I was shocked to hear from agent that there's over 300 units to be sold. Another few hundred looking for tenant (rental)

Not sure how true is this.
*
rclxub.gif this is the fear
when we collect key so many units up for sales
for rent
how to fight?
will cyber be a case of every developer copy cat
go in ar,
go in ar
buy land cheap cheap
sell high high
speculate so many jump into cyber
once VP then we start to realise there is actually very minimal of demand for stay and rent
i worry this my ivestment habis liao rclxub.gif

i mean when i study this serin layout VS all those studio units.., as a student or working professional, i will prefer to have larger space to hang clothes
have yard
have balcony to hang underwear
those studio cannot
malaysians not use to use dryer and probably makan electric
also many want to save money so they prefer to cook
studio cannot really cook much like kari kepala ikan goreng sotong or else the house will be oily

Come on lah. Why compare Serin with those studios? Miles different wey.

Ppl got fedup to answer the generic questions dy.

"Hows the quality? Got cracks, chipped etc" Ofcoz lah got. But defects can be rectified.
Overall workmanship quality, not good but livable. Why livable? Still can live in and enjoy the place. But will I buy another Villamas product? No.
*
i think the diff is that studio is small hence one eye sees all and less time to detect defects
sure minor defects will have but how the developer respond to it?
setiawalk took long
have to chase them to rectify it after weeks
so i want to hear how the vilamas handle this?
for me whether i stay or for tenants i always check carefully because at the end is still my investment
i value tenant like owner

Since Serin is fully sold, meaning most of the buyers are flippers and investors ?

Only a small % are own stayers ?
*
always full of speculators everywhere
buy and flip and because of recent control most prefer to let it out for rent waiting after the 5 years free taxation
so this type of speculator cannot care less about quality
their main intention is to let out as soon as VP
just put in cheap furniture and take monthly rental
simple right?

because of low entry payment and DIBS few years ago there should be many speculators now waiting for VP to unload it by all means
so i am prepared to go to cyber and view those VP units soon.
pick the best and offer the lowest price thumbup.gif
at the same time can check the quality of developer in the unit

Is it so noisy staying in apartment above pubs even the window is closed? Setia walk and scott garden full of pubs.
*
yes. that is why not many understand it. it is not normal noise. just imagine your neighbour blast their music every SINGLE night 365 days a year. singing. DJ shouting. vibration from sound.
close window is of no use because the music is way too loud. vibration can be felt on the floor
they operate open concept not inside a premises like clubs
really wonder why MPSJ allows them licence to operate this way and until 3am every night
that is why rubbish developer built and sell with no responsibility for the eventual conditions of the development

If holiday home means most of the time empty, wouldn't contribute to Cyber local economy much

Mistress  brows.gif not JB or Malacca??

Buy a condo unit and keep to stay when come for meeting from Singapore??
*
JB too near
easy for wife to find out

Malacca too many people
friends can spot and tell wife

Cyber is ideal
best kept mistress stays in cyber

make sure your wife dun read here oh...

a lot of rich people where no tenant is not an issue
so sometimes you see the person your neighbour appear only when there is holiday.

this is how the rich collect properties biggrin.gif

30% occupancy ? That's quite a waste. What do you think is the reason for low occupancy ?

1) People keeping the units vacant while looking for buyers ?
2) People keeping the units for holiday stay ?
3) People want to rent out but haven't found tenants yet ?
*
i believe majority of cyberjaya buyers are investors especially high rise residential buildings
so most likely no. 1 and 3.
and minority as holiday home

30% is quite low. is it still within 1 year from date of VP? if yes, think is normal
