QUOTE(Soventol @ Jun 18 2012, 06:02 PM) Al-Rahji is using BFR - 2.xx% and their rate is higher than other local banks. Added on June 18, 2012, 6:10 pmI was there last Sat i and talked to one of Alliance bank officer, he mentioned DIBS and rate up to -2.4%...So far I found out Alliance bank offering the best package...Ambank the worst, the offering is like "take it or leave it"... does alliance bank package also have lock-in period? Can you PM me the banker information? Thanks a lot Added on June 18, 2012, 6:20 pmQUOTE(Budak Kampung @ Jun 18 2012, 06:16 PM) guys, i have a question here. developer offers 5% discount on the property. And we only need to pay 5% of downpayment. so what about our loan calculation? let say financing 90%, will it be 90% of the discounted price? according to SA, she informed me that the 90% loan will be based on the original house price (before rebate) This post has been edited by jerrymouse: Jun 18 2012, 06:20 PM

Added on June 18, 2012, 6:21 pmthe alliance banker are 2 guys rite.. hahahah For the 10% down payment, I will need to pay 10% of the S&P price before the rebate (minus 5k deposit). Is this correct? And if the 90% of the loan is also based on the S&P price, where the 5% rebate will be reflect?

And if the 90% of the loan is also based on the S&P price, where the 5% rebate will be reflect? The loan 90% based on the S&P price. 5% rebate will be deducted from yr 10% down payment, so end up u only pay 5% for down payment. But remember dont let bank know u got 5% rebate from the developer. Otherwise 90%loan will based on yr nett price. Added on June 18, 2012, 6:50 pm[quote=AudiA6,Jun 18 2012, 03:28 PM] Anyone able to buy Type B with 881 sqft below RM 350k (NETT after rebate)? Just back from sales gallery...blk B all mostly sold..blk A still got 881sqft but price increase about 19k..i did a same flr comparison...a unit at level 02-08, 881sqft asking 382,800 before 5% discount, so its about 1750 monthly installment..so if i wan to buy to rent, i need to rent out at least 2k to breakeven..so what's the benchmark rental there? i know east lake can rent up to 2.2k fully furnished unit..what's u guys opinion? another unit size about 13++sqft asking 505k, i just sold my freehold condo nearby 1268sqft at 315k..shud hv wait a little longer..damn!

Hi walle gor, U aledi got a very good price for letting go now for AH block A...cant compare to this kua... But if given a chance I will not let go AH if I have the bullet... But anyway AH gives me a good ROI.. I believe Zeva will be the benchmark for this type of development in Equine.. Hence it all depends on the market once it is completed. But I bet it can gives +yield gd luck! This post has been edited by mcken: Jun 18 2012, 07:10 PM

Right now, a 20k increased..and so many competition when VPed, have to really think twice...

May I know can I apply house loan with 2 or 3 bank in parallel? The purpose I am doing this is to see which bank can approve my loan and I do not want to waste any time if Bank A reject after 3 to 4 days waiting and then reapply with Bank B and wait..how can I ensure my loan application will be approved?

You guys seem to have more experience, so, I would appreciate your expert opinions I am considering either Alliance or OCBC but I am more inclined to Alliance bcus it's confirmed a panel for Zeva whilst I have doubt abt OCBC Anyone can confirm on the panel bankers?

Appreciate your help Jerry bro, look like you very panic...Hehe Take it relaz.. get the bankers contact, contact them 1 by 1 and arrange meet up.. They will tell you what documents need to prepare. most important, they have to explain their package to u... You have to compare with other banks ya... By the way: you need latest 3 month pay slip, 6 month if you commission based, epf statement, latest 3 month bank statement, photocopy IC, booking form and degree / master certificate ( if you got).....Correct me if wrong.. I would said different bank different package... but heard that Allia*ce and O*BC bank easier to get loan approved... Not sure hw true...
