Question should be on developer side since purchaser dealt with them. It may because of HM or local council, but purchaser will need to deal with developer directly for this case.
You blame developer, developer blame HM, HM blame LO, LO blame bla bla bla..afterall, everyone is pointing finger at each other. And we will never know the truth.

Of course, dev won't publicly announce that they're having problem with the AP, like land/soil problem, or other. But you will only hear from the dev that, HM slow, and the games go on. Or indeed, is from the HM, so what can we do to fasten the process? You wanna use a gov company to sue a gov company.

I believed alot out there are facing the same problem, not only leafz or treez purchaser. But if you look it in a good way, it might be good, cause, you can have time to collect sufficient money to pay anything upfront, as if the time you booked, you had averagely sufficient.

sorry to make you putting such great efford trying to make up the "link"..
my statement didnt even say developer selling without AP but allow booking without AP.. no SNP, no selling..

Of course allowing booking few months in advance creates artificial demand.. imagine if the time between booking n snp takes 3 to half years, the so called "fully sold" has been artificially created but in actual fact no transaction took place.. witn each phase getting more and more expensive bcos of "non-existance" demand..? no money actually transacted and the price increase because of demand?

When a project is selling with AP, usually it takes longer time to sell off 1st phase because buyers are required to sign snp and get loan approval between 14 days.. it will have less "book now, think later" mentality, and not all buyers will get loan approved as well. developer still need to fill in the drop out units, and get most of the units sold before proceeding 2nd phase..

lawful unlawful? legal illegal? i guess developer has covered their axx, not easy to get them down...

there was a news where public sued the developer for "selling" before launching... not sure what is the outcome now..

No harm to sign it as it is not a loan agreement but just the acceptance of loan package offered by the bank.

yep.. if those who is buying it for own stay then it should have no issue to wait for it and even could save up more $$$$$ for that. After all, i believed purchasers (for own staying) have nothing to lose at all but maybe just the longer time of waiting. rolleyes.gif

Never/don't sign S&P before get your LO signed unless u have tons of $$$$$$$$$$$ otherwise u would be more scramble x10 x100 x1000... rclxub.gif

Guys I have given input on the buyers to liaise with HM and HBA for clarification, meanwhile my understanding is that the developer must explain in writing if there is no short coming to cushion of this situation asap, meanwhile my friend told that agents are calling him to find out weather he want to sell his property, guess the the developers sales guys are revealing the buyers name and contact to their friends or agents, its not ethical and very unprofessional of the developers end, his contact details are reveled without his consent, and this again will create artificial impression on the price.

Jalan Robson... are u referring to Palace Court condo whereas their show house and developer office are there ? The Leafz show house is located at Kuchai Lama (Kuchai Exchange) anyway.

We have just obtained approval for Developer's Licence and Advertising Permit yesterday and we are now in the midst of informing all purchasers by way of letter and email. However, we are still awaiting title no. from Land Office before we could proceed with signing of S&P. We shall inform you accordingly once we have obtained the same from Land Office.

Finally some favorable news update.

HSBC said the quota for the loan is already full. Dunno how true is that. Anyway already gotten my loan approved so it doesn't matter.

What matters is that developer is on track for the construction and keep their promise on providing quality workmanship & materials for the interior & exterior like what we have seen in the video with flashy graphic illustration for the Leafz.
