I heard that the developers of Kemuning Utama is venturing into Cyberjaya too drool.gif & their project is close to Symphony Hills. Does anyone have any information as that development to share?

Went over to the sales gallery to enquire and found out that the Superlink is at 24' x 80' with the built up of 3,000 over square feet, Semi - D from 40' x 80'/85'/90'/100' with built up of 3,800 to 4,600 sq ft and Bungalow from 50' x 90'/100'/110' with built up of 5,000 over square feet. Pricing starts from 1m and above for Superlink I heard.

My my, the price for property is like crazy!

well, not that i agree but i am not surprise that the starting price is more than 1 mil for 24x80.....Garden Residence and Summerglades already selling 24x80 at 720-760k+ in 2010, Symphony park already selling 3 storey link at >1mil then. Lyden at Sierra 16 already priced at 700k+ (not even 24x80) with leasehold title. Kinrara Residence are selling more than 800k+ leashold, even puchong puteri already selling close to 800k for on smaller plot of land (without G&G).

But what is the selling point and key offering? Now Cyberjaya is definitely not a cheap area.....perhaps the southern part of cyberjaya (near dengkil) will see more affordable development....

cyberjaya is commercial area... if the land no development for housing, setia haruman can used it for commercial purpose. nothing lost.

this will push dengkil being transform into a city soon.

I think Dengkil to a certain extend already benefited from being close to Cyberjaya...typically this sort of township will be subject to very very slow development if it is isolated.

But it is hard to see Dengkil developing into what you suggest (comparing to PJ)....that might takes at least 20-30 years. Take note that, PJ at the early stage also comprises of strong commercial / industrial factor (with free trade zone, industrial park, etc). Slowly, then only the residential fill in more and more....until they even breakout to Subang and PJ (originally, it is under the same municipal).

Cyberjaya --- Subang ...dont really see the commonalities now...

One thing for sure...cyberjaya to move on further....they will need to continuously to increase commercial activities and couple with more development on residential and retail (Which are happening now).

To be honest, if not because of our flip-flopping government and the fact that they defeat the original purpose of concentrating MSC companies in Cyberjaya....by declaring so many MSC status Zone or project (i-city, KL Central, Bangsar south, etc)...from the original 3, now we have more than 10 location/development)....The original idea is to make Cyberjaya the hub of ICT where also developing other cyberjaya cities (But now the so-called Cyber city is just a couple of block of office blocks)....

Again...this is MAlaysia Boleh....so many corridors (left , right, front , back, north, east, south , west)....with no focus, bad execution

There are not much details in the card. Invitation for phase 1 is only open for registered person.

I was there for their official launching. Super Link with buit up more 3000 sqf is selling at 1.4M and only 3 units left. Semi-D is selling at 1.9 million with 5% discount. Didn't inquiry about bungalow. All have DIBS.

if lets say ballot in SEG tak kena

you have SH VS SR on the sell now (both price still comparable a bit) leave out mirage by the lake coz the most expensive and leave out the summerglades as well

what criteria u will consider to choose SR over SH or vice versa?

I will go for symphony Hills semi D instead of Sejati residence - nicer landscape, more resort feeling and lesser density in semi D area compares to SR biggrin.gif just personal opinion only.

the only things that are not perfect is the small living room coz separated from the dinning area, and also no fencing up at one side of your house.

low density is a plus point tongue.gif

SR is more towards practical and conventional living.

5 pct discount. Semi D after discount is approx RM2mil. Have 3 units of super link still available as some buyers cannot get loan. Price is approx RM1.4m after discount. Signing of SNP by end of this month.

Called up the sales office and was told that show unit will only opened for viewing late this year. You should this weekend it will still open for existing buyers?

It is an exclusive preview of SR show village prior to the official opening, only those who get the email invitation and RSVP by Wednesday. I think all existing buyer should get the invitation, try check your spam mailbox if you are one of the buyer.

I was there to have a look at one of the show unit 2 hours ago. They were still touching up the interiors but I must say, I find the layout of the Semi-D (not sure which type) to be usable friendly. 3-storey and it comes a lift and 800x800 floor tiles on the ground floor. Roca sanitary ware and Grohe fittings.

The club house design on the left is my cup of tea. Very nice indeed. Shall pay a visit this weekend. I'm sure they won't turn away walk-ins.

I think you are referring to the Bungalow instead of Semi-D? Only the Bungalow comes with the lift.
Anyway, did you visit the place today?

There are some show unit's interior photos but it was taken secretly for personal reference on the design, we are not supposed to take photos when viewing the show unit so not going to share those photos...

Nice but look very MahSing style. Don't have that luxurious feel like a YTL or SDB. Symphony Hills next door looks better. What's with the swimming pool facing the guard house? shakehead.gif

That's the difference between SR and SH, SH give a resort type of feeling but too open space less privacy, not everyone can accept it...LOL.

