Latar will end at templer park, and from there it will take 30min to kl w/out jamm....

I think 15 min is from m residence to latar highway thru tasik putri (about 10km)which not yet construct....

any1 here know how to calculate the penalty if want to sell away property which still under bank's lock-in period? was thinking to sell away another unit of phase1 when the house is ready, cannot wait 3years lock-in lehh..

Superlinks at Emerald Rawang now selling at more than RM700,000/=, so I think M-Residence Semi-D should be around RM900,000/=.

Once somebody told me the coming Anggun 3, the developer at 1st plan to launch at 600K - 700K, but looking at what Mah Sing and others did, they have no choice but to sell it at 1mil+...

PETALING JAYA (Feb 29, 2012): Mah Sing Group Bhd has acquired two parcels of adjacent land measuring a combined 63.4ha in Rawang, Selangor from Vibrant Domain Sdn Bhd and Topaz Best Sdn Bhd for RM40.9 million or RM6 per sq ft.

The land is slated for a township development to be named "M Residence 2@Rawang", with an estimated gross development value (GDV) of RM650 million, said Mah Sing.

"With the acquisition of M Residence 2@Rawang, our landbank now stands at 493ha with remaining GDV and unbilled sales worth an estimated RM15.5 billion, giving us strong earnings visibility for the next five to seven years," Mah Sing group managing director and CEO Tan Sri Leong Hoy Kum said in a statement today.

The land is located 1km south of the group's existing M Residence@Rawang township development.

"For the new M Residence 2@Rawang township, we plan to offer only semi-detached homes, complemented by some shops. This is similar to our Aman Perdana township (in Klang, Selangor), and we intend to replicate its success by offering semi-detached homes at link-house pricing.

The property developer has planned to develop linked semi-detached homes with land size of 34ft by 65/70ft and built-up of 2,000 sq ft to 2,300 sq ft.

"We intend to price these linked semi-detached homes from RM638,000," said Leong.

He added that the acquisition of the land is timely as Mah Sing will be able to capitalise on the M Residence@Rawang branding achieved, and tap on the strong spillover demand from the nearby project.

The land acquisition is expected to be completed in the second half of 2012, with M Residence 2@Rawang slated to be developed over three to four years.

My favorite part in this article is that they are using a refined formula from their Sierramas to develop this massive gated and guarded development:

~ Glomac through its Saujana Rawang (Residential) is completing developing its 345 acres of land, about 2.5km from Jusco.

~ Puteri heights about 2.5km away from Jusco, UNKNOWN acres of land, there are also new boutique developments coming up recently, namely the 3 storey Semi Ds by Lowyat group, Saffron are also fully sold few months back, at that time about 900k, heard their next boutique development launch will be at least 1.2m/1.3m

~ AP Land/ Lowyat group about 3.5km away from Jusco - Bandar Tasik Puteri 2670 acres of land.

*soon* ~ Sunway/Sunrise, saw it in this thread by brother Chris Chew that the JV will develop 100units of high end bungalow 3.5-4.0mil.

This alone (more to come I believe as there are still lands undevelop in this area) make up a COMBINED OF 5500 acres of land started from the last 5 years and will be completing in the next 10 years or so, develop by tons of reputable developers AT ABOUT THE SAME TIME, imagine each has their own strength, creativity, experience, and loyal customer bases, this area will soon be changed and developed with good infrastructure, more and more upscale residence, lots of commercials etc, this is what I believe is changing and will continue to change Rawang for the next 10 years to come.
