Btw, how do u define prime??? KLCC??? Or every ONG area in each township??? Eg. Sunway Damansara in KD, Sec 13 in PJ??? Or must b the entire town???

I'm sure there r gems in each development. Not necessary find sthg in KLCC to name it prime. Most of the time there ll b some outstanding units in any particular area.  thumbup.gif

I know in terms of psf is cheap if compare to condo , but bare in mind all those shop will cost u few m in 1 shot, not every body afford to buy those shop also. Even self employ with monthly income 30k u also scared to buy.

I heard from the sales staffs that most of the small & nice facing units were taken up by staffs & vvip.
Price range is approx RM1,050 with 5% rebate
construction period 4yrs
every floor increase RM2k
No DIBS
Only absorb Spa & loan legal fee.
All the shop were snap up by staffs & vvip as well.

It is confirm that TSI jv with Gamuda to operate the wholesale mall.
Rumours said it would be something similar to plaza GM & GM Klang concept, selling higher end products & wholesale price.
so that it will tie back to robertson a high end development concept.

Do u think this launch will cause the swiss garden prices to drop or increase. For info,swiss garden beside robertson is 1200 psf.

no. will be a compliment for each other. and complement for the surrounding area. high possibility price will increase.
more better high quality development around will make the whole place look classy and nice... just 1 swiss garden is not enough.

Usually the trend is launching higher than your neighbor.
With Robertson launching so much more below sgr price, hence any future increase by Robertson, sgr should in theory automatically pull higher.
That is because Gamuda themselves have priced Robertson lower than sgr hence earning the perception that sgr is a more superior product.
Visually, I think sgr is very aesthetically pleasing. IMHO, it looks better than even those newer buildings nearby such as verticas Ceylon, st Mary residence.
While Robertson is looking for clean futuristic look. Sgr as its neighbor is those high class tropical resort concept look.
Maybe Gamuda is benchmarking themselves against d majestic?

Sorry kochin kor.... I vote for Robertson. Quite like their facility and sleek design. Which something lack of in that surrounding area.... May stand out among all.

Boss, buying commercial is a diff strategy compare to buying resi. Tenants who pay rental for rented house ll generate nothin in return. It's like buying a car and depreciate even b4 u finish paying off the HP. Tenants who pay rental for commercial shops, offices, or factories ll definitely generating income even if it's for storage.

In tis case, pls do challenge urself to step forward to find a way to venture into an affordable commi to try out. U ll b surprise on how the tenants afraid of u chasing them away than u afraid of when r they gonna drag on ur rental.

Yes it's more expensive but I dun c any cheap houses now. Some forumers here even vested in landed cost mils. Then how r v gonna define more expensive to buy a shop? A huge bungalow in bangsar could cost 6mil and at the same time a shop in telawi ll cost u 7mil. Which is beta? To me definitely telawi shop. Or compare mont kiara n hartamas. A super condo in mk can cost 3mil whereas a shop in hartamas can get it at 3.6mil. Which ll giv bea return?

Furthermore the appreciation part. Which has more legs to run?

Of cos if u compare a multi mil shop with a 400k soho, it's diff comparison Liao.

Btw many self employ hav many ways to get loan.

Looking at the design, I m not impressed. Not grand at all. With the name, I expect it retro with 5star hotel feel. Dont u wan it feel that for all the stay to attract.

Quite like the design. Something lack of around there. Have many vintage and old building around. Just need some sleek and contemporary feeling around this area to make it more energetic and alive. Like the New York Hearst tower by Norman foster. just my personal opinion n preference. Have to wait to c how the end products goes.

sometimes building can play important visual communication around others building near them.
example like Louvre Pyramid is a very good example how this simple contemporary glass pyramid bring the old louvre palace alive by not over take louvre palace charm.

I like robertson for its sleek look too. But until it is built, i reserve my further comments. Sometimes final product and rendering can be way off.
But for the time being sgr really a sight for sore eyes. Especially at this npart of town. It looks so stunningly beautiful.
