Real life experience actually cost more than any Econ theory. Any1 can start writing a book after reading too much. Not many can tell out wat rite n wrong with real life experience. Any solution to any problem oso depend vely much on timing. Failed in bkt tak untung doesn't mean can't venture in tat area. I hav many tycoon biz frenz started there, growing their biz there n stil grabbing lands there. rclxms.gif

So by telling off ppl with all sort of Econ theories which many oledi knowing it is actually useless. Step into the scene n try out n try to solve the prob rather than toking ll benefit more. flex.gif

Got la. Just bot a subsale last yr end at 1260psf. Facing main road. End lot. Not bad.

I heard even early buyers in arcadia oso around 1200psf after discount. Recent check on glomac Centro is oso less than 1kpsf. Stil not too hard to find if look harder. Furthermore tis few mentioned r not diff to find.

Some old subsales oso selling cheap. Eg big size factories r definitely lower than 1k. Bot 1 factory in 2010 at 460psf now market at 700psf. Latest transaction at 680psf. Bank value not sure but stil can get loan.

Btw, how do u define prime??? KLCC??? Or every ONG area in each township??? Eg. Sunway Damansara in KD, Sec 13 in PJ??? Or must b the entire town???

I'm sure there r gems in each development. Not necessary find sthg in KLCC to name it prime. Most of the time there ll b some outstanding units in any particular area. thumbup.gif

1. tropicana avenue - I like the concept and blif it ll b a gd bet if given the chance to enter at or below 1.2kpsf (dream nia). Branded dev might giv an upper hand on tis project.2. amara - No comment as I dun like tis part of Bt caves. 3. saville melawati - Frenz vested and I trust the population there can support the future rental.

As for centro, gua hati gatal a bit but stil curious which facing ll giv more ONGness. Both sides oso facing road. No particular main road and hoping fr the plan, both facing oso hav access. At below 1kpsf or even cheaper if got kangtao, its doable but need time. Probably 2 yrs holding b4 start getting rental. Some units might b lucky to wait for few mths but those r sold.

Boss, buying commercial is a diff strategy compare to buying resi. Tenants who pay rental for rented house ll generate nothin in return. It's like buying a car and depreciate even b4 u finish paying off the HP. Tenants who pay rental for commercial shops, offices, or factories ll definitely generating income even if it's for storage.

In tis case, pls do challenge urself to step forward to find a way to venture into an affordable commi to try out. U ll b surprise on how the tenants afraid of u chasing them away than u afraid of when r they gonna drag on ur rental.

Yes it's more expensive but I dun c any cheap houses now. Some forumers here even vested in landed cost mils. Then how r v gonna define more expensive to buy a shop? A huge bungalow in bangsar could cost 6mil and at the same time a shop in telawi ll cost u 7mil. Which is beta? To me definitely telawi shop. Or compare mont kiara n hartamas. A super condo in mk can cost 3mil whereas a shop in hartamas can get it at 3.6mil. Which ll giv bea return?

Furthermore the appreciation part. Which has more legs to run?

Of cos if u compare a multi mil shop with a 400k soho, it's diff comparison Liao.

Btw many self employ hav many ways to get loan.

Over 1k product stil got minion saying super cheap. Btw I dun think its expensive cos I'm in bbb and uuu. Too bad minion is in ddd but keep www like no tomolo.

Now I fully und y minion keep asking ppl not to buy. Less competition and giv way for him to sapu. Gd strategy. His so called gangs all stay away fr props but he go solo buying everywhere n laughing at gangs now. Well done.

Back to topic. It's pretty worth buying at tis price regardless it's insider price or public price at tis loc. However ethg tat is still COULD MAYBE OR PLANNING is considered uncertain. TRX is the jib baby. He won't let it b a still born baby. He would rather rob the rakyat n force the glc for Marney.

TRX ll nvr fail. At least for now. Future if change hand then no guarantee la. Bear in mind, TRX has a big buaya supporting fr behind eventhou foreign banks r not vely supportive. And it's not vely gd point to use TRX to support in buying Robert. A lil too far to cause the effect.

Of cos they stil get loan(s) but it's like 2/8 successful application. More or less like the housing loan application today. So pathetic to c our gov dsr. cry.gif

Global Islamic finance hub is offering to banks to setup their investment here with tax free for x yrs. nothing to do with supportive in loan to trx. Abc bank can stil setup a operation in trx enjoying tax free status even if they reject lending to trx. brows.gif
