How come propcafe fully analyse this project and some more, so extensive until got further updates after review?

I suspect the propcafe.net's editor invested there also.
But the blog reviewed over 20 projects for the past , most of the reviews are also details. I don't think they are related to any developers. Just my opinion.

I am not surprise at all if one of them vested in this project. You must be passionate enough to write so many details review, and if you are passionate in property, you probably know that the deal like MR 2 is hard to come by

Assuming rawang town is the center. Then M1 and M2 is far north and sp setia project is far south. Emerald is nourth. But the south is nearest to kl and selayang. The road also up graded and the interchange to latar also completed. And also the rawang by pass is already start construction.

Serendah has plenty lands right? One of the big projs in rawang ll b country garden which jv between mayland and china prop company.

Yes, serendah is another land provider at rawang. The properties at serendah will flip when the by pass completed at 2016. It will connect to templer park , latar and north south highway and completed the outer ring road.

I will keep my properties till 2018. drool.gif

regarding future accessbility, i was told the following, can I check if if they are true :

1) upgrade of road from rawang toll to junction of tasik puteri. Was told the 1st phase is to build flyover from rawang town to jalan batu arang, which is currently ongoing now. Second phase was to upgrade the existing jalan batu arang from the flyover all the way to junction into m-residence/tasik puter ?

2) an exit from LATAR will be built somewhere at KM 17.6, somewhere near kundang ? Where exactly is this place ?

About MR 1 , my fren bought a unit of phase 3 facing field which is not offered during the early bird price. Is it a good bet? She told me that if want but Fter early bird choose those special and unique one. Is anyone willing to buy a facing field unit with at least 40k more expensive? Hmm. . .

Usually we compare subsales with subsales
New launch with new launch.
EW's location is better plus FH
But MR2 got lake and club hse, stratafied GnG.
I don't think EW is GnG even the advertisement said so.

More details pls about EW, anyone? Y before GE the mr2 is launch? Strategy or ? Cos I might follow my fren for mr1 as more 150-200k but freehold property. Waiting Family support now. After 30 years rebuild new about worries (cos currently I am living in PJ area) so many old houses with freehold title can sell so expensive and after sold, new owner straight built new. Hope my decision is correct @@

EW owners have so many complains from its "low cost" guard house to low spec given to the house. Many thread are in lyn. So far, those completed are only guarded without any facilities. But i have to agree the location much better with FH title.

The link u posted for EW was old house, 20x70 with 1450 sq ft built up, parquet flooring for top floor.

If to compare, at least use the latest EW serie of Ebony which is 22x75 and RM 600k onwards but smaller built up at 1900 sq ft only.

Indeed, the location and freehold is one of the main selling concept, where, develop by Guocoland or Hongbee Land is part of the reason why previous buyers are trusted the taikor developer at Rawang / Sg. Buloh. Similar like IOI in Puchong and WCT in Bdr Bkt Tinggi Klang.

The comparison should be make against M1, Freehold Phase 2 or 3, both 22x80 and bigger built up at 2200-2300 sq ft and the main threat could be M1 facade is much much modern, better landscape with clubhouse facility. The ave price for both phases are abt less than RM 600k ( inclusive early buyers ) and it offers give and take on what prospect choose btw, location or much better looking house and external serenity.

For M2 comparison is only the built up, 1855 sq ft at smaller foot print of 20x65, only slightly smaller than EW Ebony, location again and leasehold issue is the EW main advantage. But RM 408-458k for a Proper Gated and Guarded with CCTV surveillance at every 3 lamp post, private clubhouse and again modern facade offers a big threat to the EW too. But the price of EW 1900 sf built up and MR2 1855 sq ft built up is differs by almost RM 180k.
