Hi feralee, thanks for the photo. Do you have any idea what's the take up rate for today? Looks to me that sales are going quite slow. Is there a large crowd when you were there?

PJD needs to give this project more hype! I don't see a lot of excitement over this project.

Well as expected, the larger units are much more difficult to sell. I called the sales office last week and there are still larger units (>1000 sqft) available for Tower A,B and C.

Since you have an insider in PJD, do you have any idea when the You commercial/mall will be launched?

Any fellow buyers of You Vista (You City phase 2) over here? I am slghtly concern on the non-activity around the site of the condo. I rmbr the SA told me that the 1st drawdown will be around May, but up to now still nothing. From the photos, only Phase 1 is starting to be built now....any latest info?

That's what I was told by the developer. Hmm...in hindsight, I think they might be referring to Phase 1 of the project. Based on your experience...for a project like this, when only will they start work on Phase 2?

Thanks feralee for the update. We can really count on you to get the latest progress of this project. Really appreciate it.

I think it goes without saying that the remaining 40% are the larger units. Now with only 8% discount i wonder what other incentive will be given by PJD to entice potential buyers.

How come the bumi allocation is so high for this project? The demography in Cheras doesn't justify such an allocation also

Completely agree. Don't think your rental can even cover your instalment at the current property prices. Great for own stay though. With the upcoming You city mall, the place could be a very self sustaining community

I was there during the first launch of You Vista and I went up to visit the show units on the 3rd floor. The 2nd floor consists of some rooms for contract signings/discussions.

You residence is the one with no shoplots. You vista has several units of shoplots on the groundfloor. I am pretty sure there are units left for sale for youvista.

I would like to share this link to the classified section of Amaya Maluri to all

The current asking price for this completed condo is already 700 psf.
While I understand that we cannot make an apple to apple comparison with You City, I think it would not be too far fetch to suggest that the asking price for You City upon completion in 3 years time would be able to at least match that of Amaya.

Do keep in mind that Amaya is lease hold vs You City which is free hold.

Amaya does have the advantage of being located in the heart of Cheras, within a well established neighbourhood. However, I do feel that if PJD play their cards right with You Place/You Festival Walk (rumoured to have a hotel, college and hypermart) then they can turn this into a mini self sustaining township on its own. If residents still feel the need to travel to Maluri, then it is just 5 stops away via MRT.

Any views from the rest of the forumers?
