if facing TNB. Larger size also not worth it.

No way anyone wants to stay in such unit. Ownstay or rental also not feasible.
