QUOTE(prozak53 @ Mar 28 2013, 09:02 PM) Ever since the forming of a Residents' Association (RA) was first mooted by awiva in his posting on Oct 18, 2011, there was never another whisper on the subject. While some other subject matters discussed in this forum are for the overall good of the BSC community, we should not worry too much about the hardly audible planes flying thousands of feet overhead, but should be focusing, at least for now, on the formation of a Pro-Tem Committee/Associations (PTC/A). This will open up a better line of communication between the buyers and both KLK and the House Buyer's Association (HBA). As one of the owner who will stay over in this area, I fully support you Upon vacant possession, the Pro-Tem Committee, after due process, will lead the R.A. This is very important because afaik, you need to seek the approval of the Local Authorities (L.A) to set up security post/patrols and the L.A will only liase with the R.A pertaining to such matters. While I and some others may have the option of moving in at a later date, it is not only the early residents who should take the cue but everyone else should be proactive. So may I humbly call upon those future residents with R.A or leadership experience, to please do a noble deed and take the lead. Contributions, services, in whatever shape or form, will be greatly appreciated. |

QUOTE(prozak53 @ Jun 12 2013, 04:15 PM) Perhaps, out of goodwill, KLK will provide security for Bromelia, Duranta/Oleander for a reasonable length of I'm one of the owner in Duranta, please count me in for this security discussion. Thanks.time. Hopefully by then an R.A. would have been formed to take over. And do we dare hope that KLK will extend this kind gesture and build the 'guard houses' too? KLK will want to maintain a good corporate image by fulfilling their social responsibilities as a good and responsible corporate citizen. » Click to show Spoiler - click again to hide... « The proposed security layout plan (not to scale) is specially for Duranta/Oleander. Plan B requires the widening of the entrance, right to the edge of an existing fence (indicated by dotted lines). Currently this is for discussion and input only. Approval from the relevant Local Authorities (L.A) and the consent of up to 85% (subjective?) of the residents of Duranta/Oleander is required. Above all that, the L.A. will only deal with the R.A. |

QUOTE(prozak53 @ Jun 23 2013, 01:14 PM) Thanks for the confirmation. Judging from the pics, I'm quite sure it's the paramesh 358 High Security Fence. As part of the community, I dun mind to fork out some money to improve security. It's supposed to be 'anti-climb' with a 3"x 0.5" x 8 gauge specification. I'm sure WCT would have factored in the cost of the fence in reaching the selling price of their units. Plus they can recoup from the compulsory monthly maintenance fees. Having said that, where do we go from here? Get ALL the residents to contribute and re-do the fence? (with KLK's subsidy?) Increase security with CCTVs , more security personnel and gating the backlanes? Or both? IMHO, I think the days of cutting fences to sneak in and steal shoes or literally to 'curi ayam' are gone. So I'd personally, realistically, opt for the second option or dream of the third. In the meantime, anyone extending their kitchen can deter burglars entering through the roof (their normal 'modus operandi') by nailing down 12mm plywood on the rafters before securing the battens. Security and insulation in one go. |

QUOTE(nmarina @ Aug 5 2013, 10:52 AM) Hi All. I've been following this thread for quite some time. I'm not sure if this is the right place to ask but I'm just wondering if there's any Bromelia owners who wants to let go of their property? I'm keen on purchasing a property at BSC. Are you an agent, or for investing or staying? |

QUOTE(BSCalex @ Aug 27 2013, 12:29 PM) I disagree with your bad workmanship bocoz of klk employed foreigner worker . All project is monitoring by the appointed a local site contractor company. Quite true, I overall satisfy with the house building quality, even my other contractors agree that my house quality is way beyond the standard. But, I do find some leaking problem at foyer after the heavy rain, due to the pipe is not well joint, but after my complaint, it has been fixed and put up some cement at the second day. Toilet pipes are not well joint also cause some leaking problem but all has been fixed after submit my defection form. Banyan, Bromelia & Hibiscus by Sunshine Construction S/B. Duranta & Oleander & Banyan 2 by Kitacon S/B. Arcea by CNH Construction (M) S/B They should are specialist ppl in this section. I visited site during progress period all bathroom is tested by fill-up with 1-2" inch water to confirm no leaking before the done up the floor & wall tiles. So if during now handover still leaking it should be the joining pip problem which they did not monitor or check properly. Or maybe the design problem! My Oleander is also almost complete and I been there last Sunday during raining time, all units is locked and just by looking from outside we can see many parts of the roof join facing leaking problem The design like unable to support if heavy rain. Will complain them during handover. Advice all buyer go check your house during raining day. The design for some Duranta & Oleander on the mailbox is a problem too! How come it design to a side which postman using motorbike unable to reach Overall klk have a lot to learn from this few projects. We as phase 1 buyer been waiting 2 years of our house to complete and now those problems we just can highlight them and hopefully they will do some quick improvement. Overall, I'm okay with designs except of the sink are not good designed products, door knobs are cheapskate, and need to do lot of air-con hacking.... |