I had exactly the same feeling on the swimming pool...you might get to see @ss facing at you while you entering from the guard house...

i personally think that the clubhouse is kind of cramped. Yes it has some Mah Sing DNA in it...lol
however, there's a certain good vibe coming out once you drive into the development.

out of everything I see in Cyberjaya, the stretch from Nadayu99, SH, through SR, with modern Tamarind Sq niche commercial..this stretch can outbeat the other parts of premium housing in cyberjaya.
I still think what makes the whole thing fly off is the community though...

any ang mo in SR customer day that u seen so far?

If Super links all sold out, that meant ppl can accept RM 1.3-14mil of large BU.
Just need a bit of time to clear SH. CR and SEG. A matter of time only.
By the time of VP, Rm 1.5mil for LV is possible and semi-D is RM easily 2.0mil+.
All landed HER in cyber is doing well with good delivery of product.

SR is better in landscape over MS which linear park is dividing rows of houses to give more spacious backyard ... not fence to fence type icon_rolleyes.gif

Ya, the club house looks a bit small especially the swimming pool and overlooking the entrance, to me that positioning is strange

The development especially around the semi-d show house was not bad though

What do you think about this dev guys? worth the price?

Inquired about the bungalow, and was offered with a free soho unit...sounds like a good buy?

@RobertH actually the SOHO unit that comes with the package is a good investment property, it is nicely located in Glenmarie, and the best part is KDU UC is included in the master plan. Unfortunately today is the last day that the package is being offered, if you want to buy an Astonia unit I hope you had already taken their offer for the SOHO package.

As for whether it is worth the price, I would say it is pretty competitively priced for a Cyberjaya luxury landed.

Here are some of the advantages of Sejati Residence:
1. Developer has a solid track record of delivering quality products.
2. Low density (6 units per acre within 40 acre landed properties)
3. G&G coupled with 24h CCTV and motion detectors.
4. Open and spacious design
5. Landscaped around nature (you even get an 8km jogging track)

In case you are new to Cyberjaya, here are some reasons why Cyberjaya residential is worth considering:
1. Easy Accessibility (10 min to Puchong via LDP, 15 min to Shah Alam via ELITE, 30 min to KL city centre via MEX, 30 min to KLIA)
2. Education (Currently 2 Universities and 1 UC, 2 more upcoming institutions, Chinese school in Cyberjaya by 2016)
3. Mostly freehold residential except Selangor Science Park 2 area
4. Smooth traffic
5. Well planned and managed development

@xyyap Sejati SL 1st phase only 26 units available, coupled with Paramount's reputation as a developer, I guess that's the reason why it got sold out so quickly.

At present pricing is still day 1 pricing.
About rebate I don't have the permission to publish it online
If you are interested do consult with your SA about latest updates for pricing and rebates.
As for number of people who took the SOHO package I do not have official statistics so I cannot comment on that.

Sales chart 22/2. Amelia type 1 selling well, only left one unit due to loan issue. Super Linked sold out. The rest i would say lukewarm. Phase 2 (all semi D) going to be launched in April 14 (subject to plan approval).

Price is overkill for Cybejaya at the moment. Heard phase 2 and 3 will get rid of the bungalows and focus on semi D and super link only which is selling way better than it. If and only when comes to Phase 3, the market become good and people willing to spend that much at cyberjaya else hard... sweat.gif

Phase 1 sold out. Last time I checked 1 loan rejected corner lot near guard house 1.3m but that was 2 months ago.

Phase 2 no super link, phase 3 will have super link. I could be wrong now that their changing their strategy with smaller build semi-d.

Latest sales chart of Phase 1 and expected completion is May 2015. Heard that phase 2 will consists of 20 units Semi D and probably to be launched in Sept 2014.

From the view looks like ceria residence, areca contempo, prima block 20 affordable home, tamarind sq, nadayu 99 all site clearing completed. Wow - so many projects!

Phase 2 launched a few units of Semi -D that comes with imported kitchen. Slightly smaller build-up compared to Phase 1 but price psf has increased.

The second phase for the semi-d is price at RM2.6m come with free Italian kitchen cabinet & smeg appliances. They are offering a 10% rebate also plus free watch worth 30k if I recalled correctly. They have referral program also with 1st unit referral is 10k, 2nd units is 15k and more than 3 units is 20k per unit.

I have made a booking but need to wait for my loan approval. Once the loan approved only entitle for the referral program. So anyone interested to book a unit there ? We can share the referral fees. thumbup.gif

I surveyed the two before deciding on Sejati for own stay.Two main reasons, firstly is sejati design more practical and built up is larger. Secondly although SHill landscaping is more impressive , not willing to pay such high maintenance fee as it will be a long term obligation.

In my opinion, the different btw SH and SR are the landscape and living environment.
If u buying a house just because of big built up and spacious feel, maybe can consider a semi D in Garden Residences with subsale price at Rm 1.3mil.
For my choices of landed in Cyber - SEG > SH > SR / GR.
Anyway - as long you are happy, why not? smile.gif

yeah, if considering cheaper maintenance and bigger build up, can also take ceria residence 1,3mil before discount for corner lot, or lake point residences price from 800k...

