even if there is bumi quota, you still can resell to non-bumi as long as there is no bumi to buy from you over a period of time and after few advertisements.

It should not be an issue if it is not designated a bumi lot. All developments have bumi quota, but they're not bumi lots. There are many bumis who bought and sold to non-bumis. Imagine the market if they can't sell to non-bumis.

3-storey builtup is an overkill, we just don't need that much space smile.gif even 4600sqf is more than necessary, but okay...

I have Schumann duplex and Mozart. I will keep one for own stay.
This is my plan.

1. Sell Mozart and buy studio unit under my duplex + more investment. Provided owner willing to let go tongue.gif
2. Sell my duplex and invest on other project

Compare on the layout, I prefer Schumann duplex+studio, but need floor hack for stairs.

Which one should I keep?
