sometimes i felt this project too gangho... is cyberjaya cum sibeh many pigeon hole units ler.... and osk has no track record to manage a mall... and many other developments around also keep pumping pigeon hole units....and sibeh high price... rental also not normal students can afford... boleh jadi kah?

Jadi or not jadi is a question of probability depending on many variable factors but investing few hundred thousand need to ensure that risk management is 100% managed n eliminated...

Studio apartments are mushrooming in ciber not now but in next 2 to 3 yrs time. I think shaftbury is doing alright as it is much nicer than the current "student" type of apartment and it attracted rich students to stay there.

Mutiaraville will be another mass market student village. For me, it will not be the direct competitor to the like pangea/verdi/skypark etc which are already stretch beyond mass student affordability. Rich one maybe but the key for its success will be the ownstay from young IT workers here. If many of them choose to stay n buy a one or two bedders units to start their home ownership then i think maybe there is a chance to survive. If not, it will super over supplies unless the community mall like dpulze etc bcomes the catalyst to attract young ppls in kajang, puchong, sri kembang to move over in these 500 to 900sf apartment since those places the property prices in term of absolute is no longer cheap and cyberjaya can offer a less stressful n clean environment for them.

Mutiara Villa (or ville?) is the worst condo that i have seen around in cyber, old design of floorplan and price also damn high..

Cheap food:

Average - Expensive food:
street mall, old town, kfc, subway, burger king, japan food, paparich, chinese goreng food.. all these cost you about rm 10-rm20 per meal. But sometime they are having lunch set or dinner set promo which is cheaper.

So just based on your own preference la, go anywhere also around this price range 1, see what you wish to eat only. Impossible stay in kampung but everyday eat kfc, then complaint food in kampung is expensive ma. tongue.gif

Other factors that i like here are:
- Road in cyberjaya is big
- Less crowded compare to other area = less criminal case
- As long as u dont mind pay tol, you can reach anywhere within 20-45min via highway. Elite highway just beside pangeae, MEX in putrajaya, LDP, SKVE.
- Safety level in cyberjaya quite ok 1 as mostly every building have its own security guard post. And police station is just nearby and can be reach within 5-10 min.
- the air "was" really fresh before all these development start.
- Delivery of food is widely available. Good when sick/lazy go out
- No electric and water disruption since i first move here. And TNB are not allow to let that happen else they will get a long bill of penalty. From what i know, cyberjaya is not allow to have electric disruption for more than 3 sec. whistling.gif

I'm kinda torn between Tropicana Metropark in SJ and OSK Eclipse in CBJ.

Anyone got good pro and cons to give?

I agree with u eclipse concept is a lot better. Sky pool is awesome. Highest building is awesome. But metropark location is still better sad.gif

Metropark only got skygym.... Wasted. Hope it's infinity pool is as good as eclipse's

I did get the RM8,888 rebate too and mine is Tower 1, on top of the 5% discount. Maybe is more of a timing thingy than block.

I visited the show village, and most units left are duplex type.

Anyway, the sales exec told me that the utilities rate would be on commercial rate, and cannot be converted.
Is it true?

i was told that paragon is commercial rate. Whereas Solstice & Eclipse is residential rate.
