does anyone been to the Z residence construction site? I jst wondering where is the main entrance for this condo? because I was there via the road between Bukit OUG condo and OUG villa then i turn right and passby like 3 rows of abandon shoplots then i saw a big construction gate there.. Is that the entrance for the condo?

KNOW anyone living in Bukit Jalil? Likely, no. The 1,800-acre Bukit Jalil rubber estate was designated in the 90s to hold the 1998 Commonwealth Games national sports complex and Technology Park Malaysia. Otherwise, housing estates have not descended upon Bukit Jalil as have surrounding areas like OUG, Sri Petaling and Bandar Kinrara.
Part of that comes down to the parcels of land set aside as parks. Besides Taman Komanwel created for the games, thereās also an 80-acre public park, Taman Bukit Jalil, managed by DBKL. A large chunk of the area is also taken up by Bukit Jalil Golf Course, built by Berjaya Properties. In fact, Berjaya has developed much of the land surrounding the golf course starting with the graceful bungalow lots fringing the course. Ensuing projects over the years have included the Greenfields, Arena Green, Green Avenue, Savanna and Covillea condominiums. The placid nature of this area is due to go up a notch with the advent of strategic transport links. Maju Expressway ā the shortest link between the commercial centre of KL and Putrajaya ā brings you to Bukit Bintang in less than 15 minutes, without traffic jams. My fren bought one unit at Savanna Bukit Jalil 1year ago at RM400K++, recently she sold at 585k. Size is around 1200sqf. Now she bought SEMI D dy... sounds good investment huh.

Lots of people that that expecting market to crash thinking now that their hope is going to reliase soon, buying property at reasonable price. But how current situation going to impact property price yet to be seen.

my experience is if u get a good loan officer, everything will go smooth most of the times no matter what bank you are dealing with...
if u get a top officer, even better... some of the banks' policy do differs a little, but its the officer that matters most... |

But to me actually is the customer service that drive me away to other bank.why i know this is because my bro In law from HL also run road to other bank. Went to their sales office today, managed to get the latest info :-
1) OUG complaints issue, solved, IKRAM and whatever report given to them to check and DBKL personally went there to talk to them on 05Aug2011. 2) Car park 'ground' floor will be on 2nd level. Meaning if you get 1st floor, you need to turn up one floor above, if you get 4th floor, you will need to turn down three floors down. 3) Maintenance fee : RM0.18 (included sinking fund) 4) Shoplots, fully controlled by the condo management (not for sale) 5) Went to the proposed road-opening area to Bukit Jalil expressway, found a lot of banners to object removing the graveyard (Indians should be) from the place for new road proposal Hope this helps... |

UOB no compulsary MRTA. is not what you said standard pratice or not.
just sometimes the bank policy changed and the banker must follow the guideline. Banker also work for the bank, they no point cheating you. for me, the most important are , services , rate + packages and no hidden charges. That all. My 1cents. |

The z residence selling tactic is good. 1k refundable booking fee. So many people will book first without thinking too much. When come to D day to decide, they look at sales chart that is full of stickers and that create false impression that the property is so hot and they most probably going to sign it.
What if they collect 10k non refundable booking fee like berjaya. Can they still create stickers momentum and false impression in their sales chart? |

then distance between block C and kesas highway is around 50 feet ... sure the noise will disturb the unit facing kl view .....so it makes block C hard to sell ... anyway.... lawyer said already given 30% discount but that amount is same amount that divert from banker to lawyer how come already after 30% discount le? anyone can share? |

I use back the panel lawyer for loan agreement. Should i direct contact the lawyer for ask gv disc for LA? Or how can i know the actual amount of LA ? anyone can gv me a help ? Thank you |

Bro & sis out there, need some help. recently went to Block C launch, quite impressed with the units due to its location and prices. Booked a unit at level 13. However later I was told that there is water tank located at level 14. logically it does not go well, because unit below the water tank may be affected by noise and water leakage. I asked the SA they said only certain units are affected, although they cannot confirm if my unit is affected or not. Is it true unit on level 13 is so bad? I buy for investment but I worry I may have issue selling 3 years later. Need some advice.

