looks like only the outer road (Jalan MR 1/9, 1/8) are 50 feet while other roads (Jalan MR1/11 and others) are 40 feet. Same like Ph2.

I think this is limitation for non-strata title. The guard house cannot be simply built. Same like why brick fenced is not allowed for non-strata residential.

Take example, Kinrara Residences (also by Mah Sing) is split into 2 - one under strata, one under individual. Under strata got guard house, but under individual no guard house...

Not really la bro. I think, Individual Title also can build brick fencing. Damai Residence, Indah Residence @ Kemuning Utama is Individual Title. It has Brick Fence, Big Guard House with 2 lane per direction.

I whatsapp my sales guy a while back about the guard house.. he said the guard house needs to be rebuilt because it does not follow required specs.. thats the only comment i got with regards to that...

you need to wait for ur bank to release money. i'm still waiting for my bank to release money. at the same time, i wanna collect LAD payment first before i collect key. I want to ensure the Calculation on LAD is correct.
