my first time queue up to buy prop made me give up queuing for life. Refer to Elmina thread, 700 people queue up to grab 7 unit leftover that were swipe clean by SD staff. And yet, people queuing from 6am got nothing because it is by balloting system...

3 in 1 concept mall going to be build near the rawang toll, 3x bigger than midvalley. Indoor theme park, wholesale mall, and branded mall like JPO, integrated with R&R some more...

Corus Phase 4 is at stage 2c... 45%. Expected VP Feb 2015.

Too soon may not be good, the amenities not there yet... M Avenue, Anggun City, road upgrading... sad.gif

Not sure about the bricks....

AG3 not only higher price, it is strata as well. Meaning, 1 year after VP, the owner will need to pay Perfection of Charge for strata transfer which is quite sum of money. This is additional from the loan legal fee, MOT, disbursement etc.

Corus just need to pay 3%, everything else borne by developer. Simply an irresistable offer for near 1mil property.

I think MR1 is a good buy because:
- freehold
- g&g with clubhouse facilities
- 22x80 with 2400sqf is quite big
- in between LATAR and PLUS
- not too close with Jusco/Anggun City (privacy)
- low upfront cash (FREE SPA legal fee, Loan legal fee, MOT, disbursement)
- individual title (strata title will cost you more during strata title transfer after VP)
- affordable price if compared to Lakehomes & Anggun
- on the main road side compared to Saujana Rawang/MR3, easy access
- planned township (M Avenue will be right in front)
- forest reserve at the side means more greenery less traffic

Hong Bee Land must be most worried because the flood is right in the middle of their residential and commercial centre. But even so, their price seems unaffected at all.

I noticed in the corus 68 s&p, there are some features are included as below:

1. Basic alarm system
2. Rain water harvesting system
3. 3 phase electrical power supply
4. Centralized hot water piping to serve basin and shower only exclude maids bath.

Are those also given to the DSL? For item 4, it sounds as if the owner need to purchase the heater tank themselve. Does anyone know about this?

I also saw the contractor is doing the cooker hood ducting towards outside the kitchen for each of the DSL houses (phase 2 or 3) cant remember.

MR1 phase 4 still a lot available. They opened block by block. But price very expensive 700k+ for terrace before disc.

I saw a land clearing just across M Residence/M Avenue. The land does not belong to Mah Sing. Does anyone know about this?

I have read around. There is no Unifi in the whole rawang, even in the Anggun area and rawang town. And there wont be any coming soon.
