But anyhow, RM 245 psf after discount, I seriously say, It was a damm rare deal nowadays ...

For the facility of Amara given, I think RM 245 psf is damm cheap ...

95% of the current condo launches are RM 400 psf onwards ...

lol...actually i really like Amara design and the modern facade...size and layout also suit well to me...biggest interest is the walking distance to the ktm station...

i should rather to say... i should be more luckily if i am born 2 or 3 earlier before the BNM annouced on Nov 2010 for the LTV 70% ruling.
p/s: 2009 is the best time to grab as much as possible...

TS (Titiwangsa Sentral/Axis and etc) is the classic...

most of the props apprecaite well in this few years, but not only ts and axis...if ts and axis is the classic valuable condo, maybe its not the time yet to reflect the true value of them? or i should say there r opportunities, with good ground work and high potential...

If btw 1,000 - 1,300 sq feets with at least 3 bedrooms, then probably ... bcz most of this size and layout condo, it was cheap cheap RM 450k and above ...

By next year, middle of 2013, the price point would reach abt RM 550k and/or above ...

Bigger size of 2,000 sq feet onwards, most likely need some holding power ...

to be honest and just sharing coz i enjoy ur feedbacks, i do have my reservations on the market.

i use to be very gungho when i first started out but recently duno is it because of getting old, i'm not feeling very comfortable with the market especially in terms of absolute pricing.

when factoring in the needed gains to breakeven and to make a decent profit, people will need to accept 600k above for standard 3r2b probably.

larger units like 1500sf above, probably 800-900k? doable? i rate at 50-50 down the road. saujana amaya is a good example of slow take up rate when absolute pricing breached a certain threshold. ara damansara may not be that hot compared to other locations but the volume is lesser as well, somewhat negating the location factor. anyway, nowadays i always rambling, probably like cutealex bro gotta sleep dy, ciao!

think developer's track record ain't that great.
do a check on diamond on whether it's late delivery or not.
and okr 28, just a few shoplots also took them quite some time when shoplots can be constructed in about1 to 1.5 years time.
anyway, the slower they built, the more they need to pay for both DIBS and LAD. just as long as they complete and also pay for the delays is sufficient.
only worried is that they don't pay up.
