This is definitely Bkt Serdang, both different states, which is the main concern.
If border with different taman, as long as same state and within the compound of each other ( linked with small roads or separated by few shop lots ) then still okay.
But if border with different state and separated by a BJ highway and with not convenience roads, it could be huge difference.
Alam Sutera, Bukit Jalil is on the same side next to Bdr Kinrara 9, the leasehold house price is same with BK 9 Freehold houses.
But if compare Alam Sutera with Tmn Esplanade, Seri Jalil and Jalil Sutera at Bkt Jalil compound, the price is very much big difference and location / surrounding also huge differs. Another one could be Mutiara Bukit Jalil and Kinrara Mas which is near to the Bdr Kinrara side. MBJ price didn't pick up as fast as 2 1/2 storey in Esplanade, Seri Jalil and Jalil Sutera while Kinrara Mas bearing with BJ address, the pricing was over took by The Zest, on the Bdr Kinrara 9 side.
Location is very important.
