Hi everyone, I'm new here and new to this forum as well, just sign the offer letter from bank yesterday and looking forward to be part of you.

I have one question, hope it is not silly for me to ask here. Understand that this project is DIBS, is this means no matter what rate bank offer, developer will also perform this DIBS OR the rate for 1st 3 years must at least BLR -2.4?

For the record, the dibs for x2 is an informal one. Buyer still pay for progress interest but claim back dev. There is loophole and risk but I think this dev. shud be reliable and wun back out fr such informal agreement. If nooby dev, I wud think twice.

As for the blr - x, I think dev dun mind as the offer fr the panel bankers dun differ much.

What do u mean by informal DIBS scheme?where u got ths info?is it stated in the s&p?

Have u signed the SPA? I'm still waiting for my turn. Is it stated in the SPA about DIBS or the developer provide a supplementary letter/undertaking to guarantee the dibs?

I've vested in a few other real dibs project and the dibs term is stated in a letter of undertaking from the developer. The progress interest is billed to the developer and they pay it directly not us. Now u see what i mean?

I'm not raising any doubt about this project but just pointing out the facts.

I do not know that.im asking the lawyer to scan the s&p doc for me to view. Already have appoinment to sign the doc ths sat.better make sure everythg in place b4 sign.
How do u know the dibs scheme is not real? Cannot be ma.like that people will bring it up to court case leh.

Did u take the same lawyer from the developer?the spa did mention about the dibs scheme?

Congrats on ur succesful purchase. U must be hoping x2 to be completed next week if possible. Haha.

Btw r your parking lots side by side knowing that 2 of them is tandem.

The Car Park location it fixed by the developer itself because every unit has their own car park lot ady...

ya. same lawyer. we didn't notice the dibs scheme, the lawyer said this is just a std template for spa, no special term.

car park > the tandem one is front & back not side by side, the other one is two rows away. not so bad.

beside 2094sf (3bedroom) and 2415sf (4 bedroom). what are the other sizes?

Client signed OL > banker inform developer > developer inform lawyer > lawyer call client; this process take ~ 3 days for Ambank.

I thk there are only 2 types. but im not sure the 2094 sqf comes with how many car park.SA told me 3 car park,but during property fair SA told me 2 car parks only..any1 can confirm?
