typically, good to have at least 2 different bank offers to compare and choose the better one lor... I know some banks do offer 90+5% for MRTA

Yes, SnP and money on same day. I just signed the SnP yesterday. Finger crossed for M Residence project.

I bought for my own stay. Agreed on the importance of G+G concept, I think the key to long term success of this property is to have strong community participation to safeguard the area, an active and reliable RA will be ideal.

As Malaysian we are not lack of good ideas, but what making it works is right execution and keep improvising from time to time.

Hopefully Mah Sing can do a good job in setting the right framework and foundation before handover to RA. It will be good for them as a great tool of advertisement too... to turn Rawang as prime residential area.

Thanks cescmy14! The photos look good. Not sure if the actual units come with fenceless with the adjacent houses or they have yet to put up?

Kittyyong, we do saw a photo in phase 2 previously...!!!! really suck and a lot of things are not make sense...and we all are know.. however we hope that Mahsing can do somethings before the show unit are open... we will give them a chance before make an official complaint to mahsing or even multicasting company such as TV3 or newspaper... As what Mahsing promised in newspaper last time... with slogan "They will build a secure guarded community in rawang" ...If in the end, Mahsing deliver this kind of suck product and all consumer are unhappy. Did you think that M-residence 2 and M-residence 1 Semi-D sales can increase?

For this unsecure guard house in photo... i think we can discuss with Mahsing how to get a solution!!! remember, we need solution instead of excuse!!!  For term and condition , for sure we can discuss within Mahsing and consumer.... instead of blaming each other!!!!

For consumer, for sure we need a product that as what Mahsing got promised!!! we no need very luxury guard house!!! or material!!! but always remember what we give (RM 600k!!!), Mahsing should give back what it should deliver!!!. Agree?

We wait again the action from Mahsing and show unit phase 2!!!!

I am a phase 2 buyer and shared the same feeling as kelvin2080... feeling that phase 2 is not worth the price tag after viewing the show unit.

Mah Sing, we trusted you for the reputation... pls don't ruin it with this project.

In my opinion, the GF toilet problem is equally as important as the security concern due to health concern.

We need to understand what kind of measure does MS take to ensure proper air ventilation and ensure the good health for the occupants... I'm sure MS also want to label their house as "Good Feng Sui" design house to its clients... this is not superstitious, there is common sense and science in it.

To my understanding, there is lack of clear communication from MS on this. Info from their SA is limited too.

I have to admit that I did not really review thru the house layout properly when I signed the S&P... due to trust in the brandname of MS that I will get a quality house from them.

I hope MS would not fail us and resolve this issue with their wisdom.

I saw this The Edge interview article with Mah Sing CEO Tan Sri Leong Hoy Kum, an insight into his thoughts when asked about how's Mah Sing performance in 2012.

"There are several projects that I am particularly proud of. In landed residential, it is Aman Perdana for being our first sizeable township, comprising only semidees and bungalows; Garden Residence for being the first township in Cyberjaya to offer landed properties with a gated concept; M Residence in Rawang for challenging the perception of the location and improving property values there; and Southville City in Bangi, our biggest township so far at more than 400 acres, which will combine the best of our township experiences."

I couldn't agree more on his sharing that perception on the location and the need for increasing the property value in M Residence. Security is definitely No. 1 concern for home buyers especially come to unfamiliar location. I myself is a buyer of Phase 2 in M Residence and I hope this is also priority No. 1 for Mah Sing to protect our investment there.

Having CCTV is not going to stop crime, but it can serve as deterrent to minimize crime. Perimeter CCTV may sound hefty cost at first glance, but it definitely can go a long way to improve the property value here.
