Yeah Jalan Meru Tambahan. A few other housing projects also taking place around there. In the future, the roads are going to be congested if it is not widened.

Something that worries me is that I hear many are buying for investment. Which means not all the houses will be occupied.

Besides, I heard many feedback saying the major concern is the travelling.

I am increasingly getting a much clearer picture when I dwell into this subject. I would say clearly there isn't any issue at all with the future of BSC. Initially, by just looking at it, most of us will tend to look at Desa coalfields(DC) and wonder if the same atmosphere ( many shops abandoned) of quietness and slow property appreciation might happen to BSC. However, the time in around 2004 when DC was first sold, it was rather lonely till even now. Few shops are open therefore because of insufficient demand. Now with BSC added in and the revival of housing schemes in Puncak Alam, with prices around RM400,000, people will buy here. Those days in 2004, there were still plenty of newly built home choices to buy in BU, Subang Putra heights and of late Denai Alam for double the price, but no longer anymore now. This may explain the quick sale in BSC. Now, World wide is also selling new homes across the road. With this, the population will grow many times. Prices of new homes here are still relatively low. Compared to Putrajaya, cyberjaya and Rawang(all are further away compared with BSC to and from the work places that are centered around KL/PJ/Shah Alam), many will find travel time from BSC to work tolerable still. This home crowd will bring in the businesses and facilities will definitely increase. On roads, even now, it is a smooth journey from BSC to Guthrie Hwy to Jln. Sg. Buloh to Kota Damansara that will provide the much needed shopping and food amenities.

You have a point there regarding BC and BSC as it is a different plan. BSC is at minimum a 10 years project and looking at their plan it's huge. As large as BU, BU and DJ combined.

I checked wikipedia too and it says Bandar Utama 1 to 12 is 1,000 acres. Thus, it means BSC is about the same size as BU! Looking at the size of SS2 which have homes and shops, it is much smaller but its locations and facilities make it a prime area of PJ. SS 2 township has flourished as it long serves residents from several sections. Population demand is therefore the key factor whether there will be plenty of goods and services at BSC. This in turn will determine its future property values. If it is a vibrant township, people from Kundang, Rawang and Ijok will come over as they are nearby. I hope BSC has outlets like ordinary coffee shops, Old Town Coffee/ Hainam Coffee like those in PJ, malls with cineplexes and many more hawker food with prices more affordable than those in Kota Damansara etc.
And this is NOT something within KLK's control. Instead, shoplot purchasers who wish to get business tenants should strategise. Or you may see like what is happening in Desa Coalfields- mostly vehicle service business! With today's communication technology advance, you can quite easily contact all other shoplot buyers and together identify a well-balanced variety of successful businesses activities that you wish to attract and collectively, approach the various business concerns to come and rent your premises. It works for the benefits of ensuring businesses can survive and for you, lasting tenants. This will go a long way to benefit the community as well where I am apart of it. On this, Klk should be able to help out as this boosts your sales.

Actually BSC (1,000 acres) is only the start of KLK properties development within its 7,000 acres land in the area. See my previous post on their advertisement in early Sept 2012.

thank you. I read from another lowyat forum that there is a new Tesco store coming up in Puncak Alam but someone there disputed.
