Don't you realized behind the old township lack of bank? The area affected from Segar Perdana, Bukit Hatamas, Awana, Cuepacs, Alam Jaya, Sering, Sunway Cheras, Hijauan Residence, Taragon Puteri & others, don't have bank. Except Tmn Suntex with RHB & BSN are not enough to supporting this area. Those staying here were go out to Connaught or Segar for banking. While other like Bt.11 will go to Balakong & Mahkota for banking.

Assume, if You City atleast have two famous banking from HLB, MBB, PBB, CIMB, AB or others will help You Festival more transact & demand support.

for paradigm mall should be WCT themselves to manage it. handle surprisingly well and very successful as a new mall.
Their very first mall is Bukit Tinggi mall quite successfull also. i think they join hand with Aeon to manage the mall.
Aeon has more experiences to manage a mall and wct gain experience from there before open paradigm mall.

Ahken gor, i am also very puzzled by the success of wangsa walk. Nothing remarkable inside but able to attract the crowds day and night. Perhaps its due to the karaoke (the legal kind), TGV cinema, bowling or fitness centre gus.

Yawor, why no bank at middle of cheras area? Found many banks at south cheras like batu 9, 11and balakong. Citi, Hsbc,MBB,pbb,Cimb,hlb,ocbc and Many more. Just MBB got 3 around and not far away.

Have to see how they manage it. Must have strong leasing team first. Gather up a nice mix of tenant list/category.

Good, I can arrange to survey this area.

Last time, I spend more time to finding subsale retail/shop while I found a prop with "walk" is cheaper than other normal shoplot. Maybe design & outlook come to the issues for limited buyer.

Do you heard about The Sixth Sense? Use your own physically to sense.

This area lack of bank. If bank leased here, all problem will solved. Youcity residences and business transact no need to Tmn Connaught or Segar.

If i understand correctly, for project under MRL, this project could only allocate 50% quota to non-bumi. It could be 70% quota allocation to non-bumi if developer manage to make it. Please correct me if i was wrong.

What if the developer is not able to sell off the bumi units? Are they able to apply to convert them to non-bumi lots as per normal procedure?

SA told me bumi lot can pay extra fees to convert. So, when the bumi lot release for other buyer is not cheap anymore.

About MRL, can we check with snp lawyer or bank legal? I don't think bank will stupid to take risk give a loan to buyer where the land was under MRL.

Be physically think. OK
And PJD must check with the landlord before progress anything to start selling this project.
