I've sign my snp for 1392 sf one

Two parallel car parks.

In the carpark floor plan,
All are parallel.

today get news from my alliance banker, my loan approved 90%
How about the load agreement fee, is it you loan it together with your house loan,
how much the LA cost.

Hi!

Regarding the home loan,
As this is a DIBS scheme,
We're not allowed to include the loan legal fees
And +- mrta into the loan, as the developer wouldn't want to bear
Additional interests.

However, the RHB banker told me that it's possible,
But we would need to bear the interest of the loan legal fees n mrta,
Compounded over the loan tenure eg 30 years tongue.gif

Hi Tookinen,

I signed on sat, 3rd.

No news on the iPad.. Very obscured and rather unprofessional.
Some SA told me, no iPad.
But when I emailed my SA, she told me only the first 100 stamped snp.
And as for UOA members who bought with the additional 1% discount,
They are not eligible for the free iPad.

My lawyer is Gan & Zul
I asked them for discount.
They told me that UOA made sure all their panel lawyers
Offer the same amount of discount ie ? 30%
Can anyone verify this?

I haven't got their official quote yet tongue.gif

What about you guys out there??

i have paid the disbursement fee RM380. is it this amount? or you talking about the loan agreement fee charged by lawyer?

the lawyer has brief me the loan legal fee + stamp duty is around rm7,060. not sure already included the discount or not. my purchase price is 642,800 before any discount.
anyway, until today, still got early bird discount of 7% for new buyer?

Your fees at a rough glance I would
Say it's after the 30%, but you can verify this with your lawyer.

Btw which lawyer firm is yours?

Rm 642800 loan 90% rm 578520

Stamp fees 0.5% = rm2892.60

Loan legal fees

First 150k x 1% = rm 1500
428.52k x 0.7% = rm 2999.6
Tax 6%

Total 4769.6 then less 30% = rm3338

Total rm6231 + misc fees = rm 7060

Just my guess tongue.gif

First time buyer so need to ask all experts here. Is the content in SnP standard d and we can't change at all (so we don't really need to read through all)? Do we just go to the lawyer office and sign immediately?

today i call azizche my snp lawyer to confirm the LA is it can loan together with my home loan
she told me yes, and my banker ask me, is it UOA will bear the LA interest for you,
i said i'm not confirm and he ask me to confirm with UOA 1st,
I called UOA, one guy answer me, i pass my question to him,
Will UOA bear the interest for me if i put my LA fee together with my home loan,
the guy can't answer me, he said normally "YES",
so i ask him to confirm with his manager and call me back,
after 15 minute , the guy call back, answer is "NO"
UOA only bear the house loan interest, and i need to bear for my LA interest separately.

But be sure to double check certain things,
Name, IC, address, unit price,
Unit number, layout, size, and car park allocation.

Also need to pay balance of 10% and rm380 for snp
Disbursement fees

The S&P is standard under HDA Act (schedule H). Not much of checking required as all the clause has to conform with Schedule H/ Just be careful of the deed of mutual covenant.

Had signed my SPA and LO from RHB today.

hi, i wonder who manage to buy to unit size 1164sf?what is the purchase price before discount?is the official launching already?previously there were some floors unit in block a reserved for official launching, now is it open to public?

those unit facing mex highway no need to worry, i have checked the site, the earthwork level currently is roughly same as mex highway beside and all the units are at least 5 floor above ground, so no blockage from mex highway, but other building further than the mex highway i need ppl to advise...who have the info?

Visited the sales gallery at bangsar south yesterday. I must say, it gave me quite a good impression. Show unit looks good. Nearly made me wanna get the bigger unit, cause I was really eyeing on the smallest unit.

Tower B has only 2%+5% promotion while Tower A (with higher psf) has 7% promotion. The SA almost convinced me to get 1392ft2 with RM498psf (before discount).

To those who got the budget for this, go for it. I think its good.

But mind telling me where is the AC ledge? I saw the 1392ft2 show unit... looks like its at the balcony. Any noticed that?
