I concur with ur tat MS just want to deliver a so so product only. May be they think this area is a bit out skirt and the purchaser is deserve for this kind of quality. For other prime area i dont think they dare to do this. This vmad.gif vmad.gif vmad.gif Not fare for all the purchasers as we paid premium for the house as we believe ms.

There a lot of development nearby tat have the following:
1. Price range RM200+k - 300k +; cheaper
2. Location wise Emerald is better, mature township and better accessibilty
3. Perhap better "quality" ( if no improvement done)

So why we decided to buy at MR.??

Because we belief tat MS will bring a whole new concept here!! With
1. Proper gated & guarded - tat we feel comfortable
2. Grant entrance & Signature signage - tat we can proud of even before our freind reach our home.
3. Proper landscaping - tat made MS & us different from others
4. Proper facility & club house as promised in the brochure

I hope MS will not fail us.

i guess they want to know what's the respond from buyers before they really open for public ...
but actually in fact.. whether you are buyers or not.. you may also visit it ..because they won't block you from visiting the showhouse ..

r u feng sui master? if not, how to determine bad feng sui? as to my understanding, feng sui for each house vary for each individual. it take into consideration the owner (male) DOB and spouse (female) DOB to calulcate each segment's feng sui. house direction also take into account because each direction represent a different element (fire, water, wood, etc...). sometimes, a simple toilet in the middle of the house does give good omen such as place for "water" (sui = money) to retain inside the house. it's very subjective my friend. smile.gif just my 2 cents.


Added on September 6, 2012, 11:56 ami've not yet view the showunit. might do it this week. in my opinion, design is very subjective. like koigh like the toilet in the middle and some of us doesn't like it. personally, if the toilet is not underneath the stair case, it will waste the space there. my current house has empty space there which i have no idea what to put. at 1 glance, it looks bigger, but that place doesn't serve the purpose. if MS convert that area to a long store room, then yes, it's good. but again, interior living hall will look smaller. smile.gif just my opinion.

btw, good to know u guys are united together to question MS. smile.gif i do hope they will give a good explanation or make changes to it. hope MR will success and bloom.

i like what siew1984 comment about guard house. my current house's guard sometimes hybernate or playing sms or smoking in a larger guard house. not effective. i believe effectiveness cud be main priority rather than large guard house just to accomodate the beauty of the area. smile.gif

FYI, i got the information from professional..... our main entrance house door just cost RM 300/RM400 only... really XXXX ..... this is call solid door??? I call this "CHEAP DOOR"....

The Guard house should have at least "IN/OUT" Traffic control and touch card access.. (not smaller like this, definitely all control by 1 way!!!! )..i feel no safe to living here.... when outsider like robber looking on this guard house.. i can tell u .. he will think to do robbery case here......

For security guard.. I can tell you because i'm working in country bank... Security Guard should use third party firms (more professional) so that they will change the security guard every week or every 2 week.. Why we need this? please refer below:-

(1) Security Guard will not pakat with other people and robbery case will reduce. A lot of robbery case are done by insider people like "guard".
(2) Security will be more strict. E.g: If the guard see the people very often and then he think the people is residence and simply let go that people enter the area... but this people not necessary is our residence.
(3) When security Guard are news on this area, they are more concern its instead of lazy...(human being)

Frankly speaking, for the lazy security guard.. no matter he got a comfortable guard house or small guard house.. he also can lazy.... So this must control by management...!!!!

Myself, still stand a point.. we no need very luxury guard house... but we need a well look guard house(not smaller like THIS) and at least got "IN" and "OUT" Traffic control... if not i can tell you we will have a traffic jam every morning when we need to go work...

All, below is the latest email that i sent to Mahsing after i received an information from our buyers......(*** Ms.Angela told her.. our buyers are satisfy phase 2 design and happy on that !!!!)... Are you agree?????? i think this is an excuse and not a solution...

Hi CRM,
I had received an information from M-residence buyers today. She told
me that she got meet Ms.Angela and discuss on the complaint issue.
However, she are received more excuse answer from her instead of
solution. I believe this is not the way that developer treat purchaser
like this. If we just need an excuse ... we no need to send a
complaint letter.

I hope that we can have a dialog session face to face between Mahsing
and all M-residence purchaser.We got a professional here to explain
further the problem and dissatisfaction on this complaint matter. FYI,
We are not the first time buyers to purchase house and i believe more
than half million Ringgit Malaysia house should not like this !!!

We look forward to settling this matter amicably. If, however, you choose not to
Undertake the rectification work; we will consider taking further
action to resolve the complaint through the multimedia company or etc.

i am totally agreed with you. most of the time, in GnG community, thieves not coming in thru Guard house. they enter by break the fence or jump over the fence. instead of getting a good looking guard house, i would prefer to upgrade a better fencing rather than conventional "Fence @ Pagar".

Agreed with u as well on the Traffic issue. This is noticible in some old taman where they put up their own guardhouse and guard. btw, having 2 lane of entry does not mean visitor will not drive in to "Resident" lane. i've seen those incident happen.

I agreed that, however, we also should follow what we sign in S&P (When i bought that time Sales operator already told me that the fencing are transparent de) ....so We cannot request more... (Must be reasonable).
Example you buy Waja but in the end you want Mitsubishi Engine.... it's impossible...

I just hope that we can live in secure place.. Sure.. we should give time Mahsing to resolve this problem...
We choose Mahsing because of their reputation.. and we will look forward for their action ....

I believe everything's need time.. If mahsing really can resolve the things... we all are happy on that....without complaint..
