We only have 1 car now with 1 and half years more for loan payment.

The reason we going for Durian Tunggal is because it is strategically located in between 2 hospitals. we both work in hospitals and it is their policies to not have husband and wife working in the same hospital. sweat.gif

The project name is Nuri by SPB. What your opinion about this project? Is it overprice since it located quite far from town and it is freehold non-bumi lot actually.

Why you said you will not touch any properties there above RM300K? Do you think it is overprice?

Already looked at Taman Paya Rumput and it is also in my list.

Just feel that the infrastructure and facilities are not really there yet in Durian Tunggal. Just imagine you are bored at night, what can you do. If you are buying at 543k, can you see your property going up to 700k in a few years time?

this project? are you sure the time distance for each location marked is correct? even freeway u cant get to PLUS exit within 5 minutes and MITC 8 minutes?

I also think that the it is overprice and quite hard for it to hit 700k in few years time. But we love the concept, design and worksmanship there. I just don't feel the price is right...

I always wonder why everyone is buying such expensive houses so far from town?

As far as I know, Melaka property prices only appreciates if you are in the vicinity of the town area. New houses being built are like asking for too much. Correct me if I'm wrong.

i do agree on other forummer, if can stay away from durian tunggal. some more the price u mentioned is way sky high for the area. the middle area for both hospital, and not far away from town; cheng, air keroh, malim. i stay in melaka, if compare to sabah, say KK.. the traffic level is same and maybe less a little (not too sure bout this tho cuz i was there for 2 weeks only).. my 2 cents..

Yeah I also as a Malaccan think that way.

Durian Tunggal for me is like kampung/outskirts area. No offense to Durian Tunggal dwellers.

Buyers must be aware, that a lot of good schools are within the central area of Melaka, private hospitals also, government offices, large banks, nice makan places etc.

If you take more than 30 minutes to reach Melaka town on a normal traffic day, you are already too far in my honest opinion.

And I don't understand why people like to stay near Ayer Keroh Toll. That's like the entrance for the NS highway, not a highway to town area. That's where the jam normally piled up as that is the bottleneck out and into Melaka.

I realise some new developments use the Ayer Keroh Toll in ads as though it's a feature for the housing estate. It's NOT. There is no point staying near the NS highway unless you use the highway to work or work in the highway.

Teobros is building new shoplot, industrial building and houses(bungalows,semi-d and terrace) at Tanjung Minyak. This is next to Cheng or two traffic light away from Tesco junction. Seems like another Malim Jaya in the making.
This serve as an alternative for buyers around that region.
Last I heard property over there is only leasehold 99 yrs

I visited the new office of GJH at Taman Paya Rumput Perdana the other day.

The 1st phase is delayed for 2 months, and the developer blamed the delay on TNB. CF planned in June 2013.

Its been somewhile already.
Not sure how the houses going for. Perhaps they could be open for booking for now.
The shoplot and industrial building was about 400k onwards.
