serendah will take time. the so called Connect from Serendah to Templar Park was abadoned fow few years. you will notice the interchanges has been left for sometimes already. perhaps it's due to $$$.

in my opinion, ppl still relate Rawang = Bkt Beruntung case. Even Bkt Beruntung bearing Rawang address, but Bkt Beruntung is 15KM away from Rawang (Toll Gate to Toll Gate). Rawang is fast developing now cos it has lots of empty land. But soon, it will be developed. Location wise, when ppl say it's far.... i couldn't agreed with them. Cos i've been travelling from Rawang to KLCC (38km) and i also travel from Kota Kemuning to KLCC (35KM) as well. what makes Rawang far when i do the comparison apple to apple. smile.gif another comparison is from Kota Kemuning to 1Utama and Rawang to 1Utama. it depend on which destination we are heading and not by hearing ppl say, it's far. smile.gif cheers mate.

besides, i do enjoy travelling from Rawang to Kota Kemuning (50KM) cos i'm do not stuck in jam via Guthrie. 30mins based on 140km/h and 1 hour based on heavy traffic at bkt jelutong.

btw, anyone buying MR2? I have M Club Card and we can always share the Referral Fees.

I read wtf forum when ppls said there are many affordable proper gng landed to choose but they use 1mil below as benchmark. But we shpuld use 500k below instead...to compare mr2, which ll b more appropriate.

Phase 2 is 22x80, got RM 499k so cheap? If it is, it would be terrible news for whoever bought more than RM 600k.

I thought the starting price is RM 550k bfore discount.

Honestly, if Gated Guarded below 1mil, if inclusivr the Fenced and Guarded or without clubhouse then quite some to consider, majority at RM 700-900k brackets.

If purely GNG, actually not much.

If to say below RM 500k. Other than MR2, I also hope to know which project is selling below RM 500k with proper stratified gated n guarded.

The taikors in wtf try to bring in Seremban 2, Nilai.
I am no surprise when Seremban 2 become expensive, they will bring in Kota Bahru, Teluk Anson, Pekan Nenas into the comparison.

Hi, im a newbie here as i just registered once i booked Zara (zero lot bungalow), Saujana Rawang last couple week. before i proceed for loan, i decided to have a look on MR & instantly love Chorus. now im in dilemma, can anyone share some opinion about this? i really hope that i can get some idea from u guyz especially Chorus buyer smile.gif

Haha. Not sure if Kota Bharu or Teluk Anson... But definitely upcoming is Johor Bahru 2 or Skudai / Austin area.

How much u got for ur Zara? This is Zero Lot bungalow, definitely a little exclusive since it is detached house compare to semi detached in Corus.

But, after i visit the show house for Corus, I only can say simply impressive. Hahaha. High ceiling and full spacious semi d. Maybe I visit it after came out from 20x65 show house. Lol.

Zara Zero Lot got any showhouse?

Hi Chris Chew, i got 856k after bumi (my unit fronting lakeside).

in term of "title" : yup zero lot bungalow sound a bit exclusive rather than semi-D

in term of design n size : Chorus (3248sqft) WIN with no doubt coz Zara (3012 sqft). even Zara offer 20feet land on the side area, still overall design is not good enough especially when they have 'unjustified area' in the house.

Yup, they have showhouse (the actual unit from Zara phase 1) mine from phase 2..there is +-70k diff from phase 1 & both phase will be ready around end of this year..

I was early bird buyer on phase 2. Price from day 1 was RM 598k above - 7% rebate , then 618K, 628K and later over heard 668K.

Rm 550k could be from phase 1 super link

I hope this may help. But i am sure you already know what is your 1st choice. You may just double confirm if you have make the correct decision

Compare MR vs Zara based upon your preferred priority :-

1) Accessibility from highway & amenities
2) Cub house and facilities
3) G&G or F&G and price pay per month for maintenance fee
4) Freehold vs Lease hold
5) Environment
6) Capacity / number of lots
7) Developer reputation
8) Price per square feet
a) Compare MR with other new Freehold Semi-D property within Rawang on price per square feet
b) Compare Zara on other new leasehold property within Rawang on price per square feet on zero lot bungalow / Semi-D
c) Compare a) and b) different and check if both within your budget
9) Check with your relative / friend who owned the property in Rawang area.

Seremban 2 sri carcosa? Now is the price is near to rm2mil. Already expensive whoa...why buyung it now? Give me 10 reasons to buy seremban 2 haha.....sri carcosa i need 50 reasons to justify the price tag. Unless wtf can foresee the future with crystal ball, i dont know wats gd in seremban 2...or even make me think about it as klangvalley still have plenty developments r buyable. Surely all property oneday ll bcome expensive even perlis lol but the question is when. Seremban 2, tqvm.

Checked with my friend who owned phase 1. It is 10% + 10% S&P = 20% so far.
