currently Cyberjaya has a very low occupation rate simply because not many people want to stay there. There is (and will get worst) an oversupply of properties...
The developers are just so greedy, they keep building and building..and the master developer of cyberjaya has failed in terms of attracting proper investments such as MNCs to set up large scale operations (just a handful of them there) into cyberjaya.
So now they are just interested in any kind of development as long as they can show their "investment into cyberjaya" numbers. They keep approving residential developments cause that is the easiest to sell...
The capital appreciation in cyberjaya has been virtually nothing because of this, just look at those who bought the first phase of Schubert years ago, the price has not moved up at all. If this same property was located in say subang for example, they would have gotten 50-70% appreciation already.
The developers have become greedy and investors are falling into their trap.
Yes cyberjaya has potential, however the situation now is that there is an oversupply and more units keep flooding the market. There is not enough demand to absorb all of this.
What is needed is more commercial developments (which are slowing coming in) such as offices, malls, shops, schools, hospitals, public transports, markets etc and no more residential units.
Just one development (Lakefront - MCT) is going to have approximately 5,000 units of apartments. 2400 of them are due to be completed by 2018. That's just one development, there are so many currently in progress and planned to be launched next 1-2 years...
Just my thoughts..

QUOTE(MrHunter @ Oct 30 2015, 11:51 PM) Recent rebate for limited units were sapued kering kering. Whenever there was unit dropoff due to loan reject there was taken by ppls from waiting list. 1.1xm is seriously a value buy. Last check with the sales person, only left a corner unit which is around 200k more. The rest is priced at 1.3mil already after rebate. 1.6mil is a bit hard to clear at this market. Anyway, no flipping game anymore. Buyer need to change the investment mindset nowadays. Good days were gone. Reality kick in. Hold x 3. CCC masterplan looks great. wow..successful campaign. if u look at the final net price, its still RM 1 million plus, and properties at that price rarely sell like hot cakes..this shows people are still confident with the development and cyberjaya overall. Cyberjaya is a great place in the making, if its goes in the right direction. Still must be careful with the type of developments and infrastructure. CCC is a good example of good planning, need more office and commercial place together with public transport (HSR/MRT etc) to sustain cyberjaya...

QUOTE(ekuinox @ Dec 31 2015, 04:07 PM) To home owners @ SH. I would advice you to check your defects thoroughly before the DLP is over. I had quite a number of defects and some of them from the top of my head - 1) Major leaking problems in different parts of the house. 2) Drain blockage 3) Various wiring problems 4) Broken tiles in various different areas 5) Aluminum door problems 6) Cracks on walls 7) Worn out paint, especially the court yard area 8) smart home switch issues 9) wood flooring damages 10) permanently stained tiles 11) Water heater issues that's all i can think of, for now. You need to check everything thoroughly and vent your disappointment to UEM or else they always blame one another. especially there are multiple parties involved. Such as 1) The Management 2) Project Handover Department (PHD) 3) Project Team 4) Contractor 5) Sub Contractors. Hope this helps. Oh God, so many issues. Hopefully UEM Sunrise puts extra effort in rectifying these kind of defects before handing over to buyers in future...

QUOTE(pradobrutis @ Apr 14 2016, 10:14 PM) The 1 mil unit was snapped up because of its value for money. RM1 mil = 3400 sqft (LANDED) VS RM550K (after rebateS deduction) = 900sqft. (CONDO) Yea I feel the landed is worth it..however those with smaller budget can opt for Verdi la...it's still a great place to buy/stay imo...

QUOTE(Cabinda @ Aug 16 2016, 03:49 AM) i think SH buyers are stronger holding power.. they rather leave it empty than renting it low and destroying the house.. Maybe..and SH has got a more unique premium feel I think

QUOTE(Cabinda @ Aug 18 2016, 04:41 AM) In terms of facilities, yes, SH are more premium... but in term of landscape, greeneries and usable build up size, SEG are much better.. SH architect design wasted lotsa space making it looks much smaller.. Different people got different taste i guess...I prefer SH as well
