Phase one superlink 22x80 were 550k - 7% discount = 511k ,the first row of phase 2 facing phase one was 570k - 7% discount = 530k , it was relaeased at the same time phase one was released due to the high uptake rate of phase one. Me and my uncle bought a unit each on that row.

guys, u may refer to early post. i was there to queue up in the 1st day of launching. I remember it was Friday and i was there 8.30am.

18 x 70 starting price RM 360,800
22 x 80 starting price RM 499,800 (not sure about the 800). haha.

btw, as you know MS. 499K unit is those facing main road or something. as i mentioned it's "Starting From". there is cheap unit, but those not good location. i remember those 18x70 that facing Playground was priced 40K extra, which is 400K. the unit i got is 360K which is the cheapest unit and it was facing estate. 2 rows away from playground. smile.gif

No wonder, i was there when phase 1 and 2 1st row just took up by buyer. i selected the next release after that.
Meaning if all info correct :- phase 2 price was 550K => 570K => 598K ( - 7% rebate) then 618K, 628K ( - 5% rebate ) and later over heard 668.

yes. could be that way. when phase 2 was officially launched, it was priced RM 550K. those 499K was unit from 22x80 in Phase 1. only 2 row, if no mistake.

Anyone know the saujana rawang, when we wanna go to m residence show house, how much is the projects? Cos a sign board sold out there but didn't see anything. Just flat land

the project is 480k with 10% discount least hold....you are too late, the launching was on last year, and sold out on last year for phase 1,2,3 and 4 smile.gif

I was looking forward for the preview of M Residence 2 @ Rawang. And managed to book a unit on the 1st day of the preview itself.
However upon submission for loan, I was informed by the banker that the land to be developed is still listed under agricultural.
Is it going to a problem??
Please advise

Remembered my friend told me MR1 also converted from agricultural land when he booked one unit at phase 1.

In fact, most housing projects now are converted from agricultural land.

You should verify with Sales person how long the process to convert to housing project and the impact to buyer.

Ask the banker, are they funded to MR2 project ? If funded, how bank consider this housing project which build on agricultural land ?

On surface, banker should worry most.. sad.gif why us as a buyer ..smile.gif drool.gif

Please check with yr SA. What I've been made to understand, this will take at least another 6 months for approval.
You know how long to wait for SPA la. tongue.gif

Without SPA, no way you can get your loan agreement sign.

Why so rush for loan application since there are quite some details are yet to be finalize yet?

Prior to your purchase, buyers should have been informed by Mah Sing's SA that this current phase is pending AP & DL which will takes few months time, SA said at least 4-5 months. But I foresee much longer.

The current land is agriculture land which status is pending approval from Land Office for the land status to convert into Residential Land. It takes months and I have no idea when Mah Sing submitted the application, but based on Mah Sing's reputation, it can be done within 2-3 months.

Most of the banks EF are yet to be finalize, yet, actually they are in no rush unless Mah Sing able to convert the current agriculture land to residential land with land title premium paid, then developer only able to apply for AP & DL, ( in between banks will proceed for final EF ) which takes 1-2 months and after obtained the approval, then only they can officially launch it and let buyers sign the S&P.

I think estimated, it takes about 5-6 months from now. Depends on how aggressive Mah Sing is going to develop it and launching the next rows or phases. If they slowly and not keen, it might be takes 7-8 months.