Seem like the sales goes slow, only 1-2 units is sold others remain on sales, they're offering free I watch for rebate and another additional 5% discount after discount should be around 1.4 mil +

If its only these 2, definitely Sejati for me. I use clubhouse/facilities quite often and dislike the idea that the clubhouse of SH is not walking distance. Sejati also has bigger buildup and nicer backyard (some SMD units).

link, semi d and bungalow all 3 have different maintenance fees. 200++ was told is link for the first batch, rest not sure. go check out SH, last time was told nearly 1k for maintenance fees, that's really cannot afford....

Anyone can clarify their maintenance fees? I hv been tol by de sa de maintenance fees is calculated s 0.12 x land size. Also, for their phase 2 semi-d someone posted type Amelia V r sold ( 8 units ) but they actually selling it as 2 storeys courtyard villa now w land size 38x90 built up 4202 sqft. So confusing!!! What are they doing actually? It seems like de sales not really good. Developer is cutting their cost n changed their plan to lower down de price.

yes, that's the name for the superlink but not really using it myself though...
most of the units I can see that defect/renovation still ongoing, so far I think for superlink already moved in 5 at least, bungalow I heard only one tenant a month ago, the rest not sure...

the layout is odd but some people like it, symphony hills have that design but I find it too tired to climb up and down just to go different place (not bedroom)...

try ask them to let you know in case any buyer failed to secure the loan

You are correct, 0.12 per sq ft at Sejati. But worth to pay I guess.

The houses there so nice ! Wish to own 1 also but cannot afford. I only sell it to clients haha. If you need some photo, I can share it.

Opposite vacant lands heard Mydin bought de corner lot, the rest all commercial land. Nearby I thk won't be any high end houses.

All the newer Mydin hypermarket constructed in recent 1-3years are quite nice, "look" rather upmarket, while keeping the goods price relatively low.

low cost project is alright, student and fresh graduate need place to stay that's cheap, but of course hoping it won't become a place that has too many "issue" happen if you know what its means.
it is a nice place to stay indeed, so far no problem

the maintenance fee is low because i believe developer is bearing all the other unsold / not yet VP units.

dont think they can maintain the whole place with the current maintenance fee without developer's help. Once developer handover facilities to JM , the real challenge begins.

Lots of things in Sejati starting to break down already.

The award winning clubhouse, good to see from outside, step inside, at best it is a mid range apartment facility only.

The gym is horrible, as good as Vista Komenwel's gym.

Actually they dont allow car to drive in due to security reasons.

Residents were not happy that people can come in and drive around freely after visiting sales gallery, thus all sales gallery visitor can only be driven around in Paramount's buggy.

I stay in superlink, the time i buy is during the new launch of phase 3, phase 1 and phase 2 subsale also available, compare to previous phase, solid wood floor change to tile, glass stair rail change to stainless steel, previous phase still got some subsale unit available, these are some of the potential reason. It was almost fully booked, but i think a lot of loan being rejected. Overall this is a great place, i consider it as one of the best development in Cyberjaya, good workmanship, well maintained by the strong JMB, and low maintenance cost.

I think failed to take off. Can't recall if areca initially covers all the land surrounding that lake or just part of it. Anyway now prt of the land belongs to Paramount and if not mistaken Hatten get a part of it too.

Cant really consider high end with the crazy prices in the landed FREEHOLD market these days near city.

Pros:
1) Freehold
2) not too far from city
3) southern corridor (some say better than north, i dunno.)
4) reasonable Maintenance Fee

Cons:
1) Small enclave. No more new phases to drive up the market price. tongue.gif
2) Too quiet. Not many corner coffee shops.
3) Road system in Cyberjaya not really completed
4) No MRT yet

Feel free to add to list. Only my 2 sen.

Im referring to Sejati Lakeside, not existing Sejati Residence. I don't think the price is out yet as they will launch it on phase 3 only.

Yaya, Sejati Lakeside is now open for pre-book
Phase 1 is 22x70 with 2546sqft, ya, individual title so can do your own Reno in future

on a different note, was told sejati residence only have City Broadband. Is this true? Cuz i just ask a TIME vendor if they can install and they said possible. Just weighing my options... IF someone has City BB at sejati now, please advise stability of connections.

Now Sejati Lakeside take-up rate around 60% loh, Freehold Double Storey & Less than RM850k charm cannot resist, lol

For Sejati Residence side pulak, left 2 units Semi-D only

Update as at 7th September 2020,
Sejati Lakeside phase 1 fully sold - 130 units, now phase 2 got 139 units left 23 units available only, all are the double storey superlink 26x70 with 3003sqft

Try to also look at the Setia Eco Glades newly launched project -> Isle of Fantasia.
