60% take up rate really shows that market has slowed down. Wonder what will the market be by year end.
Seems like lots of ppl are waiting for GE to have clearer picture.

60% for these sub 600k project (with tonnes of freebies and low entry cost), by today standard sounds like sales is very slow... also considering they had launched it for few months....

I thought it almost fully sold?? that time i went to sales office... i saw tat left a few units only... Now still got many units? To me, I dun think Zeva is good investment with good return. I find it abit over price in tat area.

Nope, i haven't really take real action, they mentioned I have to wait 2 months, so I've waited till today and it's already 2 months. It's time to take action now.

Yes, I have 2 bank rejection letter (al-rajhi and HLB) and another one is Alliance (but not panel bank, cannot use for refund.. lame right?)

Any sifu can comment because if the project under HDA, under the HDA Act/Regulation:

No housing developer shall collect any payment by wahtever name called except as prescribed by the contract of sale.

Under the standard SPA in the Act/Regulation, only the 10% is provided upon signing SPA. Hence legally the developer can only charge some admin fee and cannot forfeit the booking fee, right?

Anyone face issue with Al Rajhi bank ? I've signed the Loan accept letter but yet to sign Loan agreement which issue by lawyer and the bank said still in progress empanel with the lawyer and it's been few months....

Question: can I cancel the bank loan and get from others bank ? By doing that will I kena penalty ?

Question: What if 1st draw down but yet to sign Loan agreement ? Who's going to pay ?

2 Blocks service apartment launched few months back almost all sold out. I think 60% refers to the recently launched studio units.

let me share the potential of southern klang valley corridor:

if you focus on bukit jalil-puchong-seri kembangan, you cannot go wrong.

cyberjaya is 50-50 as all buy to invest but no one plan to stay.

putrajaya i think still far fetch!!!

I truly agree. Once completed, it will take months if not 1-2 years to get them filled or occupied. Too many development is going on at the same time (including completion). Remember, Equine has no LRT/MRT and the catchment is not as matured as SJ/USJ. Tones of other options at nearby Puchong.
