Over 500 north-bound buses to use TBS Bandar Tasik Selatan from Nov 1, no more Pudu Sentral – SPAD

Those who frequent Pudu Sentral (formerly known as Puduraya) for bus trips take note. Over 500 north-bound express buses using the city centre base will be moving to the Terminal Bersepadu Selatan (TBS) in Bandar Tasik Selatan come November 1.
The Land Public Transport Commission (SPAD) said the move was expected to reduce congestion in Kuala Lumpur and would affect bus riders heading to Perak, Penang, Kedah and Perlis, The Star reported.
“Under this move, 545 of the 635 northbound express buses operating from Pudu Sentral will be diverted away from the city centre. This will help reduce the traffic congestion faced by commuters in the Pudu Sentral vicintiy and in the long term decongest the central business district in the city,” a SPAD spokesman said.

(吉隆坡1日讯)建成后将是世界第二高的摩天楼“吉隆坡118大楼”(KL118),目前在展开地基工程就几乎被“租光”!

可靠消息告诉《南洋商报》,KL118大楼目前在进行地底结构及打桩工程,之后才展开大楼结构主要工程,预计2019年才能竣工。惟其“抢手”程度惊人,目前大楼各个楼层大部分已被“认租”。

楼高644公尺的KL118也被称为“独立世代”,建竣后也将是东南亚最高的摩天楼。

内定国际六星级酒店伙伴

消息说,该大楼已内定了国际六星级酒店伙伴,绝对不会陷入大楼空置,无人问津的困境。

另外,韩国《经济时报》日前报道,由韩国三星物产(Samsung C&T Co)及UEM集团成立的财团,已成功竞标KL118总值8亿4200美元(约36亿令吉)的建筑工程。

国民投资机构独立创投私人有限公司(PNB Merdeka Ventures)是国民投资机构的独资子公司,也是KL118发展商。

国投作为大楼业主,根据早期安排,其中36楼将充作国投总部办公楼。

于2013年7月20日正式在中国湖南长沙动工、计划建设楼高838公尺的“远大天空之城”一旦竣工,将取代哈里发塔成为“世界第一高楼”,惟这计划已被搁置。

建六星酒店观景塔保安滴水不漏

消息告诉本报,除了拥有大楼结构主要工程招标,还有其他如机械及电器等工程也在招标,至于建筑工程所涉及的内外交通规划则已完成。

“除了国际六星级酒店,这栋大楼也有属于酒店管理的酒店套房,顶层设有一个属于旅游景点的观景塔。酒店业者与发展商共同参与大楼内部设计。

“大致上,大楼完成后,已经不愁没有租户,因为已有内定的商业伙伴。”

提到保安问题,消息指出,KL118的保安系统是采用美国高端保安系统,几乎做到滴水不漏的防护。

“它采用了最先进尖端的保安技术,从防震、防爆、防洪样样做足,而且单是专家顾问团名单,已叫人大开眼界。”不过,他拒绝透露有关顾问团成员。

“你可想到的弱点,都已经被列入保安防范措施中。过去一些大楼建筑所忽略的,也都在这大楼的发展中受到关注。”

据悉,大楼停车场并没建在建筑物的底层,也是保安考量。

地下隧道成本高

除此之外,消息说,这座摩天大楼的交通规划与传统规划不同,且已顺利完成,不过成本很高。

“进出大楼的路段总共涉及4个地下隧道,驾车人士还未看到大楼,就已进入驾往大楼的隧道。

“从隧道出来就到了大楼停车处。他们离开时也是直接离开,不再途径大楼范围。”

目前全球最高摩天楼是位于迪拜的哈里发塔,其楼高828公尺,于2010年竣工。


If this is true then it is definitely good news for nearby developments.

GUANGDONG Debao Land Co Ltd, a property development company based in Guangdong, China, plans to invest in the long abandoned Plaza Rakyat project in Jalan Pudu.

According to Tan Sri Abdul Samad Alias, a major shareholder of Profit Consortium Sdn Bhd — the developer of Plaza Rakyat — Guangdong Debao will acquire equity in Profit Consortium, but the stake is still being worked out.

“If not, how can we get the money to fund the development [of Plaza Rakyat]? We will negotiate how much Guangdong Debao will purchase later,” says Abdul Samad.

Last Friday, he represented Profit Consortium in signing the sale and purchase agreement (SPA) for the Plaza Rakyat project with Dewan Bandaraya Kuala Lumpur (DBKL), which was represented by KL Mayor Datuk Mohd Amin Nordin Abdul Aziz.

The RM700 million price tag for the 15.3-acre PLAZA RAKYAT site translates to RM1,050psf. In 2010, Gamuda Bhd paid RM820psf or RM105 million to Wearne Brothers Properties Pte Ltd for the Robertson land, which is just next door to Plaza Rakyat. - See more at: http://www.themalaysianinsider.com/citynew...h.3LHl8NY9.dpuf

RM 1050psf is quite cheap considering a few parcels of land within city center were transacted between RM 3-4k psf recently.
