Based on the latest NAPIC data, it seems that property transactions in Melaka have not slowed down. In fact, it continued to grow. I have done a simple analysis and more people have been buying properties in Melaka in 3Q 2012.
Total transactions (in Million)
3Q 2011: RM218.54M
2Q 2012: RM293.99M
3Q 2012: RM390.45M
Number of transactions:
3Q 2011: 3155 units
2Q 2012: 3694 units
3Q 2012: 4275 units
Number of transactions above RM250K up to RM500K (residential only)
3Q 2011: 124 units
2Q 2012: 188 units
3Q 2012: 352 units
Number of transactions above RM500K (residential only)
3Q 2011: 26 units
2Q 2012: 43 units
3Q 2012: 52 units
I think Melaka properties have a great potential as some key markets have slowed down significantly in 3Q 2012 notably Penang and Johor. Selangor and KL remained stagnant compared to 2Q 2012.