Friday August 26, 2011 Trinity to undertake affordable niche projects in Klang Valley By ANGIE NG angie@thestar.com.my PETALING JAYA: Up-and-coming developer, Trinity Group Sdn Bhd, is on the lookout for more strategic land in the Klang Valley to develop affordable niche boutique projects. Managing director Datuk Neoh Soo Keat said the developer was also looking for opportunities in the other active growth markets of Penang and Johor. āHopefully in the next two to three years, we will be able to launch a project in Singapore also. To do that, we will need to tie up with a good Singapore partner,ā Neoh told StarBiz. Since it undertook its first development, The Heron Residency in 2004, the company has launched 2,010 property units worth some RM920mil, of which RM320mil have been completed. Going abroad: It has an undeveloped land-bank of 8ha and a further 7.3ha in the Klang Valley that are under construction. Neoh said the company hoped to achieve sales of RM520mil this year and RM640mil in 2012. Last year, it recorded RM50mil worth of sales, and its record sales so far were RM250mil in 2009. While admitting the worsening external economies may affect market sentiment, he said the impact would be more severe on the high-end property market, while the medium-priced sector should be better cushioned against the softening outlook. Trinity is targeting RM1.33bil worth of new project launches over the next two years. They will comprise residential and commercial projects in Melawati in Ampang, Bandar Putra Permai in Seri Kembangan, USJ 19 in Subang Jaya and Bukit Antarabangsa in Hulu Kelang. The company plans to build condominiums on its 1.4ha freehold tract in Melawati with an estimated gross development value (GDV) of RM180mil. The projected GDV of the Bandar Putra Permai project on 1.5ha is RM300mil, the 1.2ha USJ 19 project is worth RM200mil and the Bukit Antarabangsa project on 3.5ha is worth RM700mil. The response to its latest project, the Z Residence condominium in Bukit Jalil, has been good with some RM350mil of the RM500mil development sold since its soft launch in April. The project comprises 1,136 condominium units on four towers of 26 and 27 storeys on a 2.7ha freehold site. The first two phases, Towers A and B, featuring 590 units priced at an average RM340 per sq ft (psf), were sold out within a month. The subsequent phase, Tower C featuring 281 units with built-up ranging from 1,032 to 1,407 sq ft, fetched an average price of RM380 psf. So far, it is about 65% sold. The final block with 265 units will be launched next month. Neoh said that to address the concerns of nearby Bukit OUG Condominium residents over the high-density nature of the development, which may cause traffic congestion in the area, Trinity would build a 800m link road costing RM3mil from the project site to Bukit Jalil highway to alleviate traffic congestion in the area. But many would said actually they had top-up it inside the price itself In normal loan, during construction period.. u still have to pay the interest of you loan by period (eg, when bank release 10% $ to the developer, then you start paying interest of this 10%, and etc). So the $ isn't added into the total outstanding loan.. in fact it help you to save 15-20k (depends property price) in the 3 yrs construction period. Ya.. I am thinking of ZR and KR2 are quite hard to decide going to which.. There's another project in PJ/KL intersection Park 51 Residency also selling about ~450k-500k, have you heard of that? But many would said actually they had top-up it inside the price itself In normal loan, during construction period.. u still have to pay the interest of you loan by period (eg, when bank release 10% $ to the developer, then you start paying interest of this 10%, and etc). So the $ isn't added into the total outstanding loan.. in fact it help you to save 15-20k (depends property price) in the 3 yrs construction period. Ya.. I am thinking of ZR and KR2 are quite hard to decide going to which.. There's another project in PJ/KL intersection Park 51 Residency also selling about ~450k-500k, have you heard of that? How if compare to KR2 and ZR? |

aiya...ask for the quotation from loan firm...they can giv discount 30-40%...typically giv 30% based on their consultation fees...
Standard calculation such as depend on ur unit price,loan borrow amt,and misc ,stamp duty tat they charge on u... But u're not eligible 50% stamp duty discount,i thk..... |

Tower C of The Z Residence has seen 200 of the 281units sold to date. This translates to about 70% take-up rate for the entire project, or 790 units out of 1,136 units. Tower C units offer built-ups from 1,302 to 1,407 sq ft and priced between RM450,000 and RM650,000, or RM390 to over RM400 psf. The Z Residence comprises four towers of at least 26-storeys on a 2.7ha freehold site. The entire development has an estimated gross development value (GDV) of RM530 million, with the GDV for Tower C and Tower D at RM138 million and RM130 million respectively, said general manager of Trinity Group Ng Ching Yee. According to Ng some 50% of units in Tower C had been sold on the launch day on Aug 6. The developer had initially mulled a balloting exercise but found the crowd on the day of the launch to be manageable. Ng said Tower D with 265 units with unit sizes from 1,032 sq ft to 1,407 sq ft is expected to be launched in September but declined to reveal the exact date. The selling prices have not been fixed but Ng said prices would be higher than previous launches. "We are optimistic about sales for Tower D as some of the units have views of the Kuala Lumpur skyline," said Ng. Previously, Towers A and B, featured 590 units priced at an average RM360 psf.
