any news on Tesco taking up the offer to build on the commercial area?
I'm also hoping for klk to 'green' up the area as stated by SA. According to some surveys, residential projects with trees have about 30% better value appreciation.

QUOTE(mjo2 @ Feb 12 2012, 11:23 PM) I managed to enter the site today...nobody spot at the front of gate . drove all the way and parked in front of my own future house...tadaaa.. ...almost 45% completed...show house also 95 % done. Satis... .. How much are you paying for the monthly interest for you loan atm? Mine so far, KLK have just charged my bank the 1st 10% for the land works. But from the pictures above, seems like most of the durantas progress are well ahead of that. I dont think any of the units will be used as show house since only very limited corner units are left unsold. Just wondering if there's any chance of collecting the keys by year end. Added on February 13, 2012, 1:09 amDo anyone have a good glass contractor's contact? I'm thinking of installing a glass perimeter on the balcony so i can make use of the space. Planning to replace the stair railing with glass too. Anyone have any idea on how do they charge? By sqft? How much /sqft? This post has been edited by Alternation: Feb 13 2012, 01:09 AM

From the brochure, it says reinforced concrete roof for the balcony. Seems sturdy enough but hopefully the beams are up to it.
From the Duranta's main entrance picture, it somehow feel like a 22ft instead of 24ft wide house. Usually with such shot, a 24ft width house (some developer already categorizing it as superlink) is quite obviously wider and grander; although on paper its only 2ft difference. Or its just me?
@awiwa, i actually prefer the staircase like that. Not that i'm really into fong sui, staircase which leads directly to front door isnt that good. If you need inspiration, I got some interior pictures on how to deco such stairs. If nicely done, there is no doubt it will be among the main highlight of the house.

QUOTE(Supreme1394 @ Feb 29 2012, 04:52 PM) Hi, I am a banyan semi-d owner. We have a U-shaped staircase that makes the downstairs underneath looks odd. Would appreciate if you can show some interior pictures on how the deco such stairs. Thanks. Added on February 29, 2012, 5:13 pmJust called the KLK office and spoke to the one in-charge of the Banyan semi-d progress. Was told that lot unit 26905 to 26908 are currently being built and 35% up. According to her, we may try to inspect but it is up to the site workers whether to allow us in or not. It's for our safety actually. Added on February 29, 2012, 5:16 pmAccording to my layout plan, the banyan powder room door is much further away from the main door, but this one looks very close to it. Most likely not Banyan. Not sure about Banyan's layout but for Duranta, apart from being wider, the layout is more or less the one of Damai Residence in Kota Kemuning. Their show unit looks nice, especially the stairs. Refer herehere I'm planning to do up my stairs with glass railing. If the ceiling height permits, i'm also planning to build a half floor of work area above the 2nd floor living room (like a duplex concept). Not forgetting, the balcony extension too.

QUOTE(Supreme1394 @ Mar 2 2012, 03:15 AM) Thanks for the pics. Nice plan you have. Not sure what is duplex concept though. Balcony extension via additional steel bars and hooks? Very expensive for me loh... Every one here is wondering if the balcony is strong enough on its own. I've been asking the sales agent too but they are clueless at this stage. Probably need to get them to ask the project engineer. My version of duplex concept is an extension of half upper floor over the lower floor in a high ceiling structure. Just an idea though, atm no idea how high the ceiling will be.

QUOTE(prozak53 @ Mar 3 2012, 12:49 AM) The ceiling is at least 16 feet high 16ft at its lowest point? Anything above 16ft is good enough for a partial additional floor! Tempted to do this Except above the elevated floor is ceiling. If it can be done, then i'll gain more or less extra 100sqft of workstation

QUOTE(awiva @ Mar 3 2012, 03:18 PM) He wants to built it upstairs, cut the family area into two : upper and lower duplex. I think. Lower part watch TV, upper deck put computer and IT stuff? Spot on! The supporting structure will be steel and flooring will consist of wood (tree house style). Did some calculation on material cost, shouldnt exceed rm5k. Only concern is high workmanship charges. Added on March 4, 2012, 12:17 pmQUOTE(prozak53 @ Mar 3 2012, 03:36 PM) It's a level ceiling. Depending on how u construct the the mezzanine, loft or duplex (whichever u 1 to call it), u can also access the "skylight" from which u can exit to a r.c flat roof of approx. 120 sq. ft. U may then transform it into a sun deck or for star gazing at night in complete privacy. Added on March 4, 2012, 11:31 amSome minor concern is i think they are going to place the water tank at "skylight" area. But relocating it wont cost too much either. My idea for the whole renovation is more towards structural renovation rather than spending heavily on furniture and fancy lighting and stuff like u see in show units which is bloody expensive. Instead, i'm planning to do european style of interior which is simple and spacious. Most importantly its easy to maintain and AFFORDABLE! QUOTE(Supreme1394 @ Mar 8 2012, 12:07 AM) From my experience, I had only structural renovation ie. those that changes the frame pillars aimed at enlarging or altering the existing structure and they proved to be more expensive than interior renovation! They involve cutting existing pillars, knocking down walls etc. In your case, constructing an additional floor space withing the existing building structure may not require all these... All the best. adding a small floor will only need drilling to secure steel pillars to wall, which in return supports the beams which holds the wooden flooring. 100% no wall hacking and stuff like that. Like i said earlier, the material cost for an additional but partial floor wont exceed rm5k. If can find good contractor with 3 manpower out of kl, then the labour definitely wont exceed rm5k either for a 1 week job. Heck, if i'm free and with the guidance of my F.I.L and 2 banglas, i can get it up at even cheaper cost

Did u guys noticed the wall between 2 houses / party wall is just single bricked?
Went to check out the site last month and was quite disappointed by that.

Double brick party wall should be about 9in wide. But from my 20meters distance observation, the Duranta's unplastered walls are consisted of single brick. Even the zinc covering the top of party wall on the roof of nearly completed units looks too thin to be 9in.
I'm quite sure about this as recently i break my office's party wall to join the 2 units and double brick's difference from single is huge.
Unless they have managed some optical illusion, its definitely single brick. Even those who were with me on site can profess to that.

Rather than concerning klk infringing the law, we are more concerned about the thin party wall.
I would be worried whenever i hear neighbors drilling.

With such reputation KLK and Lee Rubber has, most people would expect them to do better than just fulfilling the minimum requirement.
