I wouldn't comment on the Reflextion pricing further since there are genuine buyers whom hv committed to buy. If you like it, just buy.
Apart fr Temasya Glenmarie, I hv been monitoring the sales figure of both D'Island and Reflextion recently, the message is very clear now, landed residential with Semi Detached bu & layout is still shortage in supply. In 2010, I hv mentioned that (In Kinrara Res Thread) :- 1. Landed property with leasehold title no longer a major concern among buyers, as long as it is G+G / F+G or better township or house design are well palnned. 2. Superlink house with Semi Detached built up and layout (2-stry, 2 1/2 or 3-Storey) will create a huge demand & it is shortage in supply. Apart fr the above 3 projects, the following projects proved that it had happened, TMS Perdana Residence 2 (2 1/2 sty), Magna Seri Jalil Superlink (2 1/2 sty), TMS Garden Residence (3-sty), Sime USJ Heights (2 1/2 sty), TMS Kinrara Residence (2 1/2 & 3-sty), Samling DPC Mansion (3-sty), I&P AI (2-Stry Superlink), TTDI AI (2-sty Superlink), YTL Lake Field (3-sty), Mammoth Empire Residence (4-sty) had been receiving overwhelming response and fully sold. We never experience anything like that before 2000, it was not so significant when Bkt Jalil Superlink started in 2001, the Superlink price is not so high before 2007 because average Semi D price in KV is still keeping a healthy ratio against 2-storey house. I must say that a new product segment for landed property is formed. Do focus on Superlink homes, anything below than RM280/sf for sub-prime area, your chances of making mistake is very very slim. Project that I render a value buy is I&P Alam Impian at this moment.
