I believe most of us really impressed with this project especially the X2 size of the unit and the packages that the developer offered. I'm one of the potential buyers and will be use it for own staying.
However, there are few issues that keeps me ponder and hope any of you can help me resolve these issues as these also your issues as a purchaser .
(i) Is the proposed government school really going to build next to the X2? Can't the developer think of shifting the school at least a unit apart from X2 (if within his jurisdiction)? IMHO, I think it will drop the standard of this high end condominium and the comfort level of the future X2 residents.
Reasons:
- how tall the school building will be? Will it blocking the view for the lower storey units? Nowadays, school building might be 10 storeys high.
- Wouldn't it be too noisy early in the morning when there is singing national anthem, school song, bell ring for interchange & etc… I think people might say
you have already gone to work during that hour...but how about our parents?
- Traffic problem: school buses, students' parents that are waiting outside of the school.
(ii) I just went to the showroom yesterday. There are ±20% of the unit tags facing the outside have been removed. They said it is due to their bank loan is not approved. I'm wonder how good will the block B sales since there will be price hike after block A.
(iii) Are there any gym room provided? I'm being told there will be gym room provided yesterday but if I'm not mistaken, it is not stipulated in the brochure.
(iv) Will there be any samaritan, developers or the state government representative to beautify the lake for public usage? Any planning that anyone know of?
(v) What is the travel time during peak hour from X2 to city centre? Any ballpark figure?
(vi) As far as I know, maintenance fees is RM0.11/sqft. How about the years after that? Will we be able to maintain this rate? It will be quite hefty if it is RM0.20/sqft which is about RM480.

1) About the school, i agree that it is too near and shud be moved further away if possible. Maybe we can start a group here (Neutron already got a name list) and raise our concern to the dev. Mind to update urself in the list?
Yes, the total land area of these development for three x2 similar condos, commercials, school and future development is 60 acres under Samik Corporation.
2) i dun think the school will block any view as x2 hv 5 level carparks and the lowest units shud be easily higher than the school.
3) Yes, gym provided in the club-house located in the middle of the open recreation area.
4) What is outside is difficult to control and seems like only state gomen hv the power and resources to do something abt the lake.
5) I did an estimation b4 that the total collection for 660 units is almost RM200K per month based on 0.11 psf, shud be sufficient to maintain for years to come even if collection is 80% only.
