Dear all, I booked a unit on 9 July, got loan approval verbally on 20 July, and loan offer letter will only be ready next week.

According to the condition, SPA must be signed within 3 weeks since the date of booking, then only entitled to 10% discount..

Wondering if I can make it on time for the discount? Any thought?

according to the SA, as long as you have submitted the doucments to the bank, the bank pic will liaise with
them if there is any delay, you can also call up 03-5032888 look for Ms. Chong to let her know the status.

went to the showroom today...
cos my colleague actually got his loan approved.. den he jus bawak me to see.. ..
he told me earlier.. but i nvr follow n see .. so now naik 30k and only few 2415 sq ft units left...

the 1 he took was 2094 sq ft..

my qualms with this condo is .. the access road and the current surrounding.. i think the appreciation would depend almost entirely .. on the developments nearby in the future ...

though the jam and the abit isolated area... it still seems that its not as kampung as The Zen... so .. i'll definitely stay .. if cant make $$$ off this.. since the unit is big .. and i tink .. even if anything happen to the prop market.. a 2,500 sq ft condo .. shudnt go anywhere TOO WRONG...

then.. its DIBS, 3k DP... 0.11 per sq ft cents maintenance fee and 2,500 sq ft for 660k???? .. sounds tooo good to be true??? "then its not true"?? .. hahahhaha

no idea.. but... should be making a booking tml ... biggrin.gif
*
Hi there, congrats!
how many units left while you visiting the showroom just now?

Already signed SPA & LA last Friday, very fast.  Maybe is because we went to lawyer office during working day.  brows.gif

After so many weeks of sweating over d loan, finally everything was over,  rclxm9.gif

Since u mention ths is not an official DIBS scheme.then how are we going to claim back the interest? For sure the bank will bill the construction interest to the purchaser.
*
My banker said we have to pay first, then claim back from the developer..

Do not know that you all are not aware about the interest pay first and claim back.
My SA told me the very first day on 3rd July. I suggest we get the developer to
give us official letter on this matter. Anyway, up to now I have not signed the SNP
and LA yet, will check with them again on this issue.

I asked my SA before I booked, then confirmed with banker when I signed offer letter....

Do you know when will you be signining the S&P?

I signed my Loan Offer Letter, and now it has been almost a month, I have not received any call from the developer yet, wondering what is going on. Just called my banker and informed him about it, and tried to call Samik few times today too but the PIC always engaged.

Anyone of you guys are like me? taking more than a month to sign S&P? hmm.gif

I did ask the SA while making the booking.. the SA said no website, then she asked another fellow from Samik explained their background to me, like nusaputra and few other projects which i forgot their name.

Then the HSBC guy told me, HSBC wont easily become panel of any developer without proven records.. not sure how real is that though.

Anyway, just keep finger crossed, hope samik won't let us down!

Machodog,

Guess may be you call up your banker. My banker just replied me, he helped me to call the lawyer and guess what, my s&p in fact is ready but they 'forgot' to call me shakehead.gif

so now, I can sign it anytime at the sales gallery.
