Sorry to interrupt folks,
Just out of curiosity, when developer asks the purchaser to sign SPA & pay the balance of the downpayment does this mean that the SPA is final? Is there such thing as sign, pay downpayment today... 2 months later an original SPA will be produced ? |

currently Cyberjaya has a very low occupation rate simply because not many people want to stay there. There is (and will get worst) an oversupply of properties...
The developers are just so greedy, they keep building and building..and the master developer of cyberjaya has failed in terms of attracting proper investments such as MNCs to set up large scale operations (just a handful of them there) into cyberjaya. So now they are just interested in any kind of development as long as they can show their "investment into cyberjaya" numbers. They keep approving residential developments cause that is the easiest to sell... The capital appreciation in cyberjaya has been virtually nothing because of this, just look at those who bought the first phase of Schubert years ago, the price has not moved up at all. If this same property was located in say subang for example, they would have gotten 50-70% appreciation already. The developers have become greedy and investors are falling into their trap. Yes cyberjaya has potential, however the situation now is that there is an oversupply and more units keep flooding the market. There is not enough demand to absorb all of this. What is needed is more commercial developments (which are slowing coming in) such as offices, malls, shops, schools, hospitals, public transports, markets etc and no more residential units. Just one development (Lakefront - MCT) is going to have approximately 5,000 units of apartments. 2400 of them are due to be completed by 2018. Happy to see this forum is very active. A lot of great advice from early settlers.. I have just collected my keys for Schubert.. So far so good. Just need some cleaning here and there.. I am still checking but the Handover office is very eager to return my key and close case, it seems.. I am still yet to test the water heater.. Tomorrow perhaps..
Just to share some photos of defect. Hopefully will benefit some other owners too.. Cant wait to start living there.. Love the ambiance around Symphony Hills.. Just a quick questions.. When do you start asking the developer to connect your water and electricity as they have actually collected the payment before collecting the key? Thanks guys!! I will share more of defect findings if any.. 😆 |

Actually, the fact that you already collected the keys should mean that your water and electricity are already connected. If it's not, I suggest getting PHD to look into it immediately. Thanks Ross for reassurance.. So far I dealt with Firdaus simillar arrangement. Just submitted 2nd round of defect findings. Yup the work has been done quite fast to my surprise.. :-)
