Hi, nice to meet u all!! I bought 1 too, but mine is phase 2, type Q (i was late to decide and no more suitable type M left for me)...the architect is my relative.

I'm working in singapore as well but i grown up here in the kampung opposite...so proud to own a good house in my own area!

i got it for RM522k, my ideal type M which is only cost around 450k, unfortunately type M only left with bigger land size costing 700k

$0.02 per square feet, with my land size 4500sqf (90x50), monthly management fee is RM90, but developer only look after for the 1st 2 years, then after the community of TPRP itself will have to decide about future. I'm quite worried as not much Malacca ppl willing to share the monthly fee...

i think the tax is higher because paya rumput is still consider in MBMB territory. buti heard that they will crrate another municipal called Jebat something..something whistling.gif

Actually Paya Rumput to ayer keroh tol is quite near if u go through the AMJ highway, my relative (the architect) said more house with design similar to vista kirana & Taman Paya Rumput will be launch in these 2-3 years. he said this kind of design will be popular soon...

I like the vista kirana too but as a Malaccan, 88 years lease hold period is not really my taste.

Try to avoid place like Malim, Taman Merdeka, and some other areas near to the river, anytime ur house will trap in flood...

so for capital appreciation wise, the paya rumput project has more legs to grow as it is a relatively new area whereas the Ayer Keroh is a matured area....pricing wise I think Vista Kirana is more expensive, which reflected the pricier land price..

Vista kirana is a smaller project compared to paya rumput and yet the sales are slower compared to paya rumput perdana....already told you the market response to both projects which are quite similar in design.....

The paya rumput is sold out already? The last time I was there there was quite a few the Q type....and the odd lot types...I bought the M type by the way..


Wow...no wonderr no M type left for me....u plan to stay or invest?

oh, ur family staying there? u r not malaccan? buying this house is really burden when comes to renovation.

the fb page was put up by me, the main purpose is to provide a platform for all the buyers and resisdents in sharing thier thoughts especially when coming to solve the comunity problems.

i'm just a buyer, not a loyal 1...just hope there is a place for the comunity where i dont think GJH can provide.

I hope more buyers and resindents can join me as co-admin....just pm the fb page and we will comunicate there for futher actions.

the high tension cable is near to the flyover infront tesco....i dun think it's near to the Taman. but definitely no flood risk, else the whole melaka is under water already...

any buyer for Taman Paya Rumput Perdana phase 2 receive letter from GJH regarding the "NO REQUEST FOR ADDITIONAL WORK"? they said they do not accept request for addition work because don’t want to delay the completion period of 24 months
a bit worried that initially I would like to ask for additional electric pots….i still haven’t decide but now they are giving this kind of letter…..dissapointed~~~

ya...i called them last week, they are currently levelling the land area....still long way to go, but i guess they will call for the 1st drawdown soon, maybe 1-2 months time.

any1 is taking loan from HSBC here? they start charging me RM10 per month even LO written deduction will only start when 1st drawdown. must complaint them, i got bad impression about them since signing the LO....really jialat

ya...it was deducted as Home loan maintenance, but i read my offer letter precisely and it clearly stated that deduction of RM10 monthly will only start from the 1st drawdown.

Unless my loan already disbursed, otherwise it shouldnt start deducting. Anyway, I already inform HSBC, they will feedback me in 7 days. I just hope every1 outside there knowing their rights and dont get cheated by sucker banks.

Prime area ofcoz is Malaka Raya.
For me, I dun think Cheng to town is far, it’s only about 8-10km, no jamm maybe 15min can reach.
in fact, from Cheng to Ayer Keroh highway is much more convenient than from town.

*trust me, staying at town like kota laksama doesnt bring anything good

Hi all, HSBC had refunded the RM10 to me.
For those who taking housing loan from HSBC pls check your letter offer and bank statement constantly.

* RM10 per month should be chargeable from after 1st loan disbursement

for phasa 1 or phase 2??
last time gjh told me they will send letter to every owner for any additional electric port before they finalised the house.

i doubt they wil do this as currently i received no more additional request letter from GJH....

soon...u will receive letter 14 days earlier from GJH's lawyer, i personally expecting the 1st drawdown will be on this June

i dont think project will be completed by Apr 14, my S&P said developer have to handover the property within 2 year from my signed date (Jan 2012), otherwise, they will have to pay the penalty
