frankly speaking, the Pulau Melaka is just like Siberia, everyone knows it but no ones want to go. Arab investors? Any kind of investors....if you need to wait 10 yrs for Kota Laksamana to mature and well appreciated .... then another 5 yrs to see Pulau Melaka start to populate. l better investing my money elsewhere .

The problem is mistake 15 years ago, if not take up, half payment gone....

Just discover that my office lot is 579 sq ft only at 3rd floor, or like yours 650 sq ft.

I gambled with it. Just signed the new SPA with CMI. Nowadays where can get a property like this below 100K.

Yesterday go down to Pulau Melaka had a site visit, some potential, decided to take it up, believe your unit is facing front, build up smaller and more expensive, but good view, my is back unit, build up bigger, bu facing back of another unit.

So, my final decision it, gamble on it.

is it really worth the risk to take up those shop lots in Pulau Melaka?

i noticed plenty of these shop lots are being left empty.. yet they kept building all the way to the road leading to klebang.. zzz rclxub.gif rclxub.gif

Structure wise should be safe, they do the concrete pilling on the slope before starting to build the house.
Security wise maybe 1 of the concern as we wouldn’t know anyone could come from behind especially from the palm oil estate.
Btw, This is purely my own and friends’ opinion.

Mlw, what is the progress thus far for Phase 1. It seems that Phase 2 construction very slow....kind of worried.

honestly i didnt visit there since last June...i'm not so sure about the progress
For me, Phase 1 by end of 2012, Phase 2 by end of 2013 is abit rush, dont mind they take time as long as the quality is there.

anyway i still trust GJH eventhough i think they could have done better in someways especially the recreation facilities & security matter

They don't have the luxury of time as the construction period is 2 years from SPA date. From what I heard from my friends, the developer is very fast. Thus far, my loan is 20% disbursed, that's mean the structure is completed already.

last time i went there, the guard told me that i can visit my house in november. but now i read in the fb group that the developer only allow the buyer to come only in december..owh, i miss my house so much...

hoho....mine will be the last i think....so far my loan only 10% disbursed on September...

previously the GJH website was hacked, now under construction and look better...hope we can get more info & details from there but not just marketing their products.

Any Muzzafar Heights by Scientex house owner that is currently staying or bought a unit there?

I would like to understand the "Guarded" scheme. Is it stated in the SPA that maintenance fees is compulsory? I am actually looking for a Gated and Guarded scheme in Malacca but near business area with food easily accessible. Thanks

I like the design..

I went back to Melaka few days ago for a day trip.. seems like Melaka is good place for retirement..
