It was only VP this April. The occupancy rate is definitely more than 30% and I think it's in the low 40 range. Better than what I expected as it has only been less than 5 months.

Serin 965sqft selling 465k is consider pricey? It is actually among the cheapest newly completed development in Cyberjaya. Eclipse is selling for 400k (high floors) but the size is only 450 sqft and need to wait 3 more years.

eclipse is within a master plan with shopping
all priced in ady...

Merely an example. Or u can compare it with Mirage, Verdi, Cristal, The Place, The Hyve, Kanvas, Garden Plaza, etc. Whichever you find suitable. If Serin is still pricey then... laugh.gif

But you are not PH, you don't even know their taste. Furthermore, you think rapists ONLY attack "beautiful" ladies ?
*
So rapists = PH? laugh.gif

Generalisation = Ignorance.

I'd rather have well behaving PH and ME than the narrow minded local bigots staying in the same premise.

Btw, I think you all really underestimate how some of the local girls are very willing to approach the ME or PH.

What the PH actually are, is irrelevant to this whole discussion.

The centre of this discussion is what people perceive PH as. These people's perception might be founded, or might be unfounded, it's all irrelevant.

It's the perception which is important and it affects people's willingness to be in the same lift with PH, and people's willingness to be in the same condo with them, people's willingness to stay in this condo, and invest in this condo and so on ..... This willingness which is relevant to the impact on Serin Residence.

So we have to take statistics. Are you willing to let yourself, your son and daughter or your wife and husband, be left alone in the same lift with PH, whole bunch of PHs ? Be left alone in the house with so many PH in the surrounding ? Are you fearful that they might rob someone ?  They might make hell a lot of noise ? They might drink a lot and throw the drinking bottles everywhere ?

We don't have to talk about a few exceptions. It's also not relevant.

Just ask yourself and majority of the people.
*
Yes. Typical Malaysian mindset. Based and judge everything from their perceptions. People still prejudiced against certain races because of their skin colours. Sad but true.

As I said, those who feel fearful seeing PH or ME can stay away from this place or Cyber once and for all as majority of residence in Cyberjaya will have them staying in it anyway.

I don't feel fearful at all being in the same lift with them. People of ANY colour can rob you, not just PH.

I have no problem with them if they follow the house rules but if they are misbehaving then a lot of the owners (me included) will chase them out for sure. But that applies for human being of ANY COLOUR.

However, I do understand where you coming from. Once the JMB is formed I believe they will have more control over this issue as some of the owners do share your concern.

Does it include Internet if you don't mind me asking? Cheers

If you mean the internet inside our own house then definitely no. And I don't think we have shared wifi in common area as well. So it's a no either way. I hope I didn't misunderstand your question though. laugh.gif

But serin little lower class leh compare to MBTL, verdi, cristal, kamares.. Serin condo about domain condo standard?
*
kamares?

Cristal and especially MBTL and Verdi are supposed to be 'higher class' given their more premium price tag. But look at MBTL now, it wasn't well received at all has turned into an African village. Domain is not a condo, it is a service apartment and the standard is very much different from Serin. Domain has basically turned into a Middle Eastern village too.

If you want to pay only mid end price but to get absolute premium properties, please also let me know where could we get it. That comparison is absolutely uncalled for as they are in a different price range and a different product altogether.

*
Just make sure you have the bullets to hold if you are buying for investment. Not sure whether there are a lot of units available for sale but I was there last month and the occupancy rate is absolutely excellent.

kamares = SEG

I agree with you, its very much depends on owner.. if the owner doesnt take care of this.. it will turn to be african vilage or middle eastern village.. anyhow, many korean stay in serin? so its korean village at serin? symphony hills many japanese stay inside.. so symphony hills are japanese village?

Premium property with mid price.. many forumers said MBTL coz they said the price drop to 400k?? so maybe u can look around MBTL...
*
I think you need to understand your fellow Malaysians when it comes to buying properties. People don't mind Korean or Japanese or Caucasian so Korean, Japanese, Ang Mo villages don't matter to them as they are not one of the factors that will affect the property value. And if in any case they do, it would be more towards the positive side as some people would think that is a more affluent area (which I don't necessarily agree with). However, the same can't be said about African and Middle Eastern villages.

MBTL is no longer a premium property in my opinion and given its reception right now it will definitely not be in my list of purchasing.
