Nope!I'm living next to BU, not BU itself.
But I used to go to BU11 regularly for dinner and family gatherings.
Nowadays less frequent, as we go to another place to gather.

What about you as you've bought 2 units? In my area there are quite a number of units up for sale. Of course there are always buyers picking up. What I have observed is majority of these sellers had children already grown up. Most sellers mostly upgrade to a bigger unit. Is it a good thing? It all boils down to individual decision. Looking forward, areas in BU, DU and DJ and Tropicana areas are going to be immensely densely populated and it's going to be very congested and chaotic. So many ongoing high rise building in progress now and few more on the pipe line coming up. And I have doubt that the current infrastructures can take these load. Look at the NKVE toll now. It's just madness. You'll find the vehicles coming from Shah Alam and Kota Damansara is just too heavy. Used to have traffic jam during peak period. But now, through out the day and given a year or two it's going to be worst. And I don't think there are any more lands to accommodate the expansion of the infrastructure. |

Unless with property companies which may not move in at all, I guess most other individual investors will not leave their properties vaccant whilee waiting for buyers to come. For me, we will most likely move in or rent out to lecturers or students and hold it till the area is more mature in facility development, then only we sell. Semi-d always command a premium price of its own and a different market appeal compared to link homes and we are not worried at all about its future appreciation value. Right now, we are actually future residents of BSC community. |

Isn't it a downgrade if one moves from BU/DU/DJ areas to BSC (in term of house value and facilities)? Unless u move from a 22'x75' DSL to a 40'x80' SD, then it's an upgrade in terms of space. For me, the congestion and bad traffic isn't as bad as what you mentioned there. I can reach nearby school, office, 1U or IPC in just 10 mins to not more than half an hour's drive. Local residents will avoid those peak hour madness that usually caused by Shah Alam or Kota Damansara or Puchong residents. To be frank, I'd like to see buyers moving in once they get the keys. At least they don't feel unsafe or lonely in a faraway land....haha.. This post has been edited by Mel2: Nov 5 2012, 11:20 AM |

I looked at it very differently and meaning of downgrade never cross my mind for those thinking of moving out. I mean: 1. Sell BU link house for RM1.3 mil 2. Buy BSC 40' x 80' for RM725K, and cash returned of RM575K 3. Budget say, RM250K for renovation and still have balance RM375K to spent. With DASH highway completing in 2 years time, travelling to PJ shouldn't be an issue. How much further the property price in BU can go which is presently valued at RM1.3 mil as compared to BSC in near future? These are my thinking. |

QUOTE(Mel2 @ Nov 5 2012, 03:29 PM) Upgrade: stayed in BU for a no. Of years and found the DSL cramp though newer than those in Tmn. Megah. Semi-D in BSC is a big upgrade= new and happy open space!Downgrade: fewer food choices in BSC at least for 2 years I guess. Will miss all the fantastic chinese and mamak food in SS2, Kelana Jaya. Anybody know of good chinese hawker food outlets in say, sg. Buloh and kota damansara? These 2 will be nearer towns to BSC for food. Hypermart may go to Carrfour in kota damansara. Any nearer outlet for grocery? The wet market in BSC belongs to Majlis Daerah Kuala Selangor. Klk will not build it as it has been surrendered to the Govt. as a public plot and a project under public utility, according to KLK under the law. It depends on how MDKS prioritise the wet market construction, and meanwhile, they may allow pasar pagi. This post has been edited by Supreme1394: Nov 5 2012, 07:57 PM |

The road was quite clear though. And the kampung along the road looks less depressing than the first time I went. Maybe, I've lessen my expectations. LOL. |

It'll take about 20 mins drive to Kota Damansara is use the Guthrie Corridor Highway. Once the shops lot are completed, there should be mamak stalls available. Dont think there's any Duranta 2 right? Unless smaller build up. According to Henry, there will not be anymore 24x75 link house.
