My comment :
lReflextion is like a beautiful chick, 1st class girlfriend!! Become wife susah a bit...
Basically 1st impression is very good, very futuristic facade cum semi-D layout, best cater for guest house or young marry couple.
The best part of the house is not double volume ceiling (coz it eats away the 1st floor 2 rooms' space) but the backyard with landscaping and 5 feet stairs, of course G+G is the key point. For own will never be wrong, If I work in Cyberjaya, this is better than D'Island (D'Island selling 24'x80' 1.7 mil).
Setback : No X value like DPC / Sri Tanjung / Setia Eco Park / D'Island

If I hv the budget of 1.2 mil budget, I will keep my option for Setia Eco Glades Cyberjaya / IJM Bandar Rimbayu (Canal City). My 2 bakuli

I'm a part owner here.

My reasons 4 buying was mainly d pricing. Considered v low below $300 psf. Even normal terrace houses these days already $300 psf onwards n strata prop in cyber r pushing $500 psf. So 4 lifestyle landed its great value,coz less n less land available.

I also love the double vol shocking.gif,it's special n only seen it in symphony hills. And also the private pool which no other project offers.

Waiting for Setia is option,but I don't think they will build such a grand house. I also heard their pricing is much higher from $1.5m. As for ijm,their landed projects have been quite ordinary n for $1.1m they may not give double vol n pool. The only comparable is dpc mansions,but that's way over my budget. I think after this boom,d big developers don't offer such good value anymore. mad.gif

Well,have to wait n see how much the upside will be whistling.gif . Cheers

d'land? near to power transmission line leh.... relexion is better..., but there are still plenty of option if i want to stay near to cyberjaya...

D Island design more suitable for families....I dont remember how close are the transmission lines. Reflexion is designed for young couples with no old folks and preferably no kids...

The transmission is located at the front but once inside it is not so obvious. I still find that the surrounding of d island not so pleasant when u enter, u passed by some cow/animal sheds and a mini indian temple apart from the electric pylons.

I would agree with UFO too, plus :

The environment surrounding Reflexion does not match its class. Furthermore, when you need to eat a Char Kuey Teow or Wan Tan Mee, where to find?

I dun see anything wrong wif low dp as long as d purchaser is able to meet the loan qualification criteria.
Since the dev is bearing the interest during construction, as an investor or own stayer the low dp is an added benefit. Just receive what is given lo.... For those who wants to flip, min. capital means max profit. For ownstay, it would be silly to take 70% loan even if u can afford 30% dp. By paying low dp u can make better use of ur funds and after 3 yrs lock which is VP time, u can always top up ur capital so to restructure d loan to an affordable monthly repayment.

Just giving my view only, i din buy here.

I wouldn't comment on the Reflextion pricing further since there are genuine buyers whom hv committed to buy. If you like it, just buy.
Apart fr Temasya Glenmarie, I hv been monitoring the sales figure of both D'Island and Reflextion recently, the message is very clear now, landed residential with Semi Detached bu & layout is still shortage in supply.
In 2010, I hv mentioned that (In Kinrara Res Thread) :-
1. Landed property with leasehold title no longer a major concern among buyers, as long as it is G+G / F+G or better township or house design are well palnned.
2. Superlink house with Semi Detached built up and layout (2-stry, 2 1/2 or 3-Storey) will create a huge demand & it is shortage in supply. Apart fr the above 3 projects, the following projects proved that it had happened, TMS Perdana Residence 2 (2 1/2 sty), Magna Seri Jalil Superlink (2 1/2 sty), TMS Garden Residence (3-sty), Sime USJ Heights (2 1/2 sty), TMS Kinrara Residence (2 1/2 & 3-sty), Samling DPC Mansion (3-sty), I&P AI (2-Stry Superlink), TTDI AI (2-sty Superlink), YTL Lake Field (3-sty), Mammoth Empire Residence (4-sty) had been receiving overwhelming response and fully sold.
We never experience anything like that before 2000, it was not so significant when Bkt Jalil Superlink started in 2001, the Superlink price is not so high before 2007 because average Semi D price in KV is still keeping a healthy ratio against 2-storey house. I must say that a new product segment for landed property is formed. Do focus on Superlink homes, anything below than RM280/sf for sub-prime area, your chances of making mistake is very very slim.
Project that I render a value buy is I&P Alam Impian at this moment. wink.gif

Rooms tak cukuplah, the purpose for many people who buy 2 1/2 or 3-storey is becoz of availability of extra rooms. Like for me, I need at least 6 rooms for my family use. 1) Master room, 2) 2 kids need 1 or 2 rooms 3) maid's room 4) guest room / parent's room 5) extra room to store my goods / boxes / books / equipments 6) study / office / AV / kids play.
Now link house with 4R3B no longer adequate for a family of 5, unlike old days, life style has changed a lot for younger generation. Some of my customers even allocate room for Kara OK, Gym Yoga, Mahjong, tuition, library, snooker etc, quite normal now...
Reflextion has the biggest disadvantage in this part. It is not easy to stay in a 3-storey house, quite tiring cool2.gif
