Swimming pool on the roof is the current trend overseas like in Singapore. Reflexions concept is cutting edge. Many other projects will offer this concept.
The are condos in kl with a pool for every unit,eg one kl next to m.o.
M'sia got banyak orang kaya.

IMHO,d island houses r big but r really outdated design,v china ah pek.
And just look at their quality,even d interior design n landscape also china ah pek.
I much prefer ytl's lake edge or desa park city modern look,so refreshing.

Clover is conventional semi-d,suitable 4 families.
Reflexion is more lifestyle like sunway challis,duta villa @setia alam or symphony hills super link.
I bought a unit at symphony hills. I find reflexion super link is d same price but much bigger. Double volume hall is v much higher plus I love d rooftop pool,damn lansi. Wanted corner unit $1.6m,but already kena sapu,so now thinking of taking inter lot this wk.

I'm reminded of my visit to sunway challis townhouse in Kota damansara which got same concept of hall facing linear garden. That time $500k 4 townhouse I thought was gila pricing. Now $1.2m my fren dont wanna sell. sad.gif

It seems that these lifestyle houses r very easy to rent out compared to conventional housing n fetch much higher rental compared to even semidetached. So u may want to look beyond kachang Putih issues,coz I think d house is see beh swee n lansi. Btw Setia ecoglades r giving pool to their super link also!

As I said,go see symphony hills then u will see a v big difference.

I foresee at least $300k upside if we flip. If rental mkt good,maybe more. Challis 1.5 townhouse already $1.2m,duta villa 2 $1.8m n dpc $3.2m.

Imho,if u can't tell d diff between lifestyle n mass housing,then better stick to buying mass housing. U can still make money investing in mass housing. rclxms.gif

IMHO,I think d'island lake is fantastic,blue n huge. It's got great potential but 2 drawback.

First, price already jacked up from 980k to $1.6m. So if u go in now,when u want to flip u r fighting with early investors whose cost below $1m.

2nd issue lbs project like saujana putra is like talam project,look d same. Tiger never loses its stripes.
So going into d'island at new price may not have much upside.

As I said,at $1.2m in reflexion I think got at least 300k upside. If u look past d kachang Putih issues u may agree with me.

Just my opinion. I still respect you guys ideas. rclxms.gif

Btw,pls check out superlink mirage by OSK in cyberjaya. That one if got $$$,can buy for own stay. drool.gif

You may suddenly want luxury in your life. Go check out the Porsche and Ferrari owners club in Malaysia. Most are 40 plus y.o.,and some already Kepala botak also want to drive supercar. tongue.gif

Nowadays,a lot of rich dudes around. Don't believe what politicians say,actually d Chinese now r damn loaded. Where do u think d money d banks lend come from? Got many guys with huge fixed deposit.

I think use forum to discuss valid points. Reflexion is a lifestyle property. So don't bring up kampung issues. Jaga standard lah.

If you don't want lifestyle property,it's your choice. But don't impose kampung issues on others. It's like asking why Ferrari California only got two doors and why the car roof can open? Stick to proton better,got 4 doors and solid roof.

ok, lah...50-50 can believe but we will see the leakage effect after 6 months or 1 yr stay.

concern is , got warranty period ? forgot to ask.

I did not buy coz have to sell another property to buy at reflexion,my budget max out. But my sister bought one, so I will masuk nama later.

Buying to flip coz of $280 psf is still ok. Now biasa apartment in puchong already $400 psf,not much upside. So here got chan to make little profit,I hope lah. hmm.gif hmm.gif

Btw,looks like we got x2 unit at v low price. The skyz apartment in bandar puteri asking $600psf. So got chan to flip x2 at $400 psf,ie. $1 million later rclxub.gif hoping lah! Sama sama kita untunglah bro. rclxm9.gif

I'm a part owner here.

My reasons 4 buying was mainly d pricing. Considered v low below $300 psf. Even normal terrace houses these days already $300 psf onwards n strata prop in cyber r pushing $500 psf. So 4 lifestyle landed its great value,coz less n less land available.

I also love the double vol shocking.gif,it's special n only seen it in symphony hills. And also the private pool which no other project offers.

Waiting for Setia is option,but I don't think they will build such a grand house. I also heard their pricing is much higher from $1.5m. As for ijm,their landed projects have been quite ordinary n for $1.1m they may not give double vol n pool. The only comparable is dpc mansions,but that's way over my budget. I think after this boom,d big developers don't offer such good value anymore. mad.gif

Well,have to wait n see how much the upside will be whistling.gif . Cheers
