QUOTE(prophetjul @ May 18 2012, 08:49 AM) Thanks mate...you a FULL time investor? Brother ProphetJul, i wish i had enough assets like U to be a full time investor You are TOPs in sharing info......... BTW SREITs look good for fishing today......down day Heheh - i'm not very hungry to climb much higher the career ladder. I can share easily coz i'm "anal retentive" when it comes to tracking my holdings mar hehe. Only can share what i know/did though, not speculations/trades. SREITs, generally fell like a few % but not enough to stir me to plonk in my "backup $" (held back for value buying/bottom fishing when SHTF). Hehhe - still accumulating my bullets to refill spent shots for REITs recently. This post has been edited by wongmunkeong: May 18 2012, 09:00 AM |

QUOTE(H86 @ May 17 2012, 08:48 PM) Not sure then.. But based on the announced news: RM3.4 billion will be from units offering, RM1.2 billion will be from borrowings."PETALING JAYA: KrisAssets Holdings Bhd has proposed to sell Mid Valley Megamall, the Gardens Mall and their related assets to its parent IGB Corp Bhd for RM4.6bil." The market value for the Reit should be 4.6 / 3.4. Based on my understanding, the market value should be compute as value sold (4.6bil) divide by number of units share (3.4bil). Of course that my understanding could be wrong.. If anyone have better understanding on it, welcome to share the opinion. Essentially the gearing of IGB REIT will be about 26%. QUOTE After the establishment of IGB REIT, the Vendors (together with Mid Valley City Developments Sdn Bhd as the registered land proprietor and a wholly-owned subsidiary of IGB in the case of The Gardens Mall and The Gardens Mall Related Assets) will enter into the respective sale and purchase agreements with the Trustee (on behalf of IGB REIT) as the purchaser in relation to the Proposed Disposal (“SPAs”), for the Total Disposal Consideration to be satisfied as follows: (i) issuance of 3,400 million Consideration Units at an issue price of RM1.00 per Unit, to be credited as fully paid-up; and (ii) cash consideration of RM1,212.6 million to be funded from the drawdown of a portion of syndicated financing facilities |

Nope.
http://thestar.com.my/news/story.asp?file=...9510&sec=nation QUOTE How do I declare the income received from unit trust and REIT (Real Estate Investment Trust)? Can I claim back the Malaysian Tax deducted under Section 110 (others)? When you make reference to the distribution of REIT income to its unit holders, IRB would prefer to use the term income distributed rather than dividend. For REIT, the tax deducted at 10% is a final tax. So the taxpayer is not required to declare the REIT income in his/her Income Tax Return Form and, thus, not entitled to claim for deducted tax. QUOTE(wongmunkeong @ May 28 2012, 05:24 PM) For those interested in sector comparisons (screenshot from KLSE Tracker as of earlier today): The numbers looks weird. CMMT has 0% current dividend yield and Hektar has only 5.36% although both of them already listed more than a year so there is no problem in getting current yield. But number at there showing error.[attachmentid=2863444] This post has been edited by H86: May 28 2012, 06:13 PM |

Really dumb/virgin Question:
Private placement Vs IPO for the same stock/offering. What are the pros/cons of trying for a Private Placement, say.. IGB REIT, instead of trying for IPO? From what i managed to get poking around (please correct if i'm mistaken): for Private Placement a. Minimum $250K "try" but usually won't get 100%, if "lucky", maybe 50%, usually lower than even that b. 20% cash up-front * $xxxK trying for (depending on Investment Bank) Remainder, paid later when exact lots are allocated. er.. my apologies for such a "newbie" question yar, first time in my frigging life i have access to private placement. Thank U for any pointers/ideas/data This post has been edited by wongmunkeong: May 31 2012, 11:29 AM |
