good point. i think if the noise really is a problem, all the units should request uoa to build sound barrier to absorb all the noise. they should provide this kind of service to us.

among all UOA panel,alliance bank is most lenient in term of approval. can try if anyone cant get 90% from other panel bank

During the booking or signing of sales proforma you would have a copy written the balance of payment require upon the signing of your SPA and that balance already deducted the 5% discount withdraw from its original purchase price. Another words, usually 10% have to pay prior the acceptance for the signing of SPA but in this case you only pay 5% and further deduct RM10k that you have paid prior booking.

just realised my SNP didn't state the ceiling height of the unit sweat.gif sweat.gif
anyone have the confirmed ceiling height?

Hi everyone, i am a purchase of a unit on Block A too. Nice to meet all owners here.

I see above Maybank giving no lock in period and -2.4%? you must be a power negotiater haha. Still doing my loan now

Not verify in SPA, if recalled correctly is 9'6 by SA

No locking period is come with Maybank Islamic package and most will able to appealed to 2.4 as they knew another 3 panels are given at least 2.4.

Should be more or less 9'6 to 10 as SA claims would not like park residence 11' heights

Owner unit at Block B-13.

Not sure on the access road but was told that UOA may be negotiating with the Sin Nam to buy over the remaining parcel of land app 3 acres (do verify this as I've only heard this from unconfirmed sources). If true, then they can build the access road by then.

Actually' I've set-up a facebook label Le Yuen Residence, those interested to manage the facebook let me know and I can put you in as mod/admin . Think we can share more and with other fellow buyers within that platform.
