It's their quarterly distribution.
Considering withholding tax of 10% and assuming you got 1000 shares,

Taxable portion - withholding tax
0.86 x 0.9 =0.774 sen

Then you calculate the dividend after tax.
0.774 + 0.76 = 1.534 sen (per share)

So you will receive 1534 sen per 1000 shares = RM 15.34.
*
Very interesting..

That would mean STAREIT's dividend yield is actually much higher than others if only a small portion is subjected to withholding tax?

Final Income Distribution of 3.1990 sen per unit (of which 0.1902 sen is taxable and 3.0088 sen is non-taxable in the hands of unitholders) in respect of the financial year ended 30 June 2011

REITs is for fixed cash income, is not usually for trading purposes. But, free to do so....
Now its time to collect some Amfirst and Atrium looo.....
*
AMFirst has proposed a rights issue, so you'll have to prepare additional funds for it to maintain the value of your stake when it comes around.

hi all, wanna ask i have sunreit which announced dividend distribution on 2nd September. have they bank in to us and where to?

i have checked my cimb and trust fund of my trading account but i see none of the amount being bank in to me.
*
Read the announcement properly it does say the payment date is on the 21st of September, usually it'll take 1 working day before it reaches your bank account if you use eDividend so you should probably check on the 22nd of Sept smile.gif

i'm serious, come to sunway and ask the students here..but let's forget about it, it's just different in the investment style..

On the tax issue, if 10% is already accounted for, then personal tax is exempted right?..maybe i know what is the figure?..i don't understand how the gov will know exactly what is the amount you're earning from your property (they probably can check how you pay up your loan)..what if those rich people pay up in one lump sump?..

anyway, i read the news in thestar http://www.starproperty.my/PropertyScene/P...Scene/15494/0/0
so the singapore and hong kong REIT do not need to pay withholding tax, but people still have to pay personal income tax correct?..

and of course, my previous questions, when the value of the property increase, you don't really earn the capital gain until they sell the property correct?  in what case you would be able to enjoy the capital gain? put it another way, in what situation do they will sell the property?
*
For many time is a cost factor and the more assets you have the more valuable your time is.

That said choosing REITS over owning-letting out physical property should yield you considerably more free time that you can spend doing something either more profitable or more enjoyable than looking for tenants, chasing rent, paying maintenance fees, worrying over student tenants thrashing your property, etc.

Like you said, its a different style of investment, but often investment choices are also factoring in time and effort required to yield positive gains.

ARREIT announced dividend...but I hated when the result is same as expectation. However, the share price is going up recently....how???

Sifuuuuuuus.....can we hold for long term? The silverbird factory really gonna push up the income distribution?

News today just announce they increasing their assets portfolio with more PKNS buildings.

Would explain the sudden hype increase in the past week.

A surprise that Stareit gives 4 cents, I only expect 2.x ~ 3 cents only as the new acquisition only completed around 3rd to 4th Q period.

Yeah, was waiting for ex-dividend to go back to 86-87 levels to buy more, guess that's not gonna happen anymore cry.gif

What is the meaning of the statement below ?  icon_question.gif
*
1. For every unit of STAREIT that you hold, you will receive 4.0112 cents in dividend, of which 0.92 is taxable and the rest is not. If you hold 1000 units you will receive about RM36-RM40.

2. This is provided you still own the shares as 2nd Feb 2012 (EX-Date), if you sell it before then the person who bought it will be entitled to the dividend and not you. In addition after 2nd Feb 2012 the share price will be adjusted down accordingly (minus 4 cents).

3. You will only receive the payment of dividend on the 28th of Feb (+ banking operations time)

Hi Cherroy,

Acknowledged yr info. I have decided to try on REITS because they have averagely 5% to 9% yield annually, which are relatively better comparing to FD and it is not as simple as i thought. i expect ignorantly that it to be straight forward as the annual yield are shown in http://mreit.reitdata.com/. Since i have a full time job and hardly have time to domonitoring/online trading, i have decided to "invest" for cashflow/annual dividend yield, im thinking it should be ok to enter at a higher price(since i already bought) and of cause it's better if i can get in with a cheaper price which bring better yield. will monitor the price and top up when the price is cheap.

Anywhere, thanks for the info thumbup.gif

Its more stable but not guaranteed like FD, especially when there is a turbulent market and you want to cash out you might lose a lot of principal unlike FD where the principal is guaranteed until Bank Negara goes under smile.gif

Bottom line is, make sure you are aware of the risks, however slim it may be.

Ya, but how do we calculate ar? Say if I have 1k share, how much would the divvy be?
*
Total = 1000 * (Dividend Amount, eg 3 cents)
Withholding Tax = 10% of total (approximate, some REITS declare a portion as non-taxable but its easier to assume 10% of total and you'll never be taxed more than that)
Nett paid to you = Total - Tax

So if the dividend declared is 3 cents, you will receive at least 2700 cents or RM27 in dividend payment after 10% tax.

I got some noob questions.

1. Assuming I want to purchase REIT at RM1.10 price now, if I go for 10,000 units it should cost me RM11,000 right?

how much is broker fee? I am using a remiser to do it for me. The last I check it's about 0.5% ?

So I need to pay them RM 11, 050 ?

How does the brokerage fee work for REIT?
Same as regular shares, the brokerage fee is based on the broker service and can vary.

QUOTE
2. I have registered a bank account for E-dividend. REIT will pay their dividend into the E-dividend account? Will they give me an acknowledge or any letter to tell me that dividend has been credited?

3. In the event the dividend is not being credited, how and where to check/complain?

4. How fast do you get your dividends from the date of announcement till the date it goes into the E-dividend account?
2. So far STAREIT does.

3. Have yet to happen so no idea.

4. Usually after 1 working day from the Payment Date which is stated in the announcement

QUOTE
5. Is REIT liquid?
Larger REITS like SUNREIT and PAVREIT has a lot of units in the market so they tend to be more liquid, though their div yield also tends to be lower.

Haven't gone mine either, I called them and they said there's a delay and the cheques have been sent out about 1-2 days ago.

When I asked on some getting it via eDividend, she mentioned she was told this round it was done using cheques.

For those who got it banked it, are you on Nominee accounts or direct?

AMFirst Rights Issue

http://announcements.bursamalaysia.com/EDM...79?OpenDocument

Anyone with experience can advise on what are the options of action for those who want to take it up or renounce it?

Sell it to open market, just like ordinary stock traded out there.
There will be a counter code name something like AMfirst-OR once the renounceable right can be traded time, which generally last about 1-2 week.

You do not need to sell your existing Amfirst.

Advantage -
Company has more money to invest in new property in return more income, more diversify.
Reduce company gearing.

Disadvantage
Earning may be diluted due to more shares afterwards, but if earning can improve due to right issue (more newer properties more income), or reduce the interest on borrowing, the dilution may not noticeable.
While if newer properties generate strong income, one may not see the dilution at all, instead better earning.
*
Will the trading price of the -OR stock be fixed or also subjected to buy/sell placements of the open market?
