Haha...Paya Rumput is my hometown and initially i plan to buy Paya Rumput Perdana project before 1 of my friend warn me about the quit rent and cukai pintu for bangalow lot in Melaka. He work for the developer by the way.
*
the bungalow price is cheap, RM277k that I think the quit rent is small and negligible.

I feel that Melaka commercial properties are overpriced. The bubble will burst.

QUOTE(lkb @ Mar 15 2012, 09:59 PM)
Hi, I am interested in a new development near Ayer Keroh known as Vista Kirana. It is the same developer as Taman Paya Rumput. I am keen in one of the bungalow- cost RM707,000.00, which will be my retirement home. As I am from KL, I am not very familiar with the location and development around that area.

I have also visited Taman Paya Rumput showhouses but all the non bumi units have been sold out. However, we find Vista Kirana is more convenient as it is nearer to the toll exit, the only disadvantage- it is leasehold (remaining 88 years unexpired lease).

Appreciate any feedback.

lkb,

Im also looking for a retirement home in melaka and im looking at the Taman Paya Rumput area. What's your opinion on the TPR after having visited the place?

I visited TPR show houses/office yesterday. I like the modern design and no-frills bungalows houses. Im looking at the single storey bungalow hses and the end-lot bumi lots phase 1 are still available. I find it very tempting to purchase one lot. Decision.

The sales people told me that the unsold bumi lots when completed would be released for sale to the public upon obtain of consent from the state government.

MLW put it up. GJH still have a long way to go before they are marketing effectively via FB and Twitter. Anyway, maybe they don't need to market via FB and Twitter.

good for you, MLW! rclxms.gif

There's a blog on Taman Paya Rumput Perdana Phase 1 & 2. Good discussions for the prospective buyers.

Yeah, 11 km is far by Melaka's standard, for KL is still considered ok. Agreed? I am not saying buying a property nearby to a hospital is a must. Just rebutting some of the earlier points saying that Paya Rumput is near to a hospital. You don't want to mislead potential buyers, do you. For some seeking a retirement home, a property near to a private hospital is a plus point.  whistling.gif

for now, Paya Rumput may seem not quite near to Melaka GH.

wait until the flyovers are built along the AMJ road, then Melaka GH will be a lot nearer, especially those who plan to retire in Paya Rumput in a decade. brows.gif

Since it is G&G development, ppl cannot enter freely. Btw, has the construction for Phase 2 started? So far, I have not received any billing for the next 10%.
*
When I went there, about a few weeks back, they were levelling the lands at the Phase 2 area.

Go complaint to the bank, and hint to the bank that you are going to file a complaint with Bank Negara.

I can assure you the bank will come back to you in a jiffy.

QUOTE(hanieharis @ Apr 24 2012, 02:47 PM)
u mean, they have convert the bumi lot o non bumi?
*
sorry i have caused a bit of a confusion in here.

the developer has not converted any bumi lot to non bumi lot. they need consent from state government to do that, and they can only apply for consent to convert after the units are completed. the state government may or may not give consent for the conversion.

the phase 2 bumi lot for single sty bglow was opened for sale starting last week. the developer told me that the phase 1 bumi lot single sty bglow had almost been sold out; only left the end lot units and a few intermediate units. that's why they decided to launch the phase 2 bumi lot single sty bglow last week.

There is one last standard unit for Type L about RM404k up for sale. About 6-7 units left including the 1 standard unit. I don't think Phase 2 bumi units are up for sale yet. Developer should show that they have exhausted all avenues to sell the units before applying for conversion. Phase 2 was launched about 6 months only.
*
You are mistaken.

Please go to the sales office to confirm what I've posted earlier.

Stamp, what i meant that Phase 2 bumi units are up for sale for normal buyers yet i.e. the conversion has been applied and approved. Was told that it would do so when construction is near to the end or completed.
*
Let me check with the developer on that matter. I doubt the authenticity of your statements above.

I know for a fact that consent application to the state government for conversion from bumi lot to non-bumi lot can only be done once the houses are COMPLETED. Phase 2 completion will take another year plus to complete.

Seems like GJH's is rushing to complete the project. I'm a bit concern of the quality as I already saw there was some cracks at the sample house.

Added on May 7, 2012, 10:45 pmDid anyone heard that the developer will built low cost house at "KAD" area?
*
I asked the GJH sales ppl about the KAD area. They said GJH planned to built a medium cost house at the KAD area. We shall see.......

How much is the bungalow lot?

Single storey bungalow not nice lah, who wanna buy single storey anymore? No privacy and small rooms  doh.gif

for senior citizens whose knees are no longer strong, a single storey house suits their needs. No need to climb up stairs.

im looking for a retirement home. TPR seems an ideal place since they sell single storey bungalows. but im keeping my option open in the hope that other developers will build single storey bungalows somewhere in the good ol Melaka.... smile.gif
