Care to enlighten us how you get 455 psf ?

All the figures I got are pointing to at least 5xx psf after discount, ie studio 543.20psf and type A(1000 sqft) 500.50psf.

I don't think they adjusted the price. It's more like the information presented in a kind of ambiguous way, and people who read it, interpreted it wrongly. One should get to read the information from the agent, I believe that's the closest to the source of information.

I have checked that Apiit is providing accomodation to their students and they are charging RM2550 per unit in Vista Komanwel, Vista Komanwel is located 800m away from the college and COG is just within 200m, They are 2 more colleges according to my agent while he brought me to the site to check out the place and showed me where would the entrance be upon completion. I forgot what are the other 2 colleges i just know rental is guaranteed with that kind of students population staying around is just that how much lower you willing to rent compare to other provider.

My counter arguments are many :-

1. I think IMU students are willing to pay a bit more for furnished units. But I doubt your APIIT students are willing to pay so much. Not all students are the same. Try renting a 1200 sq ft condo to TARC in wangsamaju student then you know what I mean.

2. Vista komanwel entry cost is much lower than your City of Green.

3. Sure rental is guaranteed but the question is based on your entry cost and your expected return whether you could make the equation balanced.

The whole marketing is big time screw up. One agent will tell you one story and another agent will contradict him. For example, one agent says other blocks all sold except B, but then another agent will come around and ask if anyone interested in block A units. Then one agent says there is this super duper loan scheme because it's commercial title. Then this access road thingie. Then this secured tenant thingie. Then despite all these, some one will come around and say he bought a unit and it's a super duper good investment.

This is really an eye opener. I enjoyed this show so much.

Wah I think I need to go and relearn English because everything I write is so difficult for people to understand.

Ahem I am assuming I am correct to say that KR1/2 and ZR are supposed to be Bukit OUG, rightly they should be advertised as KR1/2,ZR@ Bukit OUG. Why then these properties are advertised as @Bukit Jalil ? Isn't that the same reason why COG wants to advertised as @Bukit Jalil ?

Wah lau, looks like buyers cannot take things for granted, simply assume those projects which are shouting very loudly are OK.

This COG the approach its taking does not appear to be professional since day one.

BTW, is COG's construction started?  will it be abandon project ?

With this developer blows water like nobody's business, I won't trust anything they say or promise. Or rather, if I had a booking, I would quickly go and cancel it now.

Luckily somehow most people here their senses are good, they smell something fishy with this developer since day one.

Very unlikely.

The units were carved out to different agency. The agencies have no visibility of the sales figures of each other, so it's wrong to treat the units they cannot sell as sold.

In other words, the units are mostly in the hands of different agencies.

The developer can always claim that it's not done by the developer. It's the agent or what not who did the posts in iproperty, voluntarily, not based on an instruction coming from the developer.
