My gf then asked me if 0.18 is enough to sustain all these feature advertised during sale. So did the developer deliver all these? If yes common sense knows 0.18 psf is not enough. But 0.33/psf macam too much.

consider only 70% will pay maintenance, they should get around 140k per month.

need that much for maintenance?

highest cost should be
- swimming pool
- spa
- electricity
- water
- security guards

pls refer to fifth schedule in your spa.
that would be a good basis to derive the cost.
developer should also furnish a duly filled table to indicate the cost.
get a 2nd opinion from another property manager or company to check the costing.
that ought to do the trick for check and balance.

all in all, i definitely do not think amara require such an amount for maintenance.
especially for new buildings where maintenance are in-built into the contracts for first 1 or 2 years.
so in theory, 1st year maintenance charges are going into the pockets of developers except utility bills, security charges.

i would think 22 cents thereabout should do the trick.
but of course, the biggest worry would be to get at least 90% collection.

let's assume RM15k a month?
- spa
got spa meh? or sauna? cheap cheap lah. say RM1k a month for servicing?
- electricity
this one may be RM20k a month
- water
this one maybe RM5k a month?
- security guards
let's assume 2 guards per block and 2 guards for the retail and 3 guards at guardhouse.
total 13 guards. 3 shifts a day. 39 guards.
39 guards x RM1,500 per month + a manager cum supervisor @ RM3500 per month

The facilites promised are commonly owned or owned by developer? If its owned by developer, they should maintain them and probably charge per use. If its not, then we can rent them out and get the fees to reduce the maintenance later.

Most important is to get the keys. Whatever we pay is owned by us anyway. We just need them to account to each expense. Once the MC is formed, we take over all including the common area.

If we see expenses like painting and repair, these are not possible because property just completed.

I suggest we just keep quiet and collect keys. We dont wanna upset them cause they can frustrate everything before we get the keys.
